AgentOwned Realty is a group of real estate companies that works in tandem with several
ancillary sister companies.
When agents use these sister companies, operating costs are reduced, and more profit is
left for the shareholders.
Agents are shareholders in their real estate company and share in the profits. And, some of our sister companies offer additional monetary benefits to agents each time their services are
used.
AgentOwned Realty is managed
by the Service Company and provides
ownership without risk.

There is a difference between working with someone who is employed by a company and someone who owns it. Company owners know their names
are on the line every time they are in contact with the public.
Boyd completed his undergraduate and master’s degrees from Clemson University before earning his
doctorate in statistics from Virginia Tech in 1969. A faculty position at MUSC brought the Loadholts to
Charleston in 1970. In 1986, Boyd left MUSC as a tenured professor to become the chief operating
officer of Coldwell Banker, Charleston.
Graduating from Winthrop University with a bachelor of science in mathematics and a minor in
education, Liz taught high school in Liberty and Estill, SC, for three years. After moving to Charleston,
she focused on her children and competitive tennis. Liz received her real estate license in 1976, and
within six months, she became a leader in the market.
Liz and Boyd opened The Liz Loadholt Company in 1978. Four years later, they purchased the Coldwell
Banker franchise for the Charleston area, becoming Coldwell Banker Loadholt Realty. After their
franchise achieved status as the leading realty company in the Tri-County area, the Coldwell Banker
organization purchased it in 1986, and Liz and Boyd entered the corporate world. Again, they set new
standards for excellence in the industry and ran one of the most successful wholly owned Coldwell
Banker divisions. But their desire to work for themselves never left. And, realizing that many real
estate agents shared these aspirations to own their own company, Liz and Boyd launched
AgentOwned Realty in 1992.
Through their tireless efforts and leadership, AgentOwned Realty has flourished. The company
continues to evolve in ground-breaking fashion to promote the interests of the agent-owner.
Liz and Boyd still greet each day with the passion and enthusiasm that has made them so successful.
Married in 1963, Boyd and Liz Loadholt have made Charleston,
SC, their home for most of that time. They live on a tree farm
in Mount Pleasant, SC. Both of their children, Claude Loadholt
and Liza Loadholt-Valero, have homes on the property. Liz and
Boyd enjoy spending time with their grandchildren, caring for
their tree farm and shag dancing.

Property ManagementWe currently manage more than 1,100 properties in the
Charleston area, and agent-owners can be actively engaged in
the properties you refer to our Property Management Division.
Each month, you earn 45% of the monthly management fees.
(Bring in 10 properties with an average monthly rental of $1,300
per month, and earn $585 per month (based on a 10%
management fee).
Estate PlanRecruit and sponsor experienced agents and maximize your

Title InsuranceAgentOwned Realty owns and operates the only realty-based
title company in the state. When you work with a buyer or seller,
our Title Division pays you $50 for obtaining a copy of the
previous title policy. In this manner, we are able to offer your
buyer a reissue credit on his new title policy, thus reducing his
closing cost.
Home WarrantiesWe own Global Home USA, and when you sell and process a
warranty, you earn $60 on each policy for naming the appliances
conveyed with the property.
TrainingEvery two years, agents are required to complete 16 hours of
continuing education. Each 4-hour class costs $40. Unlike other
agencies, AgentOwned Realty covers the cost of these classes
for its agents.
Mentoring ProgramWith AgentOwned Realty’s mentoring program, you have the
ability to mentor new agents through their growth and learning
process, personally earning $2,700 off of their first $30,000 in GCI.
Personal Purchases - 100% Commission*Your living is made selling real estate. Your wealth is made by
buying and investing in real estate. All personal purchases and
sales are paid out to you at 100% commission every time.
*One standard commission sale is required before benefit
becomes available.
MarketingMost marketing services are provided to you at no cost - you only
pay postage. Just Listed/Sold postcards, brochures, business
cards, flyers and more are all provided by your office.
Office OwnershipEach sales associate is a shareholder in his respective office. On a
quarterly basis, the offices distribute available profits. Office
profitability is enhanced not only by an agent’s commission
income, but also by the use of our sister companies for mortgage,
title insurance, homeowners insurance, property management,
and warranty services.
Teams - Unlimited Earning PotentialBuild your own real estate team under the AgentOwned Realty
umbrella of support services. The income possibilities to you as a
team leader are unlimited. Our team concept also can be used to
create powerful two-people partnerships.
AgentOwned Realty’s commission programs have the most aggressive splits of any full-service real estate company in the marketplace. Our most productive agents pay-in a maximum of $15,000 per year on $90,00 or more in GCI.

How it WorksSponsor an unlimited number of agents in your first level. The width is unlimited and pays six levels down. Sponsor agents for any office, regardless of your own office location.
Bonus: Exceed the number of agents needed in a Tier 1 level and that level bumps up to Tier 2. (You must maintain the required number of agents per level to receive the Tier 2 bonus amounts).
Limit: When an agent caps, the payout also caps for that agent.
Payout: The month following the end of each quarter.

How it WorksSponsor an unlimited number of agents in your first level. The width is unlimited and pays six levels down. Sponsor agents for any office, regardless of your own office location.
Bonus: Exceed the number of agents needed in a Tier 1 level and that level bumps up to Tier 2. (You must maintain the required number of agents per level to receive the Tier 2 bonus amounts).
Limit: When an agent caps, the payout also caps for that agent.
Payout: The month following the end of each quarter.

Property ManagementWe currently manage more than 1,100 properties in the
Charleston area, and agent-owners can be actively engaged in
the properties you refer to our Property Management Division.
Each month, you earn 45% of the monthly management fees.
(Bring in 10 properties with an average monthly rental of $1,300
per month, and earn $585 per month (based on a 10%
management fee).
Estate PlanRecruit and sponsor experienced agents and maximize your

Title InsuranceAgentOwned Realty owns and operates the only realty-based
title company in the state. When you work with a buyer or seller,
our Title Division pays you $50 for obtaining a copy of the
previous title policy. In this manner, we are able to offer your
buyer a reissue credit on his new title policy, thus reducing his
closing cost.
Home WarrantiesWe own Global Home USA, and when you sell and process a
warranty, you earn $60 on each policy for naming the appliances
conveyed with the property.
TrainingEvery two years, agents are required to complete 16 hours of
continuing education. Each 4-hour class costs $40. Unlike other
agencies, AgentOwned Realty covers the cost of these classes
for its agents.
Mentoring ProgramWith AgentOwned Realty’s mentoring program, you have the
ability to mentor new agents through their growth and learning
process, personally earning $2,700 off of their first $30,000 in GCI.
Personal Purchases - 100% Commission*Your living is made selling real estate. Your wealth is made by
buying and investing in real estate. All personal purchases and
sales are paid out to you at 100% commission every time.
*One standard commission sale is required before benefit
becomes available.
MarketingMost marketing services are provided to you at no cost - you only
pay postage. Just Listed/Sold postcards, brochures, business
cards, flyers and more are all provided by your office.
Office OwnershipEach sales associate is a shareholder in his respective office. On a
quarterly basis, the offices distribute available profits. Office
profitability is enhanced not only by an agent’s commission
income, but also by the use of our sister companies for mortgage,
title insurance, homeowners insurance, property management,
and warranty services.
Teams - Unlimited Earning PotentialBuild your own real estate team under the AgentOwned Realty
umbrella of support services. The income possibilities to you as a
team leader are unlimited. Our team concept also can be used to
create powerful two-people partnerships.
AgentOwned Realty’s commission programs have the most aggressive splits of any full-service real estate company in the marketplace. Our most productive agents pay-in a maximum of $15,000 per year on $90,00 or more in GCI.
Liza Loadholt-ValeroArt ValeroPrograms Director,Websites
There is a difference between working with someone who is employed by a company and someone who owns it. Company owners know their names
are on the line every time they are in contact with the public.
Boyd completed his undergraduate and master’s degrees from Clemson University before earning his
doctorate in statistics from Virginia Tech in 1969. A faculty position at MUSC brought the Loadholts to
Charleston in 1970. In 1986, Boyd left MUSC as a tenured professor to become the chief operating
officer of Coldwell Banker, Charleston.
Graduating from Winthrop University with a bachelor of science in mathematics and a minor in
education, Liz taught high school in Liberty and Estill, SC, for three years. After moving to Charleston,
she focused on her children and competitive tennis. Liz received her real estate license in 1976, and
within six months, she became a leader in the market.
Liz and Boyd opened The Liz Loadholt Company in 1978. Four years later, they purchased the Coldwell
Banker franchise for the Charleston area, becoming Coldwell Banker Loadholt Realty. After their
franchise achieved status as the leading realty company in the Tri-County area, the Coldwell Banker
organization purchased it in 1986, and Liz and Boyd entered the corporate world. Again, they set new
standards for excellence in the industry and ran one of the most successful wholly owned Coldwell
Banker divisions. But their desire to work for themselves never left. And, realizing that many real
estate agents shared these aspirations to own their own company, Liz and Boyd launched
AgentOwned Realty in 1992.
Through their tireless efforts and leadership, AgentOwned Realty has flourished. The company
continues to evolve in ground-breaking fashion to promote the interests of the agent-owner.
Liz and Boyd still greet each day with the passion and enthusiasm that has made them so successful.
Married in 1963, Boyd and Liz Loadholt have made Charleston,
SC, their home for most of that time. They live on a tree farm
in Mount Pleasant, SC. Both of their children, Claude Loadholt
and Liza Loadholt-Valero, have homes on the property. Liz and
Boyd enjoy spending time with their grandchildren, caring for
their tree farm and shag dancing.
