BUYER’SPROCESS

• Initial interview - we

assess your needs

• Get loan pre-approval

with a Lender of your

choice if obtaining a loan

• Home inspections are a cost

paid by the Buyer. Typically,

inspections run between $700-

$1,500

• Inspections are for major items

only and are not required.

However, they are a good idea

to ensure the home chosen is in

solid working condition

A Buyer’s market occurs when the supply (available properties for sale) exceeds demand (the number of Buyers seeking to purchase properties).

A signed document in the sales agreement that contains a written promise to pay a stated sum to a specified person on a specified date.

A payment made during the onset of a home purchase. The payment typically represents only a small percentage of the total purchase price. Buyers will often pay down payments ranging from 0% to 20% of the total value of the home. A bank or other financial institution will cover the remainder of the costs through a mortgage loan. Down payments are based on the type of home loan a Buyer has obtained.

A Seller’s market occurs when demand exceeds supply (there are more Buyers seeking to purchase properties than there are available homes on the market).

The stated sum detailed in a promissory note, which is deposited with the designated escrow company. This deposit demonstrates the Buyer’s “good faith” in the transaction.

Both the Buyer and the Seller have expenses related to the closing costs.

TIPS TO SELL YOUR HOME

• Remove all clutter from each room to visually

enlarge them

• Keep the yard mowed, raked, fertilized, edged,

and watered at all times

• Remove all toys, unsightly patio furniture,

trash, etc., from the yard

• Lay out fresh bark mulch in your yard

• Shampoo all carpets and vacuum them daily

• Leave all bedroom doors open and lights on

before a Buyer views your home

The vibrant, inclusive city of West Hollywood, is known locally as “WeHo”. The walkable neighborhoods of West Hollywood boast chic bungalow homes and high end condominiums. World famous Beverly Hills is its own city within Los Angeles County. While known for its world class shopping on Rodeo Drive and surrounding streets, Beverly Hills also happens to be a very family oriented community. The city is served by the high ranked Beverly Hills Unified School District. The land, once used to farm lima beans, was incorporated into Beverly Hills in 1914 by a group of investors who had been searching for oil in the area. Malibu, one of the premier beach communities in the country, spans 27 miles along stunning California coast. Malibu is divided into two distinct environments. Its Canyon community is comprised of larger estates with panoramic ocean views, horse properties, and is secluded in the mountains. Its Beach community with gorgeous beachfront properties caters to a laid back lifestyle.
