In 2001, Dan Stanbrough recreated a name that is synonymous with central Iowa real estate: Stanbrough Companies - with it's familiar "black and gold" signage - is back. The Family Tradition

Dan said father Gene Stanbrough introduced new methods of marketing real estate to the city, sponsoring the first television show in the early 1960s dedicated to showcasing available real estate offerings. Gene was the first realtor to open a "branch" office in the city, and we were the first to market available real estate through color tabloids. Stanbrough Realty, with its distinctive gold signs and black lettering was a family-operated enterprise through the 1960s and early 1970s playing a part in Des Moines' great comeback era of the late 1970s and 1980s. And through the family name has been in the real estate market ever since the start on New Years Day 1960, the name itself is undergoing a renaissance as a business icon. Stanbrough Realty changed its name to First Realty in 1983, with Dan as president, grew to 700 sales associates in 60 offices; the family company was later merged into a regional financial institution. "In 2001, my two sons were in their early 20s and interested and already both investing and building. We decided to bring the family name back into the market, something people hadn't seen in many years. I was encouraged to see how much familiarity our name still had in the community as a real estate company." Gold and black is back!

The City of Pleasant Hill has formed a unique partnership to build upon its economic development efforts.

On June 12, the City Council unanimously approved an agreement with Ferguson Commercial Real Estate Services to assist the city in analyzing market opportunities and directly targeting compatible users and developers. The agreement secures the services of Mike Macri lll, an established Des Moines Metro commercial broker that specializes in building the long term relationships needed in economic development. Macri represents both national and regional clients and has extensive experience with warehousing, retail, hotel, and restaurant projects.

Forming the relationship took several months because of the unique relationship. The City has a strong history of economic development that includes work with the Pleasant Hill Development Corporation and Eastern Polk Regional Development. Macri’s work is designed to supplement existing operations and he will be working closely with City Staff and Eastern Polk Regional Development’s Executive Director, Fred Hollister. Former Pleasant Hill councilman, Bill Lack, deserves much of the credit for the arrangement. Lack and Macri initiated conversations about the concept nearly a year ago in a networking group.

Pleasant Hill

The one-year agreement has two major components. In phase I, Macri will be completing an intensive study of the local market conditions that includes detailed spending habits and radius requirements for targeted retail users. The study will also include review of the City’s existing development regulations to provide input on potential modifications that could reduce burdens on development costs without sacrificing quality or community goals. Macri will also be performing financial analysis of incentive efforts for the City. Following this trade area analysis and financial work, Macri will develop a marketing package for the community. Macri will be working directly with City staff and the City Council throughout phase I of the project.

After phase one, Macri’s compensation will be commissioned based. Similar to a typical real estate transaction, the commission will be paid by private developers, land owners and businesses as a procuring broker fee should Macri deliver a buyer to property in Pleasant Hill. The efforts in this phase are not intended to compete with existing realtors and brokers in the area, but rather to focus on bringing additional buyers to existing agents and sellers.

This commission-based phase two acts as an added motivation for Macri’s success which is a win-win for both Macri and the future of Pleasant Hill.

PPleasant Hill is a family oriented communityof 8,785 residents located just east of Des Moines, Iowa. The City is one of the youngest communities in Iowa having just been incorporated in 1956. We are the closest suburb to downtown Des Moines while at the same time having the best rolling and wooded terrain in Polk County.

The City is situated at the intersection of Iowa 163 and US Highway 65, part of the Des Moines metropolitan Area’s freeway system. Along with the entire metro area, Pleasant Hill has experienced rapid growth with a population increase of 73% over the past ten years. Pleasant Hill is less than ten minutes from downtown Des Moines and the Iowa State Capitol and fifteen minutes from the Des Moines International Airport.

Entertainment and recreation abound in Pleasant Hill on the east side of Des Moines, with a multiplex movie theater, multiple golf courses, bowling alley, 40 acre Copper Creek Lake, and the Gay Lea Wilson Trail providing access into Des Moines and the City of Altoona.

Pleasant Hill is a community that prides itself on its quality of life and services while positioning itself for continued quality growth. The City has developed a corridor plan for University Avenue/Highway 163 to create a master plan to assemble and develop high quality projects that include office, retail, mixed use, and residential.

The community is home to the new Southeast Polk High School, middle school, and sixth grade center and all of the new residential developments in the community are served by the district.
