April 15, 2019 Assessment Payment Obligations: An Overview Interested in why lot owners pay assessments? The answer lies in how the Brandermill Community Association, Inc. (“BCA”) was created in the 1970s. When the developer of Brandermill created BCA, it recorded in the land records a Declaration of Covenants and Restrictions that would come to apply to all lots within the Brandermill neighborhood. That Declaration provides for each lot to be subject to a monetary assessment. The assessments are payable to the BCA, and the funds are used to pay for the general operations of BCA, including maintaining common area (a/k/a “Common Properties”), enforcing the governing documents, and promoting community activities. Under the Declaration, the assessment amount may vary based upon the type of property within Brandermill (note that the following is just a general overview, and in all instances the language of the Declaration will control). For example, the Declaration sets maximum assessments (which increase over time) for Residential Lots, Unsubdivided Land, a Public or Commercial Site (in general, an unimproved parcel intended for commercial development), a Public and Commercial Unit (in general, an improved parcel for commercial use), etc. It is essential that all Owners pay their assessments, regardless of the type of property that the Owner owns. Assessment Payment Obligations: An Overview

Interested in why lot owners pay assessments? The answer lies in how the BrandermillCommunity Association, Inc. (“BCA”) was created in the 1970s. Owner fails to timely pay assessments, including interest, a late payment penalty, costs ofcollection, and attorney’s fees. Additionally, BCA may suspend an Owner’s rights to use theCommon Properties and their amenities. Whenever an Owner doesn’t pay his assessments,all of the other Owners suffer. As a result, BCA is committed to ensuring that all Owners(regardless of property type) remain current on their assessments, and if they don’t, BCAwill turn their account over to collections for legal action.

This week we will send out a notice to all currentusers for renewing their registrations. The 2019 BCAstickers will be available only for pick at the BCAoffice, Monday to Friday 8am to 5pm. If our operationhours do not fit your schedule, please contact theoffice for an appointment. A new rental agreement willbe required for all users with no current boatinformation. We appreciate the members' support in

our efforts to provide the best service.

The Brandermill Woman’s Club welcomes Heather Umberger to speak at its April 17meeting. Her program will provide useful and interesting wellness information, plus a gooddeal of fun! Laughter Yoga was a profound idea developed by a medical doctor from India.The concept has spread across 100 countries and spawned Laughter Clubs worldwide. Ms.Umberger, a Laughter Yoga teacher, has a B.S. in Psychology, and a M.S. in RehabilitationCounseling. As a Wellness Practitioner, she incorporates multiple disciplines in helpingclients of all ages and stages of life. Her program will include participation in a LaughterYoga session. A fun experience guaranteed to boost the spirits.

The club meets the third Wednesday of each month from September through April at theWoodlake United Methodist Church, 15640 Hampton Park Drive. There is a social meet andgreet at 9:30 a.m. The business meeting from 10 to 10:30 is followed by the featuredspeaker. All ladies are welcome. Residency in Brandermill is not a requirement to join. In addition to the monthly meeting, the organization sponsors over 15 activities for themembers with the goal to encourage friendships and social activities. There is absolutelysomething for everyone, from Book Clubs, Cards, Day Trips, Cooking, Dominos, Mahjong,Quilting, Lunch Bunch and Walking. The purpose of the 42-year-old club has always been to promote a common interest in civic,cultural, educational and social welfare within the community. Last year they raised funds forThrive Outreach Network and Sylvia’s Sisters. Two scholarships were awarded to graduatinghigh school seniors. Brandermill Regional Men's Club

The Brandermill Region Men’s Club is proud to announce the guest speaker for our May 2meeting is Chris Accashian, CEO of St. Francis Medical Center. Chris will inform us about aplanned expansion at St. Francis Medical Center. Meetings are held at The BrandermillChurch, 4500 Millridge Parkway, on the first Thursday of every month (July and Augustexcluded). Coffee and donuts are offered at 9:15 am with a guest speaker at 10:00am. Non-members are always welcome. The Brandermill Region Men’s Club consists of approximately 120 members who havechosen to make their homes in the communities surrounding Brandermill and Woodlake. festival will be Saturday, May 25. Thisfree, family-friendly musical event hostedby Chesterfield County, in partnershipwith the Richmond Symphony and theChesterfield Chamber of Commerce willfeature four premiere musical acts, allperforming under the Symphony’s iconic“Big Tent.”

In addition to musical entertainment,there will be a children’s play area withinflatables, local vendors, a variety oflocal food trucks and Chesterfield’s own,Steam Bell Beer Works, will be pouringlocal brews for purchase. Bring yourfamily, friends and coworkers to kick offthe summer in Chesterfield!

Gates open at 2:30 p.m. No pets, outside food or drinks orglassware will be allowed. Blankets and lawn chairs arerecommended.

Volunteers Needed

The Red Cross is seeking volunteers for their “Soundthe Alarm” event on April 27 in Chester. If you are notfamiliar with “Sound the Alarm”, it is an initiative whereyou will canvas a neighborhood ensuring residentshave proper, working smoke alarms.
