specialized on offering affordable solutions for your

vertical conveyances needs. We offer a Preventive

Monthly Maintenance Control Program (MMCP) with a

job specific design, which keeps your equipment in

working and reliable conditions. With this MMCP you will

prevent unexpected elevator major repair expenses, as

well as the liability of accidents.

We service residential and commercial elevators at an average of 25% less expensive than

any other of our larger competitors as we do not have that much overhead or marketing

All of our elevator technicians have years of experience and are certified by the state of

Florida. They are experts in maintaining, repairing and upgrading all makes and models of

elevators, as well as installing custom-engineered elevators in new or existing buildings.

In addition to elevators, SFES Corp. installs and services wheelchair lifts, home lifts, stair

chairs and dumbwaiters in residential and commercial buildings throughout South Florida,

1. Elevator Maintenance

A periodic, careful and consistent maintenance program

will improve the long-term reliability, safety and efficiency

of your vertical transportation equipment. At SFES Corp.,

we will maintain your elevators on a monthly basis,

including cleaning and lubricating parts, testing all and

every one of the safeties involved in the automatic

operation of the elevator. We will test the telephone and

alarm bell and examining all elevator equipment to ensure

it is safe and operating properly.

In addition, whenever possible, the same technician will

service your elevators each month; therefore, getting

familiar with your equipment, instead of a new person

each time. This Practice leads to consistency and reliability.

And you’ll always know when we’ve been there. Our

technicians will check in and out with a designated person

on site. If a manager is not on site, we’ll leave a ticket in

the elevator machine room. Plus, we’ll send an email

notification of service and maintenance calls detailing the

work that was performed.

We maintain all types of elevator equipment for all makes and models of elevators, including proprietary equipment

manufactured by the major elevator companies: Otis, Schindler, ThyssenKrupp and KONE.

Since public safety and customer satisfaction are our first priority, South Florida Elevator Service Corp. offers three

different types of maintenance agreements to fulfill your equipment needs at a reasonable and affordable price.

Full Maintenance Contract

We will provide a Maintenance Program to maximize the performance, life span and safety of equipment. On a

monthly basis we will examine, adjust, lubricate as required, and if, in our judgment, condition warrants, clean,

repair, motor belts, door operator belts, gaskets, relays, resistors, fuses, timing devices, limit switches, door

hangers, pick up rollers, door contacts, hall button bulbs, car-station bulbs, door interlock contacts, door gibs, door

closer, bulbs, contacts.

Where a part replacement is required, we will be responsible for the cost of material and we will absorb the straight

time costs of labor.



This service does not include special examination (s), which will made upon request, if trouble should develop or

difficulties arise between such regular examinations.

All work will be performed during regular working hours of regular working days of the elevator trade, unless

otherwise specified below:

The company will provide EMERGENCY MINOR adjustments call back service (Service requests and entrapments

are defined as minor adjustments) 24 hours/ 7 days a week, Monday thru Sunday, Response time within two hours.

Convenience Maintenance Contract

On a monthly basis we will examine, clean, adjust, lubricate as required, and if, in or judgment, condition warrants,

clean, repair, fuses, timing devices, limit switches, door hangers, pick up rollers, door contacts, hall button bulbs,

car-station bulbs, door interlock contacts, door gibs, door closer, bulbs, contacts.

Where a part replacement is required, you will be responsible for the cost of material and we will absorb the straight

time costs of labor.

All work will be performed during regular working hours of regular working days of the elevator trade, unless

otherwise specified below:

Limited Service Contract

On a quarterly or semiannual basis we will examine, clean, adjust, lubricate as required, and if, in our judgment,

condition warrants, clean, repair, fuses, timing devices, limit switches, door hangers, pick up rollers, door contacts,

hall button bulbs, car-station bulbs, door interlock contacts, door gibs, door closer, bulbs, contacts.

Where a part replacement is required, you will be responsible for the cost of material and costs of labor. All work

will be performed during regular working hours of regular working days of the elevator trade, unless otherwise

specified below: All repairs and service calls will be billed separately.



2. Elevator Repairs Our technicians will diagnose the problem and repair your elevator

in an efficient and cost-effective manner. At South Florida Elevator

Service Corp., we realize that any downtime for your vertical

transportation equipment is inconvenient; therefore, we do our

best to reduce it as much as possible. We keep an inventory of the

most common replacement parts on hand at all times, including

holidays. If we don’t have a part necessary to make a repair, we

will be able to get most elevator parts the same day or overnight.

Our top priority is to minimize downtime and get your elevator

back in safe working condition as quickly as possible.

Should you call SFES Corp. during regular business hours (Monday

– Friday, 8 a.m. – 4:30 p.m.), you’ll talk to a professional customer

representative, you’ll never get transferred to an automated

phone menu or be sent to an out-of- town call center.

We will assist you with emergency elevator service 24/7. If you call

with an emergency after hours during the week or on weekends, your call will be forwarded to a manager

immediately and you will receive a call back within minutes.

3. Elevator Modernization

If you elevator equipment breaks often, looks too old, or does not comply

with current codes, it might be time to modernize it. By modernizing your

elevator equipment, you will improve the performance, appearance and

safety of riding people, also new elevator equipment keep older buildings

6. Elevator Inspection Services Our level of experience guarantees accurate and timely reporting; as

well as, a good understanding of National and Local Code

requirements. We provide you a full detailed inspection report after

every inspection and or test, so you will be aware of your equipment

status at anytime. Within the Services that SFES Corp. offers, you will

find:

Annual/Routine Inspections The examination and operation of equipment at specified intervals

by an elevator inspector to check for compliance with the applicable

Code requirements.

Periodic Tests The testing and detailed examination and operation of equipment at

specified intervals witnessed by an elevator inspector to check for

compliance with the applicable Code requirements. Building owner

or his agent shall provide qualified personnel to perform the tests

specified in the applicable Code or Regulations. The elevator

inspector should be accompanied by a person familiar with the

operation of the equipment to assist him during the inspection as

required by ASME A17.2 2012.

Acceptance Inspections The initial inspection and test of new or altered equipment by an inspector to check for compliance with applicable

Code requirements. Building owner or his agent shall provide qualified personnel to perform the tests specified in

the applicable Code or Regulations. The elevator inspector should be accompanied by a person familiar with the

operation of the equipment to assist him during the inspection as required by ASME A17.2 2012.

Inspection for Temporary Construction Use Permanent passenger or freight elevators installed in buildings under construction, modification or demolition may

be used for carrying workers or materials or both provided the elevators are approved for such use and a temporary

permit is issued for the class of service for which approval is granted by the authorities or department having

jurisdiction. When elevators handle personnel during construction and operate in permanent hoist ways on

permanent guide rails, these elevators shall conform to the applicable requirements of ANSII/ASME A 17.1 Safety

Code for Elevators and Escalators.

7. Consulting Services Should you choose to employ our services, the entire spectrum of

our expertise, knowledge and experience will be at your disposal;

providing you with the very best of representation in all matters

related to your specific elevator project. To avoid any conflict of

interest, we perform elevator inspections, consulting, and provide

expert testimony / trial research, but do not perform any elevator

service or repair work. The following consulting services are

available:

Assessment of Equipment SFES Corp. provides you with a complete and detailed evaluation of your elevator equipment regardless the date

of installation or the manufacturer. Our elevator assessment includes a thorough examination of the elevator

equipment and the production of a comprehensive bound report. The purpose of this report is to identify the

equipment and assess the condition of the elevator equipment. Elevator maintenance performance is also

evaluated.

This report will also serve as a baseline for future elevator evaluations and typically contains: a general description

of the equipment, the current condition of the equipment, average life expectancies and estimated remaining

useful life of the individual components, ADA compliance, the level of maintenance being performed, and evaluates

the current performance levels compared to original specifications or recommended standards and system

capabilities.

Performance comparisons of multiple units would be provided. Deficiencies in code compliance, safety, or

maintenance will be noted, as well as recommendations on adjustments necessary to improve performance, Of

course our equipment assessment can be custom tailored to meet customer’s requirements. A sample of our typical

report format is available upon request.

Maintenance Reviews Proper maintenance of you elevator equipment is key to its life. We will

provide you with a complete maintenance review including the revision of

the maintenance contract terms. We will assess your elevator equipment

and generate a detailed analysis and recommendations report based upon

the findings.

SFES Corp. also review the contract before you sign to ensure your new

contract meets industry standards, current market pricing, and provides for

a level of maintenance that will allow your equipment to meet the average

life expectancy.



Elevator Upgrade & Specifications for Modernizations Specifications for modernization work can be produced based on

information obtained in the Elevator Equipment Assessment. We

work with the elevator owner to determine the extent of work to

be performed, and assist them in finding qualified bidders. The

specifications can be provided directly or incorporated into a

complete "Request for Proposal" (RFP) for obtaining bids from

elevator contractors. SFES Corp. will independently work in the

best interest of the building owner with the different trade

contractors included in the complete scope of the project. We will

become engaged in the modernization project as the first step

and then should follow the project through to completion. We represent the interest of our clients in an

independent and honest manner. The savings realized by the building owners by contracting our professional

services will be evident in the quality of the specifications, contract negotiations, and the coordination of all trades

for a proper, safe, and reliable operating elevators.

Project Management Services It is understood that during a modernization project, the main goal of every elevator

owner is to have the equipment replaced to meet the current codes and at the best

possible cost. Once your specifications are written SFES Corp. will submit the bid to

the elevator companies, facilitate a pre-bid meeting with invited bidders, and assist

you in the determination of the best bid obtained. This service also includes,

approval of shop drawings. Meetings prior to the commencement of the work to

coordinate project staging issues and review the schedule. Once the work

commences, we conduct progress inspections and provide a Quality Assurance

Report on each inspection and a final report on the completion of the project.

A final closeout meeting is conducted once all punch list work is complete to obtain

from elevator company parts, manuals, wiring diagrams, keys, service tools, building

department approval certifications, waiver of liens and any other documentation

required by the bid documents. We provide everything from a 'turn-key' scope of work to a partial project

management depending on the level of involvement you prefer.
