DIReCTIONSThe land is situated just off the A90, Perth to Dundee trunk road. Approaching from Perth, leave the A90 following the signpost to St. Madoes. Cross over the flyover.

Approaching from Dundee, continue under the overpass and take the turn-off for St. Madoes.

LOCATIONThe subjects are situated to the east of Perth on a fertile and first-class cereal growing area of open, level land between the River Tay and the Sidlaw Hills to the north. The farm lies about 6 miles east of Perth close to the village of St. Madoes. Traditionally the area is noted for the wide range of crops that can be grown and the high yields which are obtained. The Land at Priorlands and Cairnie Mill is situated on the best of this land.

This is a most attractive and colourful area of Perthshire. Perth itself, one of Scotland’s most prominent country cities, is a Cittaslow, Scotland’s first slow city. DeSCRIPTIONThe Land at Priorlands and Cairnie Mill is a ring-fenced block of Grade 3(1) arable land. The land is all non-LFA and has traditionally grown cereals. Optimum growing conditions result in yields of up to 3 tonnes per acre of spring barley and over 4 tonnes per acre of wheat.

ACCeSSThe new access to be formed (shaded yellow on the plan) will be retained by the vendor with a deed of servitude being granted for all agricultural purposes. The vendor will have no maintenance obligations on all rights of access being granted.

INgOINg VALuATIONSThe purchasers of each lot shall, in addition to the purchase price, be obliged to take over and pay for at a valuation to be agreed between two valuers, one acting for each party, or an arbiter provided by the valuers or, failing agreement as the appointment, by the President for the time being of the Royal Institution of Chartered Surveyors (Scottish Branch) the following:

Should such payment not be made within seven days of notification then interest will become payable on outstanding monies at 5% over Bank of Scotland base rate.

STIPuLATIONS

DepositA deposit of 10% of the purchase price shall be paid within seven days of completion of Missives. Deposit will be non-refundable in the event of the purchaser failing to complete for reasons not attributable to the Seller or their Agents. The balance of the purchase price will fall due for payment at the date of entry (whether entry is taken or not) with interest accruing thereon at the rate of 5% above the Bank of Scotland base rate. No consignation shall be effectual in avoiding such interest.

DisputesShould any discrepancy arise as to the boundaries or any points arise on the Remarks, Stipulations or Plan or the interpretation of any of them, the question shall be referred to the arbitration of the selling agents whose decision acting as experts, shall be final.
