T he design of 85 Spring Street has been carefully considered to maximise space inside and vistas outside, including
taking full advantage of the never-to-be-built out panoramic outlooks over the gardens which border the CBD.
Bates Smart has designed a quietly confident building that will rest naturally within this prestigious Melbourne quarter. The impressive concrete form has taken its inspiration from the classic European character of Spring Street, while custom brickwork recalls the aesthetic of nearby warehouses. The textural façade references the stonework of Parliament House and the warmth of traditional Parisian limestone. At the same time, free of ornamental decoration, 85 Spring Street is unmistakably contemporary.

B ates Smart is recognised as one of Australia’s pre-eminent architectural practices, with a history dating back to
the early days of Melbourne. The responsibility of creating a new timeless building on such a prominent site within the city has inspired Kristen Whittle and his team to maximise the inherent qualities of this position.
Rather than creating a traditional curtain wall building, 85 Spring Street features framed balconies which allow the entire façade of living rooms to be opened up, bringing the outside in. Residents will enjoy natural light, airflow and uninterrupted views as Golden Age Group has purchased the air rights above neighbouring heritage buildings.

F or key surfaces in the kitchen, Nordic marble has been selected. Coming from a denser stone and harder than
Italian or Greek marble, this marble is known for its durability and beauty in equal measure.
By only sandblasting the marble slightly, this durability is ensured for even longer,
while also introducing a subtle texture to the surface. This also reduces the need to regularly polish the marble, and creates a more natural quality.
Beautiful, bold, powerful – marble also features in select kitchen splashbacks, and the sinks and benchtops of ensuites.
