A charming Grade II Listed end-terrace cob cottage, oozing with character and historical architectural features, in a convenient location, a short walk from the beaches, shops and amenities, in the seaside town of Teignmouth. Believed to have been constructed in the late seventeenth/early eighteenth century, this fabulous cottage has been painstakingly restored and preserved by the current owners, using environmentally friendly, natural materials, and is beautifully presented throughout with light and neutral décor. Additionally, with sustainability in mind, there is an air-source heat pump providing hot water and heating, along with thermostatically controlled electric heaters and wood-burning stoves downstairs. A glazed door opens into a small porch from which the front door leads into the dining room with its fossil-covered flagstone floor, 18th/19th century ceiling, original painted oak beam and converted antique gas lights. The wonderful, large old kitchen fireplace, fitted with a wood-burning stove, makes a fabulous feature and focal point for the room, the roaring fire bringing warmth to dark winter nights. There is plenty of space for a dining table and seating for six, perfect for a dinner party or a family celebration. The room flows through an archway into the lounge which has exposed 19th century floorboards, dado rails and original 18th/19th century bow window to the front with secondary glazing, providing plenty of natural light. An early brick-floored fireplace with substantial pine and stone mantle surrounds the wood-burning stove and makes another wonderful feature. There are beautiful, antique brass converted gas lights above, and bookshelves built into the recess on one side of the chimney breast.
At the rear of the dining room the original back doorway leads, through the thick cob wall and over the well-worn stone threshold, into the kitchen. The tiled floor, a worktop with tiled splashbacks and modern gloss -white cupboards, contrast with the curving lines of the old exterior walls. There is a built-in fan-oven with an induction hob and integral extractor hood above, a stainless-steel sink with a mixer tap and space beneath the worktop for a washing machine and slimline dishwasher. There is an alcove, perfect for an upright fridge/freezer. A door leads into the bathroom which has a tiled floor and part-tiled walls, a modern suite comprising a bath with a shower above, a WC and a pedestal basin, a built-in cupboard for toiletries above the WC. A Velux window in the high, pine-panelled, sloping ceiling fills the room with natural light. A lower level painted cob wall provides character display shelving along the end wall. A door at the rear of the dining room, next to the large understairs cupboard, opens to reveal a turning wooden staircase rising to the first floor, with a rope handrail and handy overhead cupboard. Halfway up is a concealed spice/salt cupboard, recently rediscovered after more than 30 years. On the first floor, there are two good-sized double bedrooms, both light and airy with exposed 19th century floorboards. The master bedroom has a built-in wardrobe, original ceiling and early panelled door. The smaller bedroom has an early plank and muntin screen with 19th century graffiti to the landing, built-in storage and shelves beneath the stairs and a handy clothes hanging space beside the door. A door off the landing opens to reveal a cupboard containing the hot water thermal store for the air source heat pump. A door at the end of the landing opens onto a staircase rising into a loft room which is fully boarded and provides extensive additional storage, with natural light from a window to the front gable. Please be aware this property does not include any outside space.
