Sometimes policies are included with the property purchase as an extra incentive for the buyer. However, if that was not the case, a home warranty can be purchased at any time during ownership of the property. So what are the benefits and pitfalls when it comes to home warranties? The Cons In the case of an existing home, as opposed to new construction, pre-existing issues may not be covered. There is the concern that the companies who service home warranty contracts tend to make repeated house calls for repairs when the component in question actually needs to be re- placed, more calls = more profits. The wording on a home warranty can be tricky and may not be in the homeowner’s favor. There is the danger of loopholes and confusion regarding deductibles and which repairs are actually included on the policy. Read the fine print, understand your policy and be wary of miscellaneous charges for work that is supposed to be covered. The Pros For obvious reasons, having a home warranty is peace of mind for both first time home buyers and those buying an older home. So…It’s Time to Sell Your Home. Home Prep and Staging….What YOU Need to Know!

We all know that the market in Colorado is still very strong, but even in a sellers’ market, there are some key things you, as a seller, need to do to make sure your home commands the attention and the sales potential that is deserves! What can you do to make your home POP for that buyer as they walk through the door?

It’s called STAGING. Here are 10 of the most effective things you can do to set your home apart: Solid Infrastructure:

Roof-It might make sense to have your roof inspected to make sure it will be eligible for a 5-year certification. If it won’t pass, you’ll know what will be needed to bring it up to snuff.

Furnace/AC needs to be clean and tuned. Make sure you have the air conditioner charged and the furnace filter cleaned.

DeClutter: Walk through your home and make sure that there’s as much floor space, cabinet space, and wall space as possible. Put away toys, clothes, boxes, and miscellaneous items! Remember….Less is BEST! If you need to rent a storage locker for your excess stuff….DO IT.

Paint and Clean: Walls, Door Trim, Baseboards, Light Switch Areas-need to be clean and chip-free. Fill and Paint any dings, nail holes, scratches, or worn areas The best bang for your remodeling buck is a simple (but well done) paint job.

Floors, Tile, Carpets and Linoleum: Simple….CLEAN THE CARPETS. Anywhere you have tile, it’s amazing how cleaning the grout will make the floors pop Dings, tears, or curling in linoleum have to be repaired

Kitchen…Clean Enough to Eat In… Fresh, updated, and crisp lighting is a must Make those appliances SPARKLE…both inside and outside (update where practical) Clean the cabinets with a wood cleaner

Bathroom: No leaks…in the sink, in the bath, from the toilet Get the mold and mildew out! If you have to refresh/seal the grout-DO IT Fresh Shower Curtain REALLY CLEAN is a great rule for any bathroom

Bedrooms: Just as before-DECLUTTER! Remove excess furniture-make your bedrooms look BIG Clean out the closets, take out extra clothes, open up the shelves

Basement: Paint where needed Get it as dust-free as possible Clean out the window wells

Garage: Make sure you can park as many vehicles as you have stalls for (2 car garage=2 cars) Organize by hanging gardening gear and set up shelving to house outdoor gear Make sure the garage door opener works and that lighting is bright and useful

Exterior: Mow the yard, edge the walkways, trim around the flower beds and fences Clean out the gutters Use an herbicide to kill unwanted vegetation in sidewalk cracks and rocked areas Try to get your yard and gardens as weed-free as possible.

Just remember, opening your home to that perspective buyer is like that first date. First impressions are essential and you certainly want to be included in that second time around!
