Property Description
On Thursday, October 8th
at 6:00 PM, John Dixon and Associates will be auctioning a
Chickamauga Lakefront residence located on 2127 Clematis Drive. The residence is
located in the exclusive Fairview lakefront subdivision which is convenient to area
shopping, employment and educational facilities. The lot is located on the south bank of
Fairview Harbor on the Chickamauga Lake Reservoir of the Tennessee River. Lakefront
residences in the immediate and expanded area have sold for over two million dollars and
the area is in high demand.
As the photos illustrate, views from the property are spectacular. The property is located
on the west bank of the Tennessee River which is an advantage in summer months as late
afternoon sun is to the rear. Further, the property abounds with mature hardwoods,
resulting in a good deal of shade and an extremely relaxed setting. Morning sunrises, as
noted, are magnificent. Fairview Harbor, and 2127 Clematis Drive, have year-round deep
water frontage.
Included with the residence and lot is partial ownership of an adjoining community lot.
This property is shared by the owner of 2127 Clematis, as well as three other Fairview

Auction Terms & Conditions AUCTION LOCATION: The auction will be held on site at 2127 Clematis Road, Hixson,
Tennessee on Thursday, October 8 at 6:00 p.m.
INSPECTION: The property may be inspected anytime at your own risk. John Dixon &
Associates’ representatives will be on duty at the property on September 27th and October 4th
from 2:00 to 5:00 p.m., or you may contact auctioneer for an appointment to view the

TERMS OF SALE: Pay 10% (of the purchase price) earnest money down at the auction and
sign Contract of Sale. Balance due at closing within 30 days. A copy of the contract may be
reviewed prior to the auction by contacting the auctioneer.
BUYER’S PREMIUM: There is a 10% buyer’s premium being charged at this auction.
Example: For each $10,000 of bid amount, there will be a $1,000 buyer’s premium added to
arrive at a purchase price of $11,000.
CLOSING: Balance of the purchase price is due on or before Monday, November 9, 2015.
CLOSING ATTORNEY: Closings will be conducted by Ray Fox with First Title Insurance
Company in Chattanooga, Tennessee, 423-265-2501. Deed preparation and attorney’s fees
will be paid by the seller; all other normal closing costs will be paid by the purchaser. Taxes
will be prorated as of date of closing. Title insurance through First Title Insurance Company
shall be paid by purchaser.
