First homebuyers March 2013 First homebuyers drove the market recovery in 2012 and are expected to play a strong role in 2013. We've all heard the advice: find out what you can afford before you start looking, so this newsletter is dedicated to other useful, straight forward tips for people entering the market for the first time.

Be prepared to compromise. Be realistic - if you're living in your parents' fantastic 4 bedroom 2 bathroom home with a theatre room, pool and alfresco area, remember that they worked their way up to that. Their first home may have been a one bedroom flat. First homebuyers can't always start at the top, your budget may allow for an apartment, or you may need to move to a newer or more outlying suburb to be able to afford that 4x2. Be aware that that you will never find that perfect property. View it as the first rung on the property ladder, a stepping stone to other things. It may not be ideal, but it can be an ideal stepping stone. That said, buy in the best area you can afford, and make sure that if you had to resell quickly, the property would be attractive to other buyers. Offer and acceptance We all want to save money and grab a bargain, but make sure your first offer is realistic and not cheeky or you could end up upsetting the seller. They may choose not to negotiate and if you really want the property you may end up paying more than you could have. Remember that they don't have to accept your offer and they don't have to negotiate. Don't skimp on inspections Arrange for a building inspection to make sure the property is structurally sound. Why wouldn’t you spend $400 on a report that could potentially save you thousands of dollars? Be aware that there is a difference between structural issues and cosmetic defects, and while the seller may have to correct structural problems, they are not obliged to address cosmetic issues. Also get a pest inspection, or insist on one as part of the contract.

Make sure you carry out a final inspection before settlement and learn how to work the reticulation, airconditioning etc. Ask for instruction manuals. Check all the electrical outlets work. Make sure the seller has met all the conditions on the contract so that settlement can take place. It is much, much harder to get them to fix things once the property has changed hands. Again, don't get carried away by little things - the seller does not have to change blown light globes, or sweep spider webs from under the eaves, but they do have to make sure things like the pool pump are working, or that there are remotes for the electric garage door. Take care with the contract Check the fittings and fixtures and find out what is included with the property. Don't assume that things like the dishwasher or pool cover will come with the property. Ask lots of questions, and when you and the seller agree on things, get them written into the contract.

First finance facts Save a deposit - the bigger the better. 20 percent of the purchase price plus some extra to cover costs is ideal, but not always possible. You can buy a property with as little as a 5 percent deposit, but you will face extra costs like the lender's mortgage insurance. Be aware that this only protects the lender if you default on the mortgage. You will need to get your own mortgage protection insurance and income protection insurance to cover yourself in the event of loss of employment or other emergencies. Get your finances in order. Reduce debt and save, save, save. Reducing debt involves more than paying off other loans, did you know that credit card and store card limits count towards your debt even if you pay them off in full each month? A $5,000 limit on a credit card and a $1,000 limit on Myer card equals $6,000 of debt to a lender. So pay them off and cancel them if they will affect your ability to get a loan. Broker or banker. Most of us tend to go to the bank, but they can only offer you their lending products, and they may decide you don't meet their criteria. A broker can help determine what you can afford, will discuss a range of loan options with you to determine what best suits your situation and then present your application to several lending institutions. They can often get you a better deal than you could on your own. Interest rates may be low, but make sure you can cover payments should rates rise. Also make sure you get building and contents insurance to protect your valuable new asset.

First home buyers cont. If there are things that need fixing, make sure they are noted as a condition on the contract. Make sure all names and addresses are correct as this can cause problems at settlement. Be settlement savvy When you buy a new home you often want to move in as soon as possible, but it is better to give yourself plenty of time for settlement. For example, delays can occur during the finance approval process, and you may want to make sure the seller has time to meet any conditions. Five weeks is a reasonable time for settlement. Also don't try to save money by choosing the cheapest settlement agency. You often get what you pay for and you want a settlement agent who is proactive, keeps you up to date, and will act quickly to avoid any delays. Ask friends and family for recommendations and choose a settlement agent before you start looking at homes so that you are not caught having to make a quick decision when you have made an offer. Get your grants There are a range of grants and concessions available to first homeowners, so take advantage of them where possible. The first homebuyers grant is $7,000 for established homes valued under $750,000. There is a range of conditions, so be aware of these. For example, if you are buying a property with a spouse or de facto partner and they have already owned and lived in a residential property you will not qualify for the grant. First homebuyers are also exempt from stamp duty on purchases up to $500,000 and stamp duty is pro-rated at a discounted rate for purchases from $500,000 to $600,000. The Home Buyers Assistance Account also provides a grant of up to $2,000 towards some of the expenses related to buying a home or partially built home, such as settlement agent fees, mortgage registrations fees, loan establishment fees, and mortgage insurance premiums. Conditions apply, including that you must purchase your property through a licensed agent and the purchase price must be $400,000 or less.
