SELLER INSIGHT Tucked away on a quiet road in the pretty hamlet of Hatch is Rose Cottage, a beautiful family home that boasts around four and a half acres of lovely grounds. “We believe the house was originally built some

four hundred years ago and it began life as a rather modest two-up-two-down wattle and daub cottage. However, it was greatly extended by a previous owner back in the 1980s, and we too have enlarged it further, so it’s definitely evolved over time and it’s now a really spacious family home,” says the owner. “We bought the property in the 1990s, shortly after my husband left the RAF, so after years of constantly moving home this was a place where we knew we could really settle down.”

“We have around four and a half acres of land in total, which as well as our stunning garden also incorporates several paddocks, a manege , stables, a couple of barns which are currently used for storage, and a cattery with accommodation for up to 38 cats. The cattery business is now really well established and brings in a nice little income, but if the new owners didn’t want to continue with it the pens could be taken down or used for something else. When we bought the property I took the opportunity to buy myself a horse and this has been a fantastic place to keep it because the field is very close to the house so I can always keep an eye out. It’s also a fabulous place for riding. I only have to cross one road then I’m out on the fields where I can ride for miles. That’s something I’ll really miss when we leave.”

“The main sitting room has to be one of my favourite rooms in the house. It has lots of original features so it’s full of character, and when the fire is lit it takes on a really cosy atmosphere.”

“The house is nicely tucked away on a very quiet road on which there are only a handful of properties, and we’re surrounded by mile upon mile of beautiful countryside so it’s a very tranquil spot. However, Sandy is just a couple of miles up the road so all of our day-to-day needs are catered for. There’s also a really nice feeling of community amongst the neighbours; we have summer BBQs together, New Years Eve parties, or we’ll just meet up for a coffee and a chat now and again.”*

“A number of years ago we built a large extension, which we like to call ‘the west wing’. It incorporates two good-size bedrooms and a wet room, and because they’re at one end of the house our daughters enjoyed a good degree of privacy. We now use it for guests, and again it’s nice to have that bit of separation, both for them and us.”

“This house is filled with nothing but wonderful memories so it’s going to be a real wrench to leave,” says the owner. “The property as a whole has given us so much and allowed us to do so many things, and I’m sure whoever owns it next will be every bit as happy here as we have been.”*

The house is lovely to look at. It has these huge chapel-style double front doors, and I remember the very first time we came to view the property, I saw them and fell completely in love with the place. When we moved in most of the walls and ceilings were covered in Artex and a lot of the rooms were pink, so it was definitely a project, but we could see it had lots of potential and so we

set about transforming it into a really beautiful home, and we couldn’t be more proud of the results. It still has lots of its original character and charm, but it’s by no means a museum piece; I’d say that the interior has a really nice mix of old and new styles. And what I particularly love is the fact it faces southwest so it’s always beautifully light and bright inside.”
