two years with current residents’ information, emergency

Welcome to all the new families that have moved into the
Miller Heights neighborhood since January of 2016.
Craig Lilly, our Hospitality Chair, has met many of you or
either dropped off the hospitality package. I encourage
those who may not have sent in their membership to Mil-
ler Heights Neighborhood Association (MHNA) to do so.
On another note, all MHNA members are entitled to the
benefits and products offered by the Congressional Fed-
eral Credit Union located at 10461 White Granite Dr,
Oakton such as: checking, savings, fixed loans, variable
rate line of credit and equity loans to name a few.

What do you think of our new roads in Miller Heights?
VDOT and their contractors have done a great resurfacing of all, not just some, of the streets in the area, including the desperately-needed Miller Road resurfacing.
This was not a patch job this time. The streets were given a first-class makeover. Thank you, VDOT, your contrac-tors Virginia Paving and everyone else responsible!
The contractors were able to keep all the roads open and passable the full time of the resurfacing.
In addition, after the roads were completed, several of us have had our driveways recoated to match our new roads.

A lot of people ask me if I think we are
in a “buyer’s market” or a “seller’s mar-
ket”. After the beating we all took during
the recession, most homeowners in our
area seem to think sellers now have the
edge and can drive a hard bargain with
buyers. They also want to know how much homes have
appreciated in the past year.
I think we’re in a balanced market, which favors neither
side, and appreciation has been rather flat. Not losing
ground, but not gaining much either. Although I hear from
my colleagues that the inventory of homes has been low
this year, I haven’t seen many multiple offer situations. I
find this reassuring, since it means the real estate market
isn’t overheated. We certainly don’t need another episode
like we saw ten years ago of irrational price escalation,
followed by a bust.
When I study the Miller Heights market I look at what has
sold in the previous twelve months, in this case back to
the beginning of August 2015. This community has again
seen 40 homes change hands (it was 39 in my twelve
month look back last year), of which 30 were in what I call
“classic” Miller Heights, the homes built around 1980. On
average those homes sold for $745,000, which is a small
drop from the $762,000 average I noted in my last report
in November 2015. The average time for a home to get a
contract was 53 days, but as you can see from the chart
there were a lot of homes that sold in much less time.
In the newer parts of Miller Heights, like Windsong and
Wheatland Farms, the average sold price of the ten
homes that sold was a lot higher, $1,555,000, and the
time to sell a lot longer, around 103 days. We had a num-
ber of these homes come on the market about the same
time this past spring, and that flooded the market a bit.
These stats all point to a very stable market and steady
demand for homes in our great community. It’s fun to see
a lot of new folks joining us long-term residents (Leslie
and I have been here for 19 years), bringing their energy
and desire to get involved.
I hope you have a pleasant remainder of the summer.
The days are getting longer and despite the heat we
know Fall is right around the corner, with the colors and
cool evenings and parade of school buses in the morn-
ing. I love it!

John Waypa, our Treasurer and Membership Committee
Chairperson, continually updates the MHNA database
as membership forms and dues are received. Currently,
our membership stands at 252 families for the 2015-
2016 dues cycle, a 21% increase from the 2013- 2014
membership level, and the highest membership ever for
the Miller Heights Neighborhoods Association.
If you are not already an MHNA member, please consid-
er joining by using the form on the last page. If you are
currently a member, your renewal and continued support
of our community activities is very important to us. This
is an important civic organization that offers our commu-
nities a collective voice when significant local issues af-
fect us. Notice that the membership dues form is now
for the years 2017 & 2018. We will initiate our dues
drive for 2017 & 2018 in November of this year. All dues
received from this point forward will receive full credit for
the years 2017 & 2018. Current members can consider
paying their 2017 & 2018 dues early, knowing they will
receive full credit for the two years.

Helen Hollingsworth led the Difficult Run
clean up in April and reports they had a nice
turnout. They collected many cans, bottles,
and lots of other trash in the stream itself and
also in the flood plain areas. Look for signs
for the next sometime around Earth Day in April, 2017.

Leslie Lilly is our Landscaping Committee Chairperson.
The corner plot at the Oakton Rd entrance to Miller
Heights has been worked on diligently, having to put
down new mulch, constantly replanting flowers and bush-
es, and repairing the rock wall surrounding the bed when
they were knocked down by errant drivers. Then apply-
ing a little Roundup on the weeds and, of course, some
Liquid fence to keep the deer from browsing the lirope.

Mark your calendars for the Spring 2017 Yard/Garage
Sale scheduled for a weekend in the April/May
timeframe. Any items you consider to be "junk" could be
someone else's "treasure". Yard Signs will be available
in advance of the event and MHNA will publicize the
event for maximum coverage. So join your neighbors in
this money making event sponsored by your MHNA.

Please Slow Down!
As mentioned in our President’s message, speeding in our
Miller heights neighborhood streets is a problem. We
have many children playing in the area and they some-
times chase balls or toys into the street, are riding their
bicycles, or just walking along the sides. We have many
adult walkers and joggers who are sometimes threatened
by speeding drivers. And, school busses will be rolling
soon throughout the area. Our new beautiful streets
seem to be conducive to faster driving also. The new
speed humps, are a little more visible, but this has not
slowed down many of the cars. Please observe the
speed limits.

Mosquito Control
Crime Prevention Officer Wayne Twombly just recently posted the poster below on Nextdoor Miller Heights. Every
resident needs to check their property for likely locations where mosquitos can breed and make sure we are all doing
our best to control this spreading threat. Below is more information from one of the Fairfax County Health Department
sites.
Mosquito season will not end until the first hard frost of the year, so it is important that residents remain vigilant about
preventing mosquitoes around their homes and protecting themselves from bites for the remainder of the summer and
fall. Be sure to tip and toss standing water around your home on a weekly basis and dress to protect by wearing long,
light, loose-fitting clothing and an EPA-registered insect repellent.
Because of ongoing concerns about the Zika virus, the Fairfax County Health Department has been holding a series of
