GOING GREEN AND LOOKING FOR ENERGY EFFICIENCY

OPPORTUNITIES IN HOUSINGBIG PICTURE GOAL• Better Management and Reduction of all energy

consumption, water-sewer, gas and electric at each building including energy usage paid by owner and each resident.

• Reduce costs and minimize the environmental impact • Incorporate Recycle programs to reduce waste wherever

feasible• Use building products that will last for the long term and

provide the best energy savings all within the budget constraints

• Find and use renewable resources whenever feasible, Solar, PV, Wind, etc.

• Leverage any programs/rebates that provide financial incentives for reducing energy consumption or going Green.

• Prioritize based on Payback time/ Return on investment and when making a change in a building product

UNIT Interior

A) Bathroom• Shower head at max 1.5GPM• Faucet aerator .5GPM to max 1 GPM• Toilet replace with .8 GPF, 1.2GPF or double flush• Toilet flapper use 5 Year highest quality flapper at $3 vs. cheap

flappers at $1 last less than one year. Also, for older toilets that 3GPF or larger there is a 1.6GPF flapper option and other conversions that will reduce usage without changing the toilet

• Faucets that will last 15 + years

B) Kitchen• Faucet aerator max 1.5GPM• Energy Star Dishwasher• Faucets that will last 15 + years

C) Washer • Use Energy Star washer if providing in unit• Have common washers changed to Energy Star/front load are

best and are ADA

Check with local utility company and water management authority for rebate or financial incentives.

IRRIGATION

Water Source • Determine what the water source is for irrigation • Potable water is most expensive, verify the irrigation is on a

separate water irrigation meter if no better option. This will avoid sewer costs

• Other sources are to pull from are lake, well, rain storage or reclaimed water

Irrigation• Rain sensor so there is no irrigation when there is sufficient rain• Minimize or reduce time and frequency of operation for each

zone • Use most efficient type of irrigation heads to minimize the water

usage• Properly adjust spray area to avoid watering streets and

buildings

IRRIGATION

Landscape• Reduce or eliminate high maintenance turf and landscaping• Use native landscaping whenever possible, lowest water use• Use native grasses and ground cover • Shade trees also are a plus and can reduce heat on buildings

 Exterior water faucets• Cap and lock, eliminate or otherwise control usage and leaks

Pool• Most pools have leaks• Auto fill does not allow you to identify there is a leak• Need routine check of water loss without auto-fill on

UNIT• Change lighting from incandescent to LED or florescent T-8 or

better, both exterior and interior (see attached calculator of cost/payback)

• Increase attic insulation to minimum R-30 with minimal extra cost to R-40+

• Accessible AC duct sealing and identify and repair any holes or broken lines

• Replace appliances with E-Star • Window tint or solar screens • Install ceiling fans in bedrooms and living room• AC Upgrade to minimum 15 SEER, review Heat Pump or other

options• Window upgrade to insulated, double pane low E• Door seal/weather-strip or replace

Roof • Insulate• Insure proper attic ventilation • Cool, reflective light colors• Overhang for shade• Trees for shade preferably that loose leaves in winter

Flooring• Ceramic tile or other hard surface• Minimize carpeting, prefer closed loop Berber

• At rehab, major or minor

• At major component replacement, a/c, roof, appliances, etc.

• At normal repair and replacement, set a standard for all replacement items

• Specific component upgrade, i.e. water savers cost less than $20/unit with payback in 30 days to 6 months +/-

• When rebates or other incentive programs provide financial incentives
