Kathy Bryant Realtor® & SRES 509-993-3538

Dear Friend, My name is Kathy Bryant and I am a Seniors Residential Specialist with Keller Williams Realty Spokane. Are you thinking about moving closer to family or closer to relaxation? Are you concerned with how and where to begin? Do you have years of cherished belongings? Are you overwhelmed with questions about what to do? The answers to these and many other questions and concerns are as varied as the individual. I recognize that it often takes years to decide when and if it is time to move. The importance of discussing and addressing these questions early on can not be overstated. One of the biggest mistakes we can make is of missed opportunity. Many people put off until tomorrow what can and should be done today. It is imperative to align yourself with professionals who specialize in assisting senior citizens and their families. It has been with real empathy and caring that my program, ―Your Life, Your Terms‖ was developed. It is meant to empower you and ensure you are in good hands. My mission is to give a gift of knowledge and caring to my clients, my friends. It is my goal to earn your trust and help however I may. I do this by being here to answer your questions, refer you to trusted resources, and support you along the way. Always remember, I am here to help in any way I can. It is my desire to help you live your life on your terms. Sincerely,

Kathy Bryant

Extensive network

Not all Realtors® are the same!

It has become very important for active adults (50+) and seniors with specialized needs to hire a Realtor® who is specially trained in the issues of aging. Seniors Real Estate Specialists are qualified to address the needs of home buyers and sellers age 50+. The SRES designation is awarded to National Association of REALTORS® member agents who have successfully completed its education program.

Most Realtors® with the SRES ® designation work within an extensive network of people who specialize in eldercare issues such as estate planning, tax planning, reverse mortgages and so on, and can refer you to qualified and trustworthy colleagues based on your special needs. Some of the most important decisions you will make in your life will happen as you lay your plans for your retirement years. For most, it takes planning and fine tuning to make the senior years comfortable and manageable. You will run into many decisions and challenges. Having experts on your side to help you determine your needs and prioritize them will go a long way towards alleviating stress and give you guidance during a time you most need it.

One of the first decisions you will need to make is whether to purchase a new home designed to help you age in place or for you to redesign your current living quarters to meet your aging needs. If you are looking to purchase a home or sell your current one, the Seniors Real Estate Specialists® are here to guide you.

A Seniors Real Estate Specialist is trained to help you through your aging in place home search, financial options and changing – sometimes complicated – laws that may be different now from the last time you went through the buying or selling process. An SRES knows the ins and outs of buying a home for aging seniors and, backed by her sensitivity and understanding, an SRES will have the ability to counsel you through financial and lifestyle matters.

Most important, by selecting an SRES, like Kathy Bryant, you will have the confidence of knowing you have someone help you find housing solutions to improve your quality of life while you are relocating, refinancing or selling your home.

Why Choose a Seniors Real Estate Specialist?

July 2, 2006

In today’s world, it’s almost the norm to receive over-inflated promises of service

followed by mediocre results of actual events. This is why it is extremely refreshing to deal with individuals that not only make a commitment to excellence in service, but add a personal touch that make them feel like old friends. Kathy Bryant is such an

individual and I would highly recommend her services. When the decision was made to move my elderly mother to the assisted living facility,

Rockwood at Hawthorne, Kathy Bryant made us a professional promise of services regarding the sale and subsequent move/sale of my mother’s household items.

Included with their proposal was a list of reputable companies in the Spokane area who would help us with the physical move to Rockwood as well as the sale of the leftover household goods. With our permission, Kathy ably took over calling these

companies to arrange moving and sales/ Not only did Kathy meet her promises, but provided a personal level of patience, understanding and kindness to my mother than

can only be expected of close friends and family. She was extremely reliable and kept us well-informed regarding all aspects affecting

my mother’s home and worldly treasures. Since we live in the Seattle area, and were only able to commute to Spokane on a limited basis, Kathy was sensitive to our needs

and communicated with us on a regular basis. Kathy was a constant and stable source of support during an emotional period of transition and I am very pleased to recommend her services.

Very sincerely,

July 29, 2009 Recently my 92 year old mother relocated from her home of 50 plus years to an assisted living facility. The Marketing Director at the facility suggested I contact Kathy Bryant concerning the sale of my mother’s vacated home. We did that, and are extremely grateful for that recommendation. We met with Kathy to review the process for listing and showing the house. She came well prepared and informed us of home values in the area, expected length of time to sell the property, suggested prep work to make the house ―show well‖, how she would market the house, and, important to me, how she would communicate the progress of the listing and sale. Because I was handling the logistics of the sale and lived in California, the communication issue was very important to me. Among the things Kathy did for us after signing the listing agreement was to find a yard care service to improve the outside appearance of the house, and to recommend and contact an estate sale firm to assist with the disposition of many of the items, large and small, that were still in the house. Later, when the home inspection report showed a couple of issues needing attention, Kathy again had qualified and reasonably priced people available to make needed repairs. These services were essential to us, and just several of the many contacts Kathy has at her disposal to assist in the sale of a property. We were more than satisfied with the activity through the house. The informational brochure she prepared and distributed was well done and effective. She kept us up to date on showings. She gave us a realistic picture of how long the process would probably take to receive an appropriate offer. Her knowledge of property values, sales timelines, and her ability to recognize realistic and viable offers was invaluable. We ultimately received very close to a full price offer from a qualified buyer, experienced a trouble free escrow process, and closed on time.

One last point: explaining to a 92 year old person that has not sold a house in over 50 years just how the process works is difficult. Kathy was patient, and described the process in terms that were easy to understand. She specializes in sales for ―seniors‖ and understands the special needs they may have. If you are in this position, Kathy would be an excellent representative and agent for your transaction. We cannot thank Kathy Bryant enough for her competence and care in working with us to sell a revered home. We recommend her without reservation – someone who will complete your property sale efficiently and compassionately. Sincerely, Bruce Werner

How I Have Helped Others...

Is it time to sell? Is it time to down-size? Making the decision to sell the family home is a difficult one. The decision is emotional for you, your children, and sometimes even your grandchildren. I want to

help. I am a Seniors Real Estate Specialist, and want to be an advocate for you and help you decide whether it is time to sell your home.

Downsizing to a smaller, low-maintenance property can have many benefits. In addition to having more time and money, it can be easier to live in a home without

stairs to climb or in a home that is accessible. When you're thinking of downsizing to a smaller home, here are some important

questions to ask.

Does your home provide the best environment for the physical needs you have?

Are you having trouble performing the routine maintenance of your large home?

Is it difficult finding workers and service people to help you take care of your existing home?

Is your home isolating your from friends who already moved to a smaller home?

Are finances keeping you from enjoying the home you've loved for so many years?

Do you feel you have adequate security where you are?

Do you feel you have proper access to medical care in your present home?

Don’t try to downsize your belongings on your own. Share this project with family members and friends. I care about you, and about letting you decide how to get

where you want to be—by listening and lending support.
