In recent years, Astoria has become increasingly popular with young families and young professionals because of the affordability, access to Manhattan (15 minutes on the subway), and new residential

buildings with modern amenities.

The majority of the tenants are local operators with a handful of national tenants positioned at and just off of the main intersection of 31ST Street and Ditmars. People from all over the city and Tri-State area flock to this market because of its eclectic and well-respected food scene. The growth of the residential market has precipitated an improvement in the retail market. [According to an EDC report from 2014, rents increased almost 60% from 2009-2013 and retail availability was as low as 2.7% in Q4 2013. In the last year and a half, Target and Marshalls have signed leases right off of the intersection of 31st and Ditmars.] With the precipitated growth in the retail market stemming from a booming residential market, rents in area have only

been increasing significantly.

Astoria has experienced an increase in its number of “non-family” house-

holds over the last 20 years, making up 40.9% of its population in 2000

compared to 48.5% in 2014. Since 1990, Astoria’s average rent jumped
