What if the mobile home renter stops paying rent will AHA default on my loan payment, how will AHA be able to pay my loan?

AHAownsmanymobilehomesinthesoutheastUnitedStatesandsubsidizesvacancieswithotherrevenuescollected.Furthermore,AHAhasnothadamobilehomeremainvacantformorethan13days.

What happens if AHA does default on my loan?

Unlikely,but there is risk inany investment,andthat iswhyAHAhassecuredeach loanwitha20%-25%cushionabovetheprincipalloanamounttoinsurethatintheeventofdefaultthemobilehomecanbeeasilysoldfortheprincipalamountoftheloan.Furthermore,NADAvaluesareattachedtoeachloandocumentshowingthevalueasestimatedbyNADA.

AHAownsmanymobilehomesandinordertofacilitatethegrowthofthecompany,AHAneedscapital.Be-causeofthehighreturnoninvestmentofalreadyownedmobilehomesAHAisabletopassamajorityofthereturnontoinvestorsinordertofilltheimmediatecashneedsofexpansion.Simplyput,AHAisabletocovertheloanpaymentswiththerentalincomeofthemobilehomes.

PROMISORY NOTE

$12,000.00 March 1, 2012

FOR VALUE RECEIVED the undersigned, Affordable Housing Acquisitions, LLC, promises to pay to theorderofJohnDoe,theprincipalsumofTWELVETHOUSANDANDNO/100DOLLARS($12,000.00),withinterestfromthedateofexecutionofthisNote,attherateofTwelvepercent(12%)perannumamortizedover30monthsuntilpaidoruntildefault,bothprincipalandinterestpayableinlawfulmoneyoftheUnitedStatesofAmerica,atsuchplaceasthelegalholderhereofmaydesignateinwriting.Itisunderstoodandagreedthatadditionalamountsmaybeadvancedbytheholderhereofasprovidedintheinstruments,ifany,securingthisNoteandsuchadvanceswillbeaddedtotheprincipalofthisNoteandwillaccrueinterestattheabovespecifiedratefromdateofadvanceuntilpaid.

Paymentsofinterestandprincipalshallbedueandpayablemonthlyonthe1stdayofeachmonth.Themonthlypaymentshallbe$500.00.

Unlessotherwiseprovided,thisNotemaybeprepaidinfullorinpartatanytimewithoutpenaltyorpremium.

Intheeventof(a)defaultinpaymentofanyinstallmentofprincipalorinteresthereofasthesamebecomesdueandsuchdefault isnotcuredwithin10(ten)days fromthedateofnoticeof suchdefault,or(b)defaultunderthetermsofanyinstrumentsecuringthisNote,andsuchdefaultisnotcuredwithinfifteen(15)daysafterwrittennoticetomaker,thenineithersucheventtheholdermaywithoutfurthernotice,declaretheremainderoftheprincipalsum,togetherwithallinterestaccruedthereonand,theprepaymentpremium,ifany,atoncedueandpayable.Failuretoexercisethisoptionshallnotconstituteawaiveroftherighttoexercisethesameatanyothertime.

UpondefaulttheholderofthisNotemayemployanattorneytoenforcetheholder’srightsandremediesandthemaker,principal,surety,guarantorandendorsersofthisNoteherebyagreetopaytotheholderreasonableattorney’sfeesnotexceedingasumtofifteenpercent(15)oftheoutstandingbalanceowingonsaidNote,plusallotherreasonableexpensesincurredbytheholderinexercisinganyoftheholder’srightsandremediesupondefault.TherightsandremediesoftheholderasprovidedinthisNoteandanyinstrumentsecuringthisNoteshallbecumulativeandmaybepursuedsingly,successively,ortogetheragainstthepropertydescribedintheDeedofTrustoranyotherfunds,propertyorsecurityheldbytheholderforpaymentorsecurity, inthesolediscretionoftheholder.Thefailuretoexerciseanysuchrightorremedyshallnotbeawaiverorreleaseofsuchrightsorremediesortherighttoexerciseanyofthematanothertime.

ThisNoteistobegovernedandconstruedinaccordancewiththelawsoftheStateofFlorida.
