GENERAL REQUIREMENTS NOTES

1. Bidders are required to attend the on-site pre-bid meeting to view the site, its limitations, and

concerns of representatives of Sunken Gardens.

2. Contractor shall use extreme care within the boundaries of Sunken Gardens, so as not to

damage existing walkways, planting or facilities. Representatives of Sunken Gardens must be

consulted and approve any demolition of existing facilities or trim/removal of any plantings.

3. This work is expected to have organic muck soil conditions. While there is not a requirement to

remove all organic material, it is critical to dewater below any expected levels of excavation,

prior to excavation.

4. Contractor shall engage a soil testing firm for minimum two borings to minimum 6 ft depth near

each existing pond prior to demolition.

5. Contractor shall provide well point dewatering to maintain a dry hole during demolition and

excavation.

6. The contractor shall submit shop drawings/ product sheets and samples of all equipment and

materials for confirmation and approval.

STRUCTURAL NOTES

Use minimum ASTM A815 Grade 40 Steel

Lap #3 bars minimum 15"

6" Shell thickness and 2-1/2" concrete coverage are minimums

Use 4,000 psi shotcrete

It is highly recommended to use shotcrete and to have nozzle man or supervisor of shoot to hold

an ACI Nozzleman Certification.

SCOPE OF WORK NOTES

South Koi Pond:

1. Remove the existing south koi pond structure, except for the vertical pond wall on the south side

against the rising grade and rock waterfall feature.

2. This demolition shall preserve the existing sidewalks in the area (they are historical features),

and shore up the excavation adjacent the sidewalk to prevent subsurface failure that damages

the sidewalk. Where there is minor sloughing of soil under the sidewalk at the time of

concrete shoot of the shell, the contractor shall shoot concrete beyond the designed wall of

the shell to the remaining natural grade, filling any void under the sidewalk.

3. Because the new pond shell is shot against the existing sidewalk, use a ¾” asphalt joint material

at the sidewalk/shell interface.

4. The new koi pond will have a floor that slopes to a drain, three directional returns, a vacuum

fitting, and a constructed weir skimming trough. The bottom drain and skimmer drain lines

shall have a constant slope to the tank inlets. Where there must be high points, a 4” cleanout

“y” shall be installed to grade with reducer fittings and grate for vent.

5. The concrete pond shell shall be finished with the CL Industries, Sunstone Pearl, Black Pearl

product, or other color/ product selected by the owner. The bid shall include this product and

any alternative products recommended by the bidder. This product shall cover all portions of

the concrete shell including the beam areas above water level.

6. The South Koi Pond will have its pump placed near the rock waterfall, and piping run over to

other equipment and back. The existing sidewalk shall be protected during the placement of

the pipe. Once pipe are place under the sidewalk, backfill shall be placed and compacted

under the walk so as not to cause settling in future. Contractor may quote an alternative to

carefully and cleanly cut a section of the historic sidewalk, remove it and replace once the

piping is in place.

7. The treated water is to be returned via valve manifold to the directional returns in the pond, the

existing waterfall feed (connection point to be determined), and the flexible feed line to the

Flamingo Pond line behind the pond.

8. The fountains in the Flamingo Pond will be replaced. Connection to be made with the existing

flexible line and continue over the beam of the pond.

9. The pond treatment system will have a pump to waste for the settled and filtered pond water, to

on side stormwater drains.

10.The filter backwash shall be pumped to on site plantings.

11.The waste settled solids shall be pumped to on site plantings.

North Koi Pond

1. This work involves removing the portion of the existing North Koi Pond “downstream” of the

existing bridge structure.

2. The new pond area will be connected to the existing floor and walls to continue that existing

pond from the weir upstream of the bridge down to the new pond volume. The new shell will

be connected according to the plan, using epoxy embed steel and industry standard

preparation of the existing concrete face.

3. The new koi pond will have a floor that slopes to a drain, three directional returns, a vacuum

fitting, and a constructed weir skimming trough. The bottom drain and skimmer drain lines

shall have a constant slope to the tank inlets. Where there must be high points, a 4” cleanout

“y” shall be installed to grade with reducer fittings and grate for vent.

5. The North Koi Pond site has an existing concrete structure to place the pump and heater. The

pump should be placed in a manner for optimum servicing of the strainer basket and motor

replacement, such as the suction end near the structure opening.

6. The pond treatment system will have a pump to waste for the settled and filtered pond water, to

on side stormwater drains.

7. The filter backwash shall be pumped to on site plantings.

8. The waste settled solids shall be pumped to on site plantings.

RECIRCULATION NOTES

1. Plastic pipe exposed to sunlight shall be coated for UV protection.

2. Plastic Pipe shall have NSF-PW seal of approval.

3. Wall inlets shall be directionally adjustable and do not protrude into the pool.

4. Disposal of pool wastewater shall conform to State and County requirements.

5. Pond makeup water supply is from on site well and shall have an air break at point of fill.
