LOCATION Ramsey is a traditional Fenland market town situated

11 miles north of Huntingdon, 9 miles east of the A1

(via the B660) and 13 miles south-east of

Peterborough. The town has a population of

approximately 9,000 and benefits from a much wider

catchment area. As well as an established town

centre, Ramsey has a commercial and industrial

estate located on the Stocking Fen Road together with

a substantial Tesco Superstore.

end of the Great Whyte, close to the junction with

DESCRIPTION The property comprises a traditional two-storey 19th

Century Grade II Listed building. It is a former

banking hall of brickwall construction under a tiled

roof and benefitting from several period features

including sash windows and first floor bay windows.

The ground floor comprises approximately 235.70 sq

m (2,537 sq ft), which also benefits from additional

cellar storage and incorporates a number of meeting

rooms, a strong room and a rear access.

The first floor comprises a self-contained residential

flat which can be accessed by way of an internal door

from the rear of the banking hall, or by way of a

separate external access. The flat extends to a total

area of approximately 65 sq m (700 sq ft) and

comprises 2 bedrooms, living room, bathroom and a

kitchen.

PLANNING

The property has most recently been used as a

banking hall falling under Class A2 of the Town &

Country Planning (Use Classes) Order 1987. As such,

it is suitable for a range of financial services, however,

alternative uses falling within Classes A1 (General

Retail) would also be permissible.

Alternative uses falling within Classes A3 (Restaurant

and Café), A4 (Public Houses and Wine Bars) or A5

(Hot Food and Takeaway) will also be considered,

subject to obtaining the necessary planning consent.

LISTED STATUS The building is Grade II Listed, English Heritage

Building (1) TL2886-2986.

BUSINESS RATES

We have made online enquiries of the VOA website

and understand the Rateable Value for the property is

£17,500 per annum.

For the year commencing 1 April 2018 rates will

normally be charged at 49.3p in the pound if the RV is

£51,000 or more, and 48p if the RV is below £51,000.

However, the amount payable may be affected by

transitional adjustments or reliefs that may be

LEASE TERMS

The property is available by way of a new lease on
