Environmental Review: Categorical Exemption – CEQA § 15332 .

Class 32, In-Fill Development Projects, since the Project

involves construction of a new industrial warehouse

building on a parcel less than five-acres in an urbanized area

on a property zoned for such use, not involving the use of

significant amounts of hazardous substances, where all

necessary public services and facilities are available and the

surrounding area is not environmentally sensitive.

Recommendations & Procedures: Approval of Project No. 16-CDP-03, per Resolution 3782,

which entails:

• The Findings outlined in the Staff Report supporting Project No.

16-CDP-03 “Van Aliso Enterprises” and “L&H Consulting”.

• Determination of project exemption from environmental review

pursuant to Section 15332 of CEQA.

• The Conditions of Approval included as Exhibit A of the staff

report, or as revised by the Planning Commission.

In conclusion, staff recommends that the Commission make the required findings for approval of the project, determine that the project is exempt from environmental review, and approve the project subject to the Conditions of Approval in the packet, or, as modified by the Planning Commission.   That concludes the presentation.
