Construction Design (all types of development) Outline how measures for waste avoidance have been incorporated into the design, material purchasing and construction techniques of the development (refer Section 3.2 of this Plan). Materials Lifecycle Detail the arrangements that would be appropriate for the ongoing use of waste facilities as provided in the development. Identify each stage of waste transfer between residents’ units/commercial tenancies and loading into the collection vehicle, detailing the responsibility for and location and frequency of, transfer and collection.
THE BUILDING HAS BEEN DESIGNED TO LIMIT THE NUMBER OF TRADES ON SITE.
BUILDING STRUCTURE HAS BEEN DESIGNED TO BE CONCRETE SLABS AND AFS WALLING
AFS WALLING WILL REDUCE THE NEED FOR WALL COMPONENTS AND FORMWORK.
STRUCTURE, WINDOWS, JOINERY, LIFTS AND FEARURES WILL BE SHOP DRAWN FOR MANUFACTURE
TO REDUCE OFF-CUTS AND WASTE
THE BUILDING STRUCTURE WILL BE DESIGNED WITH A MINIMUM 25 YEAR LIFE-SPAN. AT THE END OF
THAT TIME THE CONCRETE CAN BE RECYCLED AND METAL IN THE AFS CAN BE RECYCLED.
THE BUILDING HAS BEEN DESIGNED TO MAKE REFURBISHMENT SIMPLE. THE INTERNAL SPACES
ARE NOT ORNATE AND MOST OF THE SERVICES WILL BE SURFACE MOUNTED MAKING THEM
MORE READILY REPLACABLE
THE KITCHENETTES AND COMMUNAL ROOMS IN THE DEVELOPMENT WILL HAVE SMALL GARBAGE BINS.
RESIDENTS WILL COLLECT THEIR GARBAGE AND TAKE TO THE GARBAGE ROOM IN THE BASEMENT.
THE MANAGER WILL EMPTY THE BINS IN THE COMMUNAL AREAS. THE MANAGER WILL MOVE THE
GARBAGE BINS FROM THE GARBAGE ROOM TO THE KERB ON THE MORNING OF COLLECTION. THE
MANAGER WILL ALSO TAKE THE BINS BACK ON THE DAY OF COLLECTION.
THE BOARDING ROOMS WILL BE FULLY FURNISHED AND APPOINTED SO THERE IS LIMITED
REQUIREMENT FOR BULK STORAGE OF WASTE AS THE MANAGER AND OWNERS WILL ARRANGE FOR
REPLACEMENT OF FURNITURE AND EQUIPMENT FOR THE TENANTS.
