Amicus Interiors is a professional service driven organization specializing in commercial fit out and refurbishment. We partner with our clients for the long term with a life cycle approach to the workplace, often engaging early to assist with premises due diligence, and planning feasibility, prior to the final selection of a building. Our reputation has been built upon an underlying commitment to our clients, to understand and plan for, the key issues that surround their project.

DESIGN AND CONSTRUCT

Increasingly our clients prefer to concentrate on their own business activities rather than manage the headache of a fit out project. The Amicus Design & Construct service offers our clients a Presidential approach, providing a single point of responsibility for delivering the project. We confidently place the overall management of the design, project financials and timeline under the stewardship of one of our experienced Project Managers. The Amicus team operate a “best fit” approach by working with a select panel of preferred designers, suppliers and subcontractors to suit the unique dynamics of your project. Amicus will lead the project and guide you through the whole process. As the client you deal with one entity to bring your workspace to LIFE.

GUaranteed maximum price

At Amicus we understand that often the most important and compelling issue for our clients is the issue of financial control. A fit out can be a significant capital outlay and our clients often place financial certainty at the centre of a project. With our extensive experience in each State, and thorough awareness of market pricing across the various components we are able to offer our clients financial certainty by locking in a Guaranteed Maximum Price for a project (GMP). The GMP approach works well when a client has a “not to exceed” budget directive from management or head office. By setting clear guidelines on the anticipated design outcomes, and defining key milestones and time parameters, the project is able to be steered within a fixed contract sum.

CONSTRUCTION MANAGER

Often our clients have either already selected an interior designer to work with, or have worked with a designer before that understands their brand and culture. The preselected design team will often not possess the skills and resources to manage the overall project and construction / delivery stage. In this scenario Amicus will work collaboratively with the clients preferred designer to guide the schedule, budget and various approvals, in order to place the project on an established footing. Following on, the Amicus team will administer the tender process, and plan and deliver the construction stage by managing the various consultants, suppliers build subcontractors effectively and cohesively on site.

macrossan lawyersAmicus Interiors were engaged by Macrossan Lawyers to provide a turnkey solution for the creation of their Brisbane office in 40 Creek Street. Partnering with Gray Puksand Architects, and working to a set budget of 700k the brief was to move away from the traditional layout of legal firms, and collaboratively bring the office administration staff together. Highlights of the fit-out include 25 offices, feature library, generous kitchen and break out area, board room, meeting rooms and 16 work stations. The office represents a functional clean working environment maximising the natural light of the building with casual meeting area’s offering alternative options for team catch ups.

worley parsonsAmicus interiors, a leading fitout company, has just completed a $1.4M fitout for Worley Parsons, a leading professional services provider, at 171 George Street Brisbane’s CBD. Located in the old Treasury Building, the extensive 2,500 square metre fitout comprised the overhaul of the ground floor, mezzanine and Level 6 to create a functional, modern vibrant space for Worley Parsons 160 staff. Amicus Interiors carried out a staged delivery of the full-office fit out, starting from Level 6 before completeing the two lower floors. Staff amenities, such as showers and disabled toilets, were upgraded with the breakout area and meeting space, renamed ‘town hall’ completely refurbished to include a full floor to ceiling glass facade. Amicus Interior’s furniture sourcing arm, Furniture for Business (F4B), supplied all furnishing including workstations, chairs, couches, and lock up storage cupboards.

Flight centreFlight Centre relocated their head office team to this renovated building at Queen Street giving them state of the art offices and to allow for future growth. The fit out program was very tight and needed completion of 3 levels by 19th December with a start date of 21 October 2008. The accelerated delivery proved challenging at times but, Amicus were very proud to handover the fit out on 19th December 2008 to a very happy client.The fit out was designed by Flight Centre’s Internal team, each level with the same layout of open plan workstations, meeting rooms, staff breakout areas with a Gymnasium on Level 3 being the only difference between floors. FCL and Amicus together achieved the AGBR Green Star rating of 4.5, for this build.

BRISBANE MARKETINGBrisbane Marketing is the economic development agency of the Brisbane City Council. Having secured 2 floors in 157 Ann Street, the challenge was to meet a design brief that met all internal stake holders needs on a modest budget. With an emphasis based on the front of house and staff break outs areas, tda successfully designed and constructed their new offices in 9 weeks. Features of the fit-out includes a 10 panelled bi-fold doors and film entering into the board room as well as the floating timber flooring.

PACE LIBRARYThe recently completed PACE Library, part of the Princess Alexandra Hospital prescient extension incorporated a very modern feel while achieving a comfortable working/study environment. Areas were designed to be multi functional with the use of semi automated bi-fold doors to maximize training & meeting purposes. Due to the high end products called for in the Architectural Specifications & procurement from overseas designers the overall feel & user friendly environment makes for a relaxed & enjoyable facility for education. The project was handed over to a very appreciative & complementary staff & PACE Library team as Amicus was to meet with the requested student term commencement date.

GP SUPER CLINIC From the moment the GP Super Clinic was approved by the federal government, the race was on to take a 1200m2 space in the University of Queensland operated PACE building through a rigorous design phase to a fully operational clinic in a tight time frame. Working collaboratively with Woodhead and Capital Insight, this high profile federal funded project included 22 consultation rooms, 2 board rooms, and offices, break out area’s and prep rooms. With complex services co-ordination required, the construction took place over a 9 week period.

The modern and “edgy” aesthetics and vibrant design initiative has encompassed perforated ceilings, feature lighting and a range of contemporary furnishings that have delivered an energized and functional space.

With a build value of $1.9 million, this is a state of the art facility that The University of Queensland is extremely proud of.

JOHN HOLLANDJohn Holland converged a number of offices into their new Queensland Head Office location at the Emporium Building, Fortitude Valley, Brisbane. The location provides 4500sqm of office accommodation; 3000sqm has been occupied in the first stage of the project, leaving a full 1500sqm floor available for growth in the business going forward. The project was delivered under unprecedented time pressure due to the delay in completion of the new building structure. The fit out was masterminded by Amicus Interiors over an 8 week construction programme enabling John Holland to occupy the space ahead of the Christmas break.The public and staff entertainment areas are constructed from a vibrant blend of finishes reflecting the modern outlook of the business. In many areas ceilings have been left exposed to give an industrial feel to the space. An impressively designed and engineered interconnecting staircase links the floors and provides access to the staff and visitors “Club Room” which has external balcony access and full catering facilities. Stone and veneers have been used extensively throughout the joinery components in the meeting rooms and reception areas, giving real statement to the office interior scheme.

HYDER CONSULTINGAmicus Interiors were engaged as the Head Contractor by Hyder Consulting to deliver their new state of the art Queensland Headquarters of their engineering division. 199 Grey Street is a brand new office complex recently completed by Stockwells. The fit out was delivered in conjunction with Stockwells as the base building was under construction during the delivery period.Woodhead International’s design concept was a modern contemporary theme with view to maximize space within the tenancy. It delivered a bright airy environment that was both functional and appealing to clients and staff.

The reception area featured a stone cladding lift façade together with stone flooring throughout. Operational areas included innovative design for plan layout and breakout areas for this International engineering firm.

link waterAmicus delivered this project as Construction Managers. The design brief pre-requisite was for an open work space providing maximum natural light, a quietened work zone, thus a more productive office and a healthier workplace. The design and delivery teams provided valuable environmental and green initiatives within this fitout.The fitout included:-• Reception, Boardroom/Multi-function room, 3 x Meeting

rooms, Staff kitchen & training facility, 39 x Workstations, 7 x Offices, Glazing partitioning.

• Staff Amenities included Unisex shower, First Aid Room, Male and Female bathrooms.

• tda achieved project completion on time and to budget.• Full IT designated Comms and server rooms.

• $2.4 million total project cost

Planning & Design

Amicus Interiors hold a ‘Client for Life’ policy. Our commitment to the project will extend beyond the life of this work. We acknowledge our obligations under the contract pertaining to the designated defects liability period and installation and product warranty periods. A full set of construction records will be held for a period of seven years following completion of the project.
