In recent years, Astoria has become increasingly popular with young families and young professionals because of the affordability, access to Manhattan (15 minutes on the subway), and new residential
buildings with modern amenities.
The majority of the tenants are local operators with a handful of national tenants positioned at and just off of the main intersection of 31ST Street and Ditmars. People from all over the city and Tri-State area flock to this market because of its eclectic and well-respected food scene. The growth of the residential market has precipitated an improvement in the retail market. [According to an EDC report from 2014, rents increased almost 60% from 2009-2013 and retail availability was as low as 2.7% in Q4 2013.
