Attachment 1 - The Proposal The proposal is a garage extension to the existing dwelling at 151 Amos Road, Cape Bridgewater. Under previous ownership the dwelling was a small holiday house of 100 square metres with a small 13,000 litre water storage. As permanent residents, we find we are in need of garage space to store two classic motor vehicles, two additional motor vehicles and a caravan, securely and protected from the harsh coastal environment. We also require additional rain water storage for potable and fire-fighting water. The garage extension will provide the additional roof catchment required. The proposed extension is a single storey garage, workshop and storage area of 180 square metres attached to the east end of the existing two storey dwelling. The extension will be constructed of concrete blocks with aluminium windows and four steel roller garage doors. The extension will have a flat Klip-lok Colorbond roof concealed by a parapet similar to that of the existing dwelling. The walls will be painted dark grey (Dulux Exterior Colorbond Woodland Grey EB C23) matching the paint trim of the existing dwelling. One 55,000 litre steel rain water tank will be installed adjacent to the extension for potable and fire-fighting water. In addition to the extension it is proposed to fill in under the existing dwelling with similar concrete blocks. The object of this construction is to reduce wind under the dwelling, stabilise the dwelling during windy conditions and add storage. This construction will not add habitable space or increase the current footprint of the building. Glenelg Planning Scheme Clause 52.06-5 (Proposed buildings and works over 100m2 and set back less then 20m from a road reserve.) The south east corner of the existing dwelling is 20 metres from Coulsons Road reserve. The south east corner of the proposed extension will be 10 metres from Coulsons Road reserve. We seek approval for this in order to place the extension on a level site with the least slope and therefore the minimum of earth works and disturbance of vegetation. The ground level falls away north of the proposed extension at a 6 degree slope. Glenelg Planning Scheme - Significant Landscape Overlay The existing dwelling is not visible from the Cape Bridgewater township and beach to the

south, because of its colour and its siting behind vegetated dunes. In order to minimise

visual impact on the landscape, the proposed extension will be of the same colour, lower in

height and concealed by the house to the west. The extension will have little visual impact

from the north because it will be partially obscured by vegetation and set against a

background of vegetation. (See photographs below.)

Glenelg Planning Scheme Cl. 52.17-2, Cl. 42.01-2, Cl. 42.03-2, removal of native vegetation We note that under clause 52.48 Bushfire Protection Exemptions, all of the above clauses have an exemption for fire protection for a dwelling constructed before 2009 on land within a Bushfire Management Overlay. This applies to the existing dwelling. Under Cl. 52.48 a defendable space is allowed to 50 meters from the existing dwelling. The extension site falls wholly within a 50 meter radius of the east end of the existing dwelling. This area does not contain any trees. We therefore seek exemption from Cl. 52.17-2, Cl. 42.01-2, Cl. 42.03-2 as no additional vegetation will be removed beyond 50 meters of the east end of the existing dwelling. With reference to SLO Cl. 3. Any ground clearing will be remediated with indigenous ground cover including Correa alba, Correa reflexa, Hydrocotile laxiflora, Kennedia prostrata, Carpobrotus rossii, Scaevola albida, Dichondra repens and indigenous grass species.
