o say that HNIs prefer to stay in Gurgaon would be like stating the obvious. Gurgaon, after all, is the only location of Delhi-NCR which caters to the affluent with its overall real estate developments. High-end luxury residences, quality retail spaces, state-of-the-art office buildings, it seems Gurgaon is the right answer to those with a wish-list of luxury living and pockets deep enough to sustain not only what is desirable but also what is aspirational. Probably the first city that provided an answer to the wishful thought of walk-to-work, Gurgaon can be described as the city of the affluent, by the developers, for the richie rich. A section of analysts even maintain that Gurgaon has left behind traditional luxury destinations like Mumbai, and the luxury brands, nowadays, prefer to settle in the city rather than other over-saturated markets. People often wonder why the real estate prices are on the higher side in Gurgaon, compared to other locations like Noida or Faridabad. Then, it is the demand and supply cycle of economics that keeps the Gurgaon property market in a dynamic mode. Since, it is the destination and aspiration of the rich and the affluent to settle and do business here, the developers are catering to this demand with more and more upscale and luxury residential projects. This, in turn, is leading to a cycle of quality retail and upscale office spaces being delivered as well. Some believe the security and lifestyle that Gurgaon offers naturally makes it top the list of attractive destination for investors, while capital value growth and the city's perceived safe haven status top the list of factors influencing the HNI investments in the city. The perception may not be in absolute terms, still it is much safer compared to other destinations of the Delhi-NCR. Among Gurgaon's top three factors drawing the attention of the HNIs are the lifestyle on offer in the city, the walk-to-work concept and the quality of life offered through real estate projects. Collectively it lures the rich and taste-conscious buyers to invest in the city. DLF spokesperson Sanjey Roy says the biggest traction point for affluent people in Gurgaon is its thriving economic activity. According to him, the investment in a high-end project has to be in proximity to the work place where one can holistically think of affluent living. Failing this, only the locations that are traditionally meant for second homes will attract the big-ticket investments. "What has always gone in favour of the city of Gurgaon is the fact that most of the Fortune 500 companies are based in this city. It is not that Gurgaon is just a city of the rich or is a holiday home. Though economic activities are taking place in some other metro cities as well, but when it comes to quality living none can match Gurgaon, its luxury quotient or the walk-to-work culture. It is a fine match between luxury living and its sustaining economic activity that makes Gurgaon one of the prime global destinations. Obviously, the rich people prefer to settle in the city due to these reasons," says Roy. That probably explains why other metro cities are lagging behind Gurgaon when it comes to luxe living. There are equally luxurious high-end projects spread across Mumbai, Pune, Ahmedabad and Bangalore, yet none of these cities have attracted the affluent class like Gurgaon. Even the luxury brands flock to Gurgaon as a destination point nowadays rather than other over-glorified metro cities. The question is at a time when other neighbouring markets are picking up equally in the luxury segment, will Gurgaon continue to command the premium and the attraction of the affluent class. Navneet Bhadla, director, Brys Group does not find any competition between Delhi-NCR's one satellite township and the other. She believes such competition only helps the region evolve as a bigger luxury destination. "I feel this is the evolution of the luxury segment in this part of the world where every NCR city is maturing and scaling up to meet the taste of the affluent buyers. It is not that Noida or other cities are picking up on luxury segment and Gurgaon is stagnant; rather every city is upgrading as the club of ultra-HNI is increasing in this part of the world. The developers have the responsibility to cater to their taste, choice and needs," says Bhadla. The reasons why rich people prefer to stay in Gurgaon are many; some established and accepted reasons while others a subject of debate. Yet, Gurgaon real estate seems to be ahead of other cities when it comes to offering customised solutions of luxury living. This is something that seems to pamper the affluent class from across the country. The home is also designed to survive an 8-ritcher scale earthquake and no surprises, has a staff of 600 for maintenance! What's more? When his businesswoman wife Nita Ambani, shops for 25,000 pieces of world- famous 22 carat gold/platinum- trimmed Noritake porcelain crockery from Sri Lanka, you know luxury not only means having deep pockets but also having a taste for the exclusive and the extravagant. So, is luxury a stupendous show of wealth? The answer is not a complete negative. Gone are the days, when luxury meant sprawling bungalows and expensive cars. Today, it is much more and beyond the concrete and tangible aspects of living life king-size. "It is difficult to formulate a standard typology of what constitutes 'luxury', where it begins and ends," says P Sahel, vice- chairman, Lotus Greens Developers. "What is luxury for some may not meet the expectations of others. Homes with multiple spacious rooms and vanity marble flooring, epitomised the notion of a luxury home for a long time. A few years hence, and the concept of luxury evolved to include home cinemas, gyms and indoor swimming pools. The last few years have seen technology creep in and knock on the doors of luxury. As a result, it has become a norm for a luxury home to support features, such as automated biometrics, iris- recognition systems and centralised computer controls that allow you to draw the curtains, switch on the TV and run a bath from the comfort of your sofa. As gadgets and gyms become more common, qualities like space, peace and privacy, are once again defining true luxury," he adds. Thus, luxury living is no longer a fancy address or a residence with a swimming pool for recreation; it is all this and much more and is constantly evolving. "To me, luxury is having the best of the world in my house," informs Neeta S, a resident. "Luxury has transformed from living in a tall, big apartment to being a lifestyle or a way of living. Mumbai, Gurgaon etc. have become the first choice for people investing in luxury living. The demands of connoisseurs of fine living are serenity, security, services, technology and customisation," shares David Walker, executive director of SARE Homes, Gurgaon. With mushrooming luxury abode concepts overpowering the skyline of major Indian cities, like Mumbai, Delhi, Gurgaon, Bengaluru and Pune, it is evident that there is a paradigm shift in how the High Networth Individuals (HNIs) perceive the notion of luxury"Luxury is now a lifestyle rather than just a trend. Gurgaon is a perfect example of how the concept of luxury living has taken the aspiring individuals by storm. We cater to the high-income group exposed to global-living, who want to adopt international standards in their lifestyle. So, the need of designing world-class lifestyle luxury homes is constantly growing," says Pankaj Bansal, director, M3M India. Mumbai-based architect Sanjay Puri, explains, "Luxury to me is the opportunity to design with no restrictive parameters and abstracting spaces to evoke evolutionary perceptions. This luxury would be exemplified if the designs were for large public spaces like museums, educational campuses and large resorts in different parts of the world." Puri emphasises the fact that the concept of luxury has no dimensions or boundaries. What is important is that for connoisseurs of luxury, the buying decision is not just dependent on the quantification of value that can be derived from a house, it is also about an expression of identity and personal preferences. Nifty addresses that with jaw-dropping prices can give a kick to few; modern amenities and branded residences with designer furniture is how luxury may be defined by others. One of the most pressing and important aspects is the aspiration towards a better quality of life that is driving the demand of luxury real estate. "Luxury to me means living luxuriously with my family, in a beautifully designed house where I am able to access anything and everything at my finger tips. Luxury is a lifestyle, where I can aspire to have all the good things in life," shares Ayesha Dodeja, a kitchen design consultant and a budding interior designer who is designing spaces and is a connoisseur of fine living. Today, consumers are more aware and more demanding in their pursuit for the perfect dream home. The developers of luxury homes are also in a constant bid to cater to the ever- growing demands and aspirations of the high-profile customers."These demands can extend from the technologically-equipped living spaces called smart homes, to the best finishing materials, spacious and soothing interiors, to landscaped- living rooms and serene environ called green homes that define a true luxury living experience," informs Rajesh Turakhia, director, Pashmina Developers. A lot goes into luxury abode offerings. For example, tying up with international architects and designers to provide exclusive and ultimate luxury experience. Lifestyle enhancing amenities, such as a home automation system, a club-house, a spa, a jacuzzi, a concierge desk, a private swimming pool and the state- of-the-art gyms, etc., are provided to meet the needs of superior comfort of the consumer. "There is an overall increase in demand in the luxury segment of the real estate market. The customers demand high standards of opulence. With the growing number of ultra HNIs, the rich and the affluent, this segment of the real estate market is set to grow. The developers offer higher quality living spaces and exclusivity that usually demands a premium," adds Turakhia. Gautam Ghanasingh, creative director of Ghanasingh Jewellers, says, "Luxury means comfort. It is also psychological satisfaction. A smart home with a modular kitchen and high-end gadgets, is a good example of luxury as they make our day-to-day life much easier. Making the best use of your time is the greatest luxury." However, the middle-income segment is supported by real demand, which is underwritten by India's long-term growth story; that of a young and growing population, urbanisation, growth in earnings and easier availability of mortgage finance. This presented an excellent buying opportunity as people realised that the cost of housing must increase over time as the components - land and construction costs, are not getting any cheaper. In the second half, confidence has returned and the active political debate around the state elections is giving hope for better governance and a return to high growth rates. Absorption is picking up and we expect it to accelerate." EXPECTED TREND IN OF GURGAON'S REAL ESTATE MARKET IN 2014 The Indian economy is still suffering from a slowdown but Gurgaon managed to do well in 2013. Gurgaon is an attractive destination for group housing, stand-alone developments, commercial spaces and residential complexes and is likely to report significant growth going forward. Experts believe that in Gurgaon, the sub micro-markets of Sohna Road, Dwarka Expressway and new sectors, are on track to become the growth engines for real estate development. A slew of ongoing infrastructure projects, large availability of developable land, comparatively lower property prices, make these locations potential goldmines. "The overall trend for 2014 will follow the wave of new and innovative concepts that were kick-started in 2012 and have been displayed throughout 2013. In the coming year, developers will focus and work towards deliveries to sell the balance units," said Manoj Shrivastava, COO, Homestead India. Experts further believe that a huge growth potential is being perceived for Gurgaon’s real estate market in the coming months. Gurgaon has always been in the forefront of real estate business in India. As a matter of fact, the city is the emerging corporate centre of India. The Gurgaon property market has been facing a slump in concurrence with the global economic meltdown. However, this is a temporary and transient phenomenon. Arora further added that "Gurgaon has emerged as the destination for future investments, and is undergoing a significant transformation owing to infrastructure development, improving connectivity and potential to attract real estate demand across segments - residential, office and retail. It has become the centre of attention as it's a city which is built around corporates. The existence of ample office space, combined with other advantages have led to the corporate growth in the city, which in turn has triggered residential growth." KEY GROWTH DRIVERS IN 2014 The key drivers of growth for the Gurgaon realty sector would be innovation and timely project delivery. Supporting this view, Shrivastava further added, "At present, these two factors aim to restore the faith of the buyers in the market's strength to bounce back. With the hope of the market conditions stabilising, the steady demand in the rise of residential properties will pull the market growth rate up. Gurgaon will also see some new formats coming in, which will be designed keeping in mind the consumers with new, immediate and future needs. So, we will also see a lot of experimentation on the innovative use of space." GURGAON'S PROPERTY PRICE OUT- LOOK IN 2014 Most of the market players believe that a price appreciation of 20 per cent or more is quite possible while buying a property in Gurgaon. However, various property in various segments are available in the area and returns would vary, depending on the property class. Real estate is a cyclical business and it is expected to witness an uptrend in 2014 after a sluggish 2013. THE ROAD AHEAD FOR GURGAON'S REAL ESTATE MARKET Experts believe that external infrastructure de- velopment is a challenge, which has to be tak- en up. Gurgaon's real estate sector has always faced a challenging situation. With 2014 also being the year of the general elections, achiev- ing synergy between economic stability and power stability will be a challenge. GURGAON REALTY 2014...David Walker, executive director of SAREHomes explains, "In the first half of last year,absorption was weak as the buyers andinvestors were low on confidence and adopteda wait-and-see approach. However, themiddle-income segment is supported by realdemand, which is underwritten by India'slong-term growth story; that of a young andgrowing population, urbanisation, growth inearnings and easier availability of mortgagefinance. This presented an excellent buyingopportunity as people realised that the cost ofhousing must increase over time as thecomponents - land and construction costs, arenot getting any cheaper. In the second half,confidence has returned and the activepolitical debate around the state elections isgiving hope for better governance and areturn to high growth rates. Absorption ispicking up and we expect it to accelerate."

EXPECTED TREND IN OF GURGAON'SREAL ESTATE MARKET IN 2014The Indian economy is still suffering from aslowdown but Gurgaon managed to do wellin 2013. Gurgaon is an attractive destinationfor group housing, stand-alone developments,commercial spaces and residential complexesand is likely to report significant growth goingforward. Experts believe that in Gurgaon, thesub micro-markets of Sohna Road, DwarkaExpressway and new sectors, are on track tobecome the growth engines for real estatedevelopment. A slew of ongoing infrastructureprojects, large availability of developable land,comparatively lower property prices, makethese locations potential goldmines.

"The overall trend for 2014 will follow thewave of new and innovative concepts thatwere kick-started in 2012 and have beendisplayed throughout 2013. In the comingyear, developers will focus and work towardsdeliveries to sell the balance units," said ManojShrivastava, COO, Homestead India.

Experts further believe that a huge growthpotential is being perceived for Gurgaon’s realestate market in the coming months. Gurgaonhas always been in the forefront of real estatebusiness in India. As a matter of fact, the cityis the emerging corporate centre of India. TheGurgaon property market has been facing aslump in concurrence with the globaleconomic meltdown. However, this is atemporary and transient phenomenon.

Arora further added that "Gurgaon hasemerged as the destination for futureinvestments, and is undergoing a significanttransformation owing to infrastructuredevelopment, improving connectivity andpotential to attract real estate demand acrosssegments - residential, office and retail. It hasbecome the centre of attention as it's a citywhich is built around corporates. Theexistence of ample office space, combinedwith other advantages have led to thecorporate growth in the city, which in turnhas triggered residential growth."

KEY GROWTH DRIVERS IN 2014The key drivers of growth for the Gurgaonrealty sector would be innovation and timelyproject delivery. Supporting this view,Shrivastava further added, "At present, thesetwo factors aim to restore the faith of thebuyers in the market's strength to bounceback. With the hope of the market conditionsstabilising, the steady demand in the rise ofresidential properties will pull the marketgrowth rate up. Gurgaon will also see somenew formats coming in, which will bedesigned keeping in mind the consumers withnew, immediate and future needs. So, we willalso see a lot of experimentation on theinnovative use of space."

GURGAON'S PROPERTY PRICE OUT-LOOK IN 2014Most of the market players believe that a priceappreciation of 20 per cent or more is quitepossible while buying a property in Gurgaon.However, various property in varioussegments are available in the area and returnswould vary, depending on the property class.Real estate is a cyclical business and it isexpected to witness an uptrend in 2014 after asluggish 2013.

THE ROAD AHEAD FOR GURGAON'SREAL ESTATE MARKETExperts believe that external infrastructure de-velopment is a challenge, which has to be tak-en up. Gurgaon's real estate sector has alwaysfaced a challenging situation. With 2014 alsobeing the year of the general elections, achiev-ing synergy between economic stability andpower stability will be a challenge. Infrastruc-ture has been a concern but of late, the areahas witnessed good work in that sphere andthere is a wider expectation that the city willcontinue to improve infrastructurally.
