This northwest sector of Chula Vista is mostly comprised of homes from 15 years to 70 years of age, located from the Bayfront to the 805 freeway, south to L St. The detached housing market in north Chula Vista increased in average sale price in the early months of 2014, then, in this last quarter, sale prices fell back to the prior year’s levels. With only 1.5 months inventory, sellers are finding that their properties move to

pending status very quickly.... in about 3 weeks. Condo values faired better, with average sale prices increasing 8% in 2014 to $270,000. These condos are very well-priced in the high-demand area of “old north Chula Vista.”

S outhwest Chula Vista features Chula Vista’s most affordable homes. West of 805 & south of L Street, shopping and freeways are close. Homes were generally built in the 60s and 70s. Detached housing’s average sale price is $385,000, with properties going pending in 3 weeks, all good news for sellers. Buyers will find that they get a lot of house for their money, and yards are large. Condos were built in

70s and 80s; many have garages with average prices in the $230,000s. Units sold are down due to low inventory. No Mello-Roos. Pencils out well for rental properties if one wants to own an investment.

This market is small and exclusive, offering a semi-rural setting in the suburbs, large lots, county services. Land and setting trump contemporary designs. Bonita detached appreciated a healthy 20%, South Couty’s largest increase year-over-year in 2014, representing $80,000 in additional equity. 3 months inventory indicates a healthy market. Very few condos available in Bonita, with only a couple on the market at a

time. The average attached home appreciated approx 16%. Condo buyers will find eager sellers here, as the average condo goes to contract in roughly 6 weeks, longer than others in the area.

Along Palm Ave, this sector offers great value and a mix of 60s homes west of I-805 and post-2000 homes east of I-805. The detached home market continues to move to contract in about 3 weeks, with the average pricing just under $400,000, making this area very affordable. With 82 sales, this is one of South County’s largest market niches. So… it is affordable with abundant housing. If you are

looking for a great value, the condos in this area sell for $194/sqft average, the only area in South County below $200/sqft.... more living space for your money. But you have to act fast! They go to contract in 2 weeks.

Downtown San Diego is truly a story of the condominium market. With only 2 detached sales in the 4th Q, the trends are unreliable at best. The condo market saw a drop in units sold, and a small 3% increase in the average sale price in 2014. The units that sell are selling significantly faster, good news for sellers if their unit is properly priced, going to contract in roughly 6 weeks. There is plenty of inventory for buyers to choose from, with 187

units for sale. The downtown area is seeing fresh, new condo developments, which tends to stimulate that local market. A 1200 sq ft unit is selling in the $600,000s. Penthouses and view units can sell as high as $2.3 Million here.

Imperial Beach is the oceanfront community growing into its own. Pier South Resort has drawn attention to Imperial Beach’s beauty and opportunity. With detached properties climbing 18% in value, they far out-paced the 2014 market going to contract in two weeks, the fastest of any detached South County. Condo numbers are very misleading. Appearing to drop significantly, the story is really about what is selling. Owners near the beach are

generally choosing not to sell right now. Rather than prices “dropping,” we are really seeing more beach-distant units selling. Condos go to contract in under 1 month. The 4.5 months inventory means lots to choose from.

Northeast sector of Chula Vista is the oldest area of homes that lie east of 805. While detached housing had a respectable 4% increase in average sale price, the condo market “went wild” with a 20% increase, now averaging a $302,000 sale price. That is the largest year-over-year increase for condos in any South County zip code. Units sold in 2014 declined in both attached and detached, in part due to low

inventory, each having about 30 units for sale at any one time. With absorption rates at 1-1.5 months, this area is definitely in demand, and sellers will find that they go to contract in less than one month if priced reasonably.

Tthis northeast corner includes Rolling Hills and San Miguel Ranch. At $706,000, this area has the highest average sale price in South County. Detached housing pulls strong demand, with a 14% appreciation, and only 2 months of inventory, going to contract in roughly 1.5 months. At an average $222/sqft, these large, high-end properties surprisingly have the lowest price/sqft in east Chula Vista. The condo market is small

in this area, consistently fewer than 10 units available. That said, they are in high demand, with only 1 month’s inventory. Owners have seen handsome price gains over the past couple of years.

O ne of the newest areas of Chula Vista, housing features many community pools and elementary schools with very high test scores, therefore extremely attractive to families with children. Most properties have Mello-Roos, but remember this Mello-Roos does have a fast-approaching end date. The detached market continues to climb in average sale price, rising 9%, and now at $500,000 average. With 80 sales, and only 1 month of inventory, buyers

must act quickly. The condo market has the highest average condo sale prices in South County, at $340,000. These condos move quickly. Selection is limited, with only 19 units for sale.

Contiguous to the 32nd Street US Navy base, stretching from the waterfront, east to Paradise Hills,and south to Chula Vista. Housing was built prior to 1960, with some recent in-fill development. The real estate market is challenged, but offers great “bang for the buck.” Detached average sale price here is $317K, the lowest average in South County. Houses sell

quickly, in 3 weeks. Condos average $223K, down 6% from the prior year, with only 3 units selling each month, and very limited condo inventory on the market.

San Ysidro is a small town along the US-Mexico border, with its own city government and schools. About Old South County….

A town-builder by the name of Col. William Green Dickinson was sent to National City by The Land and Town Company in 1886. He initially focused on building the Sweetwater Dam, and bringing a rail line into the area. Then he was ready to subdivide land for orchards. By 1888, the

name “Chula Vista” first appeared on a subdivision map, with 688 five-acre lots. Each five-acre lot cost $2500 and each purchaser had to build a $2000 minimum home! Within a year, 50 homes were going up centered around the Third Avenue and K Street part of town, followed by orchards on the acreage.

The Land and Town Company started with orange orchards, but soon learned that the Eureka lemon ripened earlier and loved the coastal environment. Lemon cuttings that were grafted onto orange trees resulted in a hearty, deep-rooted lemon tree. Tah-dah! Over 3000 acres of lemon trees soon engulfed the area, and Chula Vista at a very young age enjoyed the title “The Lemon Capital of the World.”
