About Modular
What is a modular home? A modular home is a home that is constructed in a factory-like setting and then transported to the customers property. It’s simply a home that is built off-site, as opposed to an on-site stick built home.
Is it a mobile home? No, it is not. Mobile homes don’t offer the longevity, quality and resale value of a modular. Mobile homes are constructed on a non removable steel chassis. Modular’s while portable are not on a chassis and once on the foundation are as if they were stick built there.
What are the pros and cons of modular? Modular homes have come along way in the recent years and have become very popular. They offer home buyers a more cost effective option over stick built and mobile homes. Being constructed by the Amish in a factory-like setting means stricter quality control, quicker build times and protection from the elements during construction. There is less cost and down time associated with modular’s and on average they’re up to 15% cheaper than a stick built home.
The down side use to be the lack of customization, but with our timber frame construction our floor plans are fully customizable. This allows the customer to make full use of the interior square footage while achieving the look and functionality they want in a new home.

Need more square footage? Then the Olympic T is the cabin for you! We take two or more portable cabins up to 14x48 and connect them together in a “T”, “L”, “U” or “H” shape giving you up to 2016 sq. ft. It features a 6’ full length built on site porch, bedroom and standard bathroom, master bedroom and bath with tub/shower and walk-in closet, laundry closet, 2 cosmetic dormers, spacious living area, kitchen and 2 lofts. Foundation and Delivery?Customer is responsible for the foundation. We recommend a concrete block crawl space done to our provided plans. Cabins can also be delivered onto basements. The customer is responsible for the 4x6’s and treated seal plates shown on the plans and must be installed prior to delivery.?Due to time restrictions and/or delivery distance porches and other onsite work may not be constructed at time of delivery. Arrangements will be made.?Only 1 set of steps will be provided per porch. Each set will have 4 treads and customer is responsible for additional treads beyond what is provided.?We require a minimum of 16’ of width, 15’ of height and 100’ of length to adequately deliver the cabin. Customer must provide clear unobstructed access to the site and is recommended to provide a 80 hp dozer or tractor during delivery. If a crane is required it will be the customers responsibility to obtain and pay for the crane.?It is recommended that additional insulation be added to the crawl space after delivery. This is the customers responsibility and can be done with spray-in insulation, batts insulation, etc. Due to the transportation process we can not insulate more than the provided r-19 bubble insulation.?It is recommended to have your contractor treat the foundation with an insecticide prior to receiving the cabin.
Working with Wood?Wood expands and contracts with changes in the surrounding humidity and to a lesser degree the temperature. More humid air will cause wood to expand, drier air will cause wood to contract. This movement cannot be stopped. Knowing this please be aware that during these movements floor boards, exterior logs, etc. may shift and separate. This is in no way harmful to the cabin or wood itself and does not create actual gaps. The cabin is still sealed from the outside elements and should only be temporary.?How often you re-apply stain and sealer to the exterior depends on local weather conditions, sun exposure and the color you choose. Lighter colors may need to be applied as often as every couple years where as a darker color could go as long as 4-5 years. It is recommended when re-applying to pressure wash the exterior, allow to properly dry and use a higher quality stain which should allow for longer ware between applications.?When cleaning your wood floors be sure to use a mild soap and warm water. Never use harsh chemicals.
Plumbing?Cabins include the bathroom fixtures, kitchen sink and on demand tank-less water heater. We do not provide or offer the actual plumbing/pipes, plumbing cut out’s and vents. Plumbing should be done by a licensed professional and can only be done after delivery.
HVAC?We offer a wall mounted heat and air unit as an available option. We don’t offer forced air, wood burning stoves, heat pumps, base board heat, split units, etc. Any of these options can be installed by a licensed professional after the cabin is delivered per the customer. We will provide the necessary wiring, if required for your chosen HVAC system.?For warranty/insurance purposes wood burning stoves and flue kits should be installed by the manufacturer or a licensed professional after delivery. Vent-less fire places and heaters are not recommended due to possible moisture build up within the cabin.
Permits?We are approved for zone 4 residential use. The customer is responsible for all permitting required by their county, city and/or state. We will work with your local planning and zoning officials and provide engineered drawings as required. But any and all cost associated with additional materials, drawings, labor, etc. beyond what is standard in order to meet your specific codes are the responsibility of the customer.

I know I’ve said it on numerous occasions, but pictures of these cabins don't even begin to give your cabins the justice they deserve. Small double wide mobile homes cost more, depreciate and are made out of cheaper materials. After dealing with other people you guys are the best in the business.
