Two weeks’ written notice by way of a form 13 notice of intention to leave is required prior to vacating the premises at the end of the lease. 2. The tenant acknowledges that they are responsible for arranging contents insurance. The lessor accepts no responsibility for the tenantspersonal goods. 3. Smoking is not permitted inside the property. Should it become evident that smoking has occurred within the property, the tenant will be responsible for deodorisation of the property to a professional standard and rectification of any smoke related damage. 4. Property is water efficient and tenant is responsible for water charges. 5. Consent is hereby given for the use of email and SMS as a means of communication. 6. The body corporate by-laws form a part of the special terms of this lease. 7. Upon vacating, carpets are required to be cleaned by a professional carpet cleaner and mattresses to be professionally cleaned and all stains removed. Receipts of invoices paid to be given to the manager. 8. The tenant is required to use protectors on furniture placed on all hard floor surfaces. Chairs with castor wheels placed on carpet should also have protective mats placed under them to prevent damage to the carpet. 9. Mattress protectors must be fitted to all sleeping surfaces. 10. Pot plants are not to be placed on balcony without prior approval by manager. 11. No hooks or blue tac is to be used on any wall surfaces. 12. It is a condition of this tenancy agreement that only one rental payment is accepted per tenancy. 13. A $45.00 administration fee will be charged to the applicant for any add ontenancy applications during the term of this lease. 14. RENT: Rent must be paid in advance at all times and paying rent by Direct Debit is our preferred option. All rent payments must have a reference number and surname attached. This information will be provided when a tenant signs the lease. If a deposit is made without the reference number and surname attached, the cost to carry out a bank search will be passed to the tenant. 15. BREAK OF LEASE: The tenant hereby agrees that should this lease be terminated or this lease be changed over prior to the end date the tenant will be liable to pay the rent up until the day before a new tenants lease commences or until the lease end date, whichever is sooner.

The tenant shall pay the Agent a re-letting fee equivalent to one weeks rent plus GST and a $220 fee for advertising costs and smoke alarm retesting fees.

The Agent agrees it will take all steps to re-lease the property beginning as soon as is reasonable practicable following the date of termination or change over.

The tenant acknowledges that the Agent requires a minimum three day turn around when new tenants have been found to enable the Agent to carry out final inspections

16. CARING FOR YOUR PROPERTY:

The tenant agrees that they are responsible for the replacement of any light globes, rangehood bulbs, and down lights that expire during the tenancy.

The tenant agrees that timber floors are easily damaged, both by heels of shoes and by furniture. The tenant hereby agrees to protect and maintain the condition of the timber floors at all times. This may involve attaching protective pads to chairs and table legs.

The property must be kept clean at all times with particular focus on the kitchen and bathrooms

Where the tenant has been given permission to keep a pet, the tenant agrees to complete a full flea treatment by a professional pest control company upon vacating the property. Additionally, the tenant will accept responsibility for any damage cause by the pet.

17. VACATING THE PROPERTY:

The tenant agrees to take responsibility at the end of the lease (or in the case of a changeover of lease) to bring the property up to the same standard of cleanliness as when the property was originally tenanted. This includes professional carpet cleaning and professional cleaning of mattresses and providing receipts.

The tenant agrees to removal all goods and rubbish not originally at the property prior to the start of the tenancy.

If the tenant does not comply with these requirements, the Agent has the right to organise the work to be attended to by tradespersons at the expense of the vacating tenant.

18. The tenant is not permitted to hang any laundry over the balcony.

19. Lost keys, remotes and fobs will be replaced at the cost of $88 per key/remote and $33 per fob.

20. In the event of an after hours lock out, a $110 fee will be payable by the tenant.

21. Rent payments by credit card will include a service processing fee.

22. Tenants are to ensure that all rubbish is securely wrapped and place it in the correct garbage bins. No rubbish is to be left in any area other than the garbage area. Any cleaning of stains or leakages from rubbish/waste will be passed on to the tenant.
