At A&P, we have helped create many types of contemporary developments that address today’s needs, including transit-oriented and pedestrian-friendly communities, suburban town centers and urban renewal projects. We are experienced in site development, core and shell construction and tenant improvements that create a welcoming atmosphere. Coordination is one of the greatest challenges in building today’s mixed-use developments. Our innovative teams have vast experience coordinating the simultaneous construction of multiple building components (residential, retail, office, etc.) and communicating with developers and tenants alike during the building process to ensure everyone’s needs are being met.

VALUE BEYOND BUILDING
SALT is a 3.7-acre site in Tempe, Arizona, which has been fully entitled for a four-story, 265-unit, Class A apartment building. Located on the south side of Tempe Town Lake, the site is currently vacant and is part of the Hayden Ferry Lakeside Master Plan, near Arizona State University and the Mill Avenue Entertainment District. It is next door to the new State Farm campus currently under construction. The project site includes residential, retail, hotel and office uses.
The development will feature studio, 1-, 2-, and 3-bedroom living spaces. Residents will enjoy boutique resort style amenities with two pools, spa, yoga lawn, poolside cabanas, multiple outdoor barbeque areas, lush landscaping and direct frontage on Tempe Town Lake. The community will also includes a large gym complete with cardio equipment, free weights and resistance training equipment, a media room and a spacious social room. SALT (formerly the Lofts@Hayden Ferry) is slated to open in early 2016.

Located directly off of the historic Pearl Street Mall, in Boulder, Colorado, this is a five-phase, transit-oriented development, which includes a 5-story, precast parking structure; 71-unit for rent housing; 6-station underground bus transit facility; a historic train depot restoration; and street extension and site work.

This high-rise, mixed-use condominium project located in downtown Minneapolis brings a park-like setting to a downtown, urban environment with its large outdoor green roof area on the 6th floor that includes grills, benches, landscaping and turf areas. The 6th floor also includes a cyber café, a large media center for hosting parties, a fitness center, a whirlpool and massage rooms. The ground floor includes 12,000 sf of retail space along with a 342-car parking garage.

This 30-story high-rise consists of short-term lease furnished apartments for patients and families. The 348,000-sf facility includes 146 living units; 24 one-bedroom apartments, 114 two-bedroom apartments, 4 four-bedroom apartments and one penthouse. The first three levels are mixed-use space including parking, retail, fitness center, offices and a grand lobby. A skyway will link the building to the Mayo Clinic and downtown Rochester.
This building features a concrete frame, post-tensioned above the fourth floor. It has a precast exterior and high-end finishes on the interior, including custom cabinets and ceramic tile.

The Tempe Transportation Center is a true, multi-model facility that integrates light rail, city buses, bicyclists and pedestrians with a mixed-use building that includes retail, a bike station, a transit store, City of Tempe transportation offices, a community room, a transit operations center and leasable office space. The project is LEED Platinum certified and is designed to communicate its variety of sustainable strategies to the various people who use the facility. The 40,000-sf facility sits on a site that was once a paved surface parking lot at the base of Hayden Butte-a local, historically significant, publicly accessed, natural geological formation. The project was partially funded with federal transportation dollars and municipal funding.

This new mixed-use development features apartment homes on four to five levels of each building, above-grade parking on six levels, 86,022 sf of ground floor retail spaces and five landscaped and finished courtyards. The residential units vary in size from studios to two-bedroom plans. The amenities will include a leasing center and property management office, club room, exercise room, mailroom, internet café, main lobby, courtyards, common seating areas, pool and pool deck, outdoor grilling areas, a dog park, fountains and an outdoor fire pit.
The 3.55-acre site sits on a prominent corner in Charlotte’s SouthEnd neighborhood and presents challenges for material storage and laydown areas. The project team is closely coordinating schedules for subcontractors and material delivery to ensure the timely arrival of materials without the need for long-term storage on site.

This project includes three levels of underground parking, one floor of live/work units at street level and six floors (102 units) of market rate housing. Major exterior materials include brick veneer, metal siding, cedar siding, fiber cement siding, aluminum framed entrances and storefront, vinyl windows and doors and membrane roofing with vegetated garden.
The upper floors and shared rooftop deck have views of the cityscape and the Olympic Mountains, while the ground floor features a club room and four live/work units with private patios.

The construction of this mixed-used development involved both an aggressive construction schedule and a tight budget. The finished development includes 124 luxury condominiums and 20,000 sf of retail space. Amenities include a spacious, welcoming lobby with keycard security; elevators; controlled-access garage parking for homeowners; a party room with fireplace, kitchenette and flat screen TV; an outdoor grill area with an intimate patio and built-in gas firepit; a p-patch garden deck; a private landscaped courtyard; and a fitness center.

MacArthur Park is a low income housing tax credit-funded project located in downtown Los Angeles. Phase I consists of 90-units of wood framed housing built over massive grade beams spanning a subway tunnel. It incorporates around 13,000 sf of first floor retail space adjacent to the main street, and around 3,000 sf of office space. This transit oriented development is revitalizing a blighted area of downtown Los Angeles.

The 36-story mixed-use high-rise includes residential apartments, retail space and on-site parking. The building contains 354 rental apartments, including studios and one-, two- and three-bedroom residences with condo quality finishes, and offers captivating views of the park and city. The walk-to-work location is steps from the city’s renowned Theater District, Orchestra Hall, Walker Art Museum and Minneapolis Sculpture Garden, Minneapolis Convention Center, dining, shopping and boutiques.
The property features more than 41,000 sf of world-class indoor and outdoor amenities. Interior amenities include: a state-of-the-art fitness center with lap pool, hot tub, sauna and steam rooms; media and game room; resident lounge; business center; bicycle storage; and a private in-building dog run with washing station. The exterior landscaped deck includes a splash pool, hot tub, fire pits, grills and lounge areas.

This new mixed-use development contains three vertically integrated buildings. The first is a five-story wood framed building with 133 apartment homes over one level of podium. It contains 7,500 sf of retail adjacent to a seven-level pre-cast parking deck with 561 parking spaces. The second building is three stories with 106 apartment homes over a two-story cast-in-place concrete podium for 228 underground parking spaces and 14,000 sf of retail areas. The new community includes a 4,900-sf fitness center with a podium level pool.
The community is in the upscale SouthPark area in Charlotte. Major streetscape and landscape renovations were completed to tie the new development into the existing neighborhood.

Located near downtown Redmond, The Luke Apartments include 245 units of upscale urban living tailored for the Eastside market. The apartment complex includes five- and six-story residential towers that house a mix of studio, one- and two-bedroom units and 4,500 sf of retail space. The units surround a central courtyard that offers a secure outdoor recreation space. Also included is one level of below grade parking and one level of parking above grade.

The Domain at Tempe (formerly named Campus Suites on the Rail) is a new 731,400-sf, five-story private student housing development situated along the new light rail line near Arizona State University. The transit-orientated development comprises 7 acres and has 299 student residential units and a total of 964 bedrooms. The project required demolition of existing buildings at the tight urban site prior to construction. In addition to the housing units, The Domain at Tempe includes a 10,000-sf clubhouse; more than 14,000 sf of ground floor retail; and a five-story, 1,000-car, precast concrete parking structure on site.
