PROJECT REPORT
1.0 Introduction
M/s Ecogreen Buildtech Pvt. Ltd. has planned a group housing project “Sikka Kaamya Greens”
at plot No. GH-02 B, Sector-10, Greater Noida, U.P. M/s Ecogreen Buildtech Pvt. Ltd. has
obtained the environmental clearance for development of group housing project from SEIAA,
U.P. vide letter no 1462/Parya/SEAC/2559/2015/DDY dated 3rd
December, 2015 and Consent to
Establish from UPPCB vide letter no. F88479 C-1/NOC-1147/2016/77 dated 5th
October, 2017.
Construction of the project has been initiated as per the EC accorded by SEIAA, U.P. Approx.
50% of construction works are completed at the site as per accorded EC. However there are
some minor changes proposed in project planning due to which minor changes in built-up area,
nos of dwelling units and ground coverage are envisaged. Minor change includes change in
design of one sub-tower and construction of this modified sub-tower is not initiated till date. Due
to this change there will increase of approx. 2985.4 sqm in the built-up area of the project.
Proposed project design incorporates all the environment management measures including
sewage management measures, utilities, waste management system and green belt and green
area.
M/s Ecogreen Buildtech Pvt. Ltd. now intends to obtain the amendment in the earlier EC letter
issued to incorporate the minor changes in the planning as per requirement of EIA Notification,
2006 as amended.
1.1 Environmental Legal Framework
Proposal is to obtain the amended environment clearance for the group housing project for which
environment clearance has already been obtained from SEIAA, U.P. in 2015 under EIA
Notification, 2006. Built-up area of the project after modification in planning will be 1,29,847.64
sq m thus the project thus the project falls under activity 8 (a) of schedule I of EIA Notification
and is categorized as Category B2. As per EIA Notification, 2006, this project should be
appraised at state level but due to absence of U.P. SEIAA presently, the project is being
submitted to MoEF&CC for consideration for grant of amendment in Environment Clearance
under EIA Notification, 2006. As per the EIA Notification, 2006, Ecogreen is regularly
submitting the six monthly compliance report of the conditions as given in EC letter awarded for
the project.
Other than EIA Notification, 2006, other Acts applicable to the project includes Air Act, 1981 &
Water Act, 1974. M/s Ecogreen Buildtech Pvt. Ltd. has obtained the Consent to establish for the
project prior initiating the construction activities. The acts & rules applicable to the project are

1.2 Location and Land use of Project Site
Project site is spread over an area of 22565.44 sq m (5.6 acres) and entire site is in possession of
M/s Ecogreen Buildtech Pvt. Ltd. Site is located at plot No. GH-02 B, Sector-10, Greater Noida,
U.P. Location map of the project site is given in Figure 1. Geographical coordinates of the
centre of site is 28°34'8.39"N & 77°28'42.65"E. Geographical coordinates of all four corners of
the site is given in Table 1 and Figure 2. Land use of the project site is residential as per the
Greater Noida Master Plan, 2021. Master plan of Greater Noida, depicting the project location is
given in Figure 3. As per the land-use, Ecogreen has planned residential colony at the project
site.

1.3 Surroundings and Connectivity of Project Site
Project site is located at plot No. GH-02 B, Sector-10, Greater Noida, U.P. Surroundings of the
project site is urban and is surrounded by residential colonies and villages majorly. Site abuts the
park & green belt in South direction and a park of app. 12.5 is planned to be developed by
GNIDA acres at 140 m from site in North direction. Details of surrounding features of the site
are given in Table 2.
Project site is well connected by roads. A 24 m wide sector road abuts the project site in East
boundary. This road connects the project site to Vaidpura Link Marg which is at app. 100 m
from site in South direction. Vaidpura Link Marg connects site to 130 m wide Greater Noida-
Noida link road which connects project site to other sectors of Greater Noida, Noida and Delhi.
Nearest highway to the site is NH-91 located at 4.3 km in East direction. A metro rail corridor of
30 km from Noida to Greater Noida is proposed and the nearest metro station to the site will be
Sector-71 Noida which is accessible to site vide 130 m Greater Noida-Noida link road. Nearest
railway station to the site is Dadri Railway station at app. 6.7 km from site in SE direction.
Ghaziabad Railway station is app. 10 km from the site in North direction. Nearest airport to the
site is Indira Gandhi International Airport which is at app. 36 km in west direction. Details of
connectivity to the site are given in Table 2. Connectivity map of the site is given in Figure 4.

1.4 Project Cost
Estimated cost of the project is approx 220 Crores including land and development cost.
1.5 Area Statement
Project site is spread over area of 22565.44 sq m. Project involves development of 2 residential
towers, i.e tower 1 & 2 (Sub-Tower 1 A, 1 B, 1 C & 1 D and Tower 2 A, 2 B, 2 C & 2 D) along
with the community building and other support facilities. There is minor modification in design
of one sub-tower, i.e. tower 1 C. Design of the tower 1 C is modified and now is being built as
Tower 3 and tower 1 D is renamed as tower 1C. Details of the areas as per EC accorded and as
modified planning are given in Table 3. Built-up area has increased by 2985.37 sq m due to this
modification.

1.7 Water Requirement
Water requirement for construction phase is app. 30-50 KLD and source of water is treated water
from CSTP of GNIDA. Water during operation phase will be supplied by GNIDA. Water
requirement has changed slightly due to the amendment. Calculations for water requirement are
given in Table 5.

1.8 Sewage Generation & Treatment
It is estimated that sewage generation from the project after amendment will be 362.8 KLD
which will be treated in STP of 405 KLD. Approx. 290.2 KLD of water will be recovered from
STP after treatment, out of which 126.8 KLD may be used for flushing, 21.5 KLD for
landscaping and 18.9 KLD for DG cooling.Approx.123 KLD can be used for watering green belt
of GNIDA, construction in nearby areas or can be discharged to sewer. Details of sewage
generation and usage of treated water is given in Table 5 above. STP with FAB technology will
be installed within the project site. Further to reduce the water demand, various water
conservation measures will be taken and are given in Table 6.

1.9 Rain Water Harvesting System
Project site falls in Bisrakh tehsil and in Greater Noida west Area of Gautam Budh Nagar. As per
CGWB, the tehsil is classified in safe category and stage of ground water development in the
area is 74.64%. Water level of phreatic aquifer during pre-monsoon season varies from 3.35-
14.40 mbgl and during post-monsoon varies from 2.0-13.95 mbgl. On average water level of 9 m
bgl is observed in the non-command area. It is thus suggested that the storm water from the site

should be treated as resource and should be recharged to the ground so as to augment the ground
water aquifers. This also prevents issue of local flooding during rains.
Storm water drainage system will be provided at project site for channelizing storm water and
prevent local flooding. Covered storm water drains will be provided at the site. Rain water
harvesting system will be provided at the site to collect rain water and recharge the same in
ground through RWH pits. Run-off generation from the site will insignificantly change due to
slight increase in ground coverage but requirement of pits will remain same as the run-off
increase is insignificant. Calculation for run-off availability and design of RWH pit is given in
Table 7 & 8.

1.10 Vehicle Parking System
Parking provision are made as per Greater Noida Bye Laws in the project. Parking requirement
and parking proposed to be provided is slightly modified due to change in planning and parking
requirement as amended is given below in Table 9.

1.11 Power Requirement
Power requirement for the project is app. 7526.96 kVA and will be sourced from NPCL. Two
nos. transformers of 2500 kVA and 1 no. transformer of 1600 kVA are proposed to be provided.
Capacity of DG sets to be provided for power back-up is 3500 kVA (2 X 1500 kVA + 1 X 500
kVA)
1.12 Solid Waste Generation and Management
Solid waste is generated both during construction as well as during operation phase. Solid waste
during construction phase comprise of excavated materials, used bags, bricks, concrete, MS rods,
tiles, wood etc. Table 10 details the solid waste management plan during construction phase

2. Excavated Soil
Top soil is stripped off and kept in covered area and

3. Domestic waste Domestic waste is composted in pit within the site and
the compost may be used for landscaping later
Waste to be generated during operation phase will be majorly municipal waste. Apart from
municipal waste some amount of e-waste is also expected to be generated. A waste storage room
is proposed to be provided at the site for storage of e-waste during operation phase which can be
sold to authorized vendors periodically. Further, if DG sets are operated then there will be
generation of used oil which is hazardous waste. This used oil is generally taken back by the
service agencies or will be sold to authorized vendors. Solid waste to be generated during
operation phase will slightly change from the amount estimated as per EC accorded due to slight
increase in nos. of dwelling units. Detail of the waste generation is given below in Table 11.

Waste generation may increase totally by 165 kg/day. Compostable waste generation after
amendment will be 1527.9 kg/day, 763.9 kg/day will be recyclable waste and 254.7 kg/day will
be rejected fraction.

Management Plan for Municipal Solid Waste
Collection and Segregation of waste
1. Three color dustbins will be provided in the common areas and in each dwelling unit
for collection and segregation of compostable, recyclable and inert waste
2. Door to door waste collection system will be established by hiring vendors for waste
collection
3. Waste storage area is proposed to be provided within the site for temporary collection
of the waste. Waste storage space of 2 days will be maintained
4. Room for storage of recyclable and E-waste will also be provided at the site
5. RWA will be formed at the site to manage the functionality of various systems during
the operation phase and will also take care of waste management
Treatment of Waste
1. Compostable waste will be treated in organic waste convertor and converted into
manure
2. STP sludge will also be used as manure after stabilization

Disposal of Waste
1. Recyclable waste will be sold off to the authorized vendors
2. Inert waste will be disposed off to the dumping site by local agency in the area
responsible for waste management
1.13 Green Area
It is proposed that area of 8479.99 sq m will be put under green as per modified planning.
Approx. 1801.77 sq m of area will be under green belt area and remaining 6678.22 sq m of area
will be developed as organized green. Evergreen, native species will preferably be planted at the
project site. Native species are adapted to natural conditions and also requires less aftercare and
maintenance. Trees with large & round canopy will be planted. Plantation will act as noise buffer
and will provide surface for dust settlement. Green belt development plan for the area is given
below.
Green Belt development Plan
All the developments are associated with the pollution of one or more environmental component.
Plants are the natural sink of that pollution. Plants help in abatement of the pollution and restore
the degraded environment. Green belt lowers down the air pollution by providing a surface to
settle down or by absorbing the pollutants, attenuate noise level and uses the waste water. Green
cover will comprise of:
A peripheral green belt
Avenue plantation
Lawns/parks
Grass cretes in parking areas
Planters
Selection of Plant Species for Green Belt Development
Selection of plant species for the development depends on various factors such as climate,
elevation and soil. The plants having following desirable characteristics would be selected for
plantation
1. Species should be fast growing and providing optimum penetrability with minimal
maintenance. Perennial, evergreen & fast growing trees
2. Species should be wind-firm and deep rooted
3. Indigenous and locally available species

4. Plants with high foliage density, leaves with larger leaf area and hairy on both the
surfaces. Round, thick & spreading canopy is preferred for peripheral green belt and
oblong canopy for road side plantation
5. Ability to withstand conditions like inundation and drought
6. Soil improving plants (Nitrogen fixing rapidly decomposable leaf litter)
7. Bird and insect attracting species
8. Tolerant to climatic conditions of the area and with less water requirement. Species
tolerance to air pollutants like SO2 and NO2 should be preferred
9. Plants with ornamental foliage & shrubs with fragrant flowers and fruit bearing
10. Plantation should maintain ecological & hydrological balance of the region.

After Care and Monitoring
Plants grown will be monitored for first three years. Nutrients will be supplemented and the
juveniles provided protection. Following measures will be taken:
1. Adequate nutrient supply will be maintained by providing manure timely
2. Absence of water stress
3. Construction of the protection wall all around to protect from animals and outsiders from
damage
Regular inspection of the site will be kept. Record keeping of number of saplings planted and
surviving will be kept. Regular pruning of road side trees will be done as per requirement.
Weeding will be carried out along with regular manuring & watering. Treated water from STP
will be used for watering plant which is rich in nutrients.
