Starting with an idea of FlorineThompson, the Woman’s Club of TempleCity, Inc. was founded on Dec. 4, 1925,to promote cultural and philanthropicwork among its members and to developcivic, social and educational interests ofthe community.

Over the past 90 years The Woman’sClub has raised funds for reasons as var-ied as student scholarships, new uni-forms for the junior high school band,

and support for abused women and chil-dren.

The club even installed blue markersin the street so firemen can quickly lo-cate fire hydrants.

The Woman’s Club currently has an-nual philanthropy projects for all ofTemple City Unified School District in-cluding the school libraries, music itemsand scholarships.

The club also donates to Door of

Hope, Friends of the Temple City Li-brary, and the Historical Society ofTemple City.

Each February, the Woman’s Clubhosts a luncheon for the Camellia Courtand guests.

The Club is currently seeking newmembers who enjoy meeting newfriends and hearing interesting speakerswhile dining on good food at their con-vivial lunch meetings. “We are the bestdeal in town,” said current PresidentCarole Rodenbucher, “Only $25 for an-nual dues.”

HistoryDuring their early years the Woman’s

Club brought rural mail delivery toTemple City, canvassed for telephoneservice, and assisted on committeesworking to build a new school.

In 1931, they purchased a lot at thesoutheast corner of Kauffman and Woo-druff which had been designed to housethe Los Angeles County Library. (Theproperty was later deeded to the Histori-cal Society of Temple City in 2006.)

In 1944, the Woman’s Club held acontest to select an official flower andslogan for Temple City. Mrs. RalphSaunders submitted the winning entry:“Temple City, Home of the Camellias.”To celebrate the city’s new slogan, thefollowing year saw eight-month old

Sharon Ray Pearson crowned the firstCamellia “Queen” and driven in an opencar down Las Tunas Drive as Camp FireGirls gifted camellia blossoms to spec-tators. This simple celebration snow-balled to become the nationally recog-nized Camellia Festival, held every Feb-ruary.

TodayThe Woman’s Club of Temple City

meetings start at 12 noon at the Histori-cal Hall located at the corner ofKauffman and Woodruff (* unless oth-erwise noted). The cost of lunch is $10and reservations must be made before 5p.m. on Monday of the week of the meet-ing.

A month in the life of a Chamber presidentEach month one can read here about the Chamber’s events, but I’m devoting this month’s column

to activities that often don’t make the cut due to space limitations. Of course, every month is different, but I hope this series of snapshots convey a sense of the scope of the Chamber and my duties:

Cute, smart kids and air conditioning are a terrific way to spend a hot summer morning, so I reallyenjoyed judging students in Grades 1-7 at Chamber member Asian Youth Center’s Inaugural ScienceFair on July 22.

LA County SupervisorMichael Antonovichand his staff have beengood friends to theChamber so BoardChair Ed Chen and Iwere honored to joinfellow Chamber ofCommerce leaders fromacross the district at hisfinal annual ChamberBreakfast. SupervisorAntonovich is termedout and currentlyrunning for the stateSenate in SD 25.

In June Governor Jerry Brown signed Senate Bill 269, which will eliminate minimum statutory dam-ages for certain minor and technical violations of the Americans with Disabilities Act (ADA). LastMarch, I was proud to stand with Californians Against Lawsuit Abuse (CALA) on the steps of the StateCapitol before meeting with our elected representatives to urge passage of this bill which is a solid stepforward in protecting small business owners from frivolous ADA lawsuit abuse.

Southern California Edison completes critical repairsSouthern California Edison recently completed emergency repair work on an elec-

trical vault below Temple City Boulevard, just south of Las Tunas Drive. A routineinspection revealed that the concrete vault was in danger of collapse, resulting incostly equipment damage and long-term electrical outages. Because the vault is lo-cated in the middle of Temple City Boulevard, the street was reduced to one lane oftraffic in each direction for several days while repairs were completed. Edison workedto minimize any impact to its electric customers; and Edison and the City partneredto minimize traffic and other impacts on the community.

So you know you’re luckywhen you get to show up forwork that’s a career and sharethe experience with the kind ofpeople you’d adopt if you could.

Team Leader Dani never ap-plied for the job; her honesty, fairness, eloquence, and goodheart pretty much rendered theselection process unnecessary.

Dani Williams first steppedthrough our doors some 13years ago. On that occasion Iwas too busy being busy to ap-preciate the opportunity; all Imanaged was a wave and aglance. My co-workers urged a

Leading from the Heartreturn visit (and the threat ofan organized strike) and I’venever spent quality interviewtime more wisely.

Dani was a very quick study, was self-motivated, and in-stantly won the respect of herco-workers and patients alike.Within a few weeks, Dani haddone an inventory of supplieson her own initiative andwithin a few years she’d led acommunity project that servedTemple City schools while man-aging most of the local dentistsin the process. A little whilelater, Dani was named National

Dental Assistant of the Year bythe prestigious Crown Council.

Although Dani has deserv-edly won honors as a dental as-sistant, they don’t come close todefining her as a person. Dani

happens to share Decemberbirthdays with my dad. And Iknow for sure there are at leasttwo amazingly generous, empathetic good hearts in theGolden Rule Hall of Fame ...both of whom started out onDec. 2.

When I was accepted ontothe Board of Directors of Ha-ven House (the first shelter forvictims of domestic violencefounded in the U. S.), Danishowed up with a carload ofclothes the next day.

Every year, we’d adopt a Ha-ven House family for Christ-mas; and having selected andwrapped all of the gifts with hersister Denise (now our sched-uling coordinator,) Dani alwaystook the lead as we met yet an-other courageous, grateful fam-ily trying their best to put asmile on one of life’s cruelestpunches to the gut and heart.

Last November, our officeorganized a food drive benefit-ting low income families withchildren attending localschools. Don’t have to tell youwho created, organized, and led

the event ... that generated morethan 1,000 pounds of holidaydonations.

Last week, Dani was reallyanimated, sharing what she’ddone over the weekend. And Idon’t know about you, butsometimes my team leadermakes me feel like the most self-ish loser in the world.

While I was playing golf andagonizing over a college footballrally, Dani and four lady friendsand relatives decided Sundaywas a great day to make a dif-ference ... again.

Armed with peanut butterand jelly sandwiches, juice, wa-ter, and cheese and crackers,Dani and company visited theareas around Olvera Street,Elysian Park, and LA CountyGeneral Hospital and fed 120homeless Angelenos.

As Dani told me Sunday’sstory, I could see what fulfill-ment looks like. When she fin-ished her report we bothmouthed the words “...but forthe grace of God.” And then,“Dr. V, we’re gonna do it everymonth.”

Team Leader Dani Williams

What is my home worth?Well it depends on which side of the fence you’re on.If you’re buying, it is a house. If you are selling, it is a home and

speaks to personal attachment, motives, emotional, and financialinvestment.

Determining fair market value is the most important part oflisting a home if you expect it to sell, and in a timely manner. Theother half is marketing effectively.

Even the most effective marketing will not sell an over-pricedhome, though a home listed at the top range of fair market valuecan sell for more than expected if the marketing is broad ranged, syndicated, involves effective use of social media, and the listing issearch engine friendly.

Fair market value is a rangeTypically it begins with your real estate professional pulling data

from the most important source, the MLS or Multiple Listing Sys-tem.

To determine the fair market value and answer the seller’s ques-tion of what their home is worth, comparable homes, or “comps”should closely match features like number of bedrooms, baths, garage size, living square footage, lot size etc. within a mile or so ofthe subject property.

Below is a list of the comps that should be considered to trulydetermine the fair market value of your home:

• Expired - these homes may have been over priced for whatthey had to offer and didn’t sell. Obviously overpriced paints astrong picture of what not to do.

• Active/asking price - what are current asking prices for com-parable homes in your neighborhood?

• Sold prices - the most important data-set to pull from theMLS as it clearly tells you what comparable homes in your neigh-borhood are selling for.

In the end, it is the buyer that determines the value of the prop-erty they purchase. Why? Because they either buy or don’t buy. They after all, have been shopping the market and comparing allproperties in their price range.

That’s why it is important to study the comps.

I always like to ensure that my cli-ents understand the following benefitsof having a trust verses going throughprobate court to transfer a deceasedperson’s assets. In my opinion, there arethree main benefits:

1. CostTrust: A typical trust package drafted

by an attorney costs somewhere around$2,000. Although this is not a smallamount of money, $2,000 is a lot lessthan probate fees.

Probate: Attorneys’ fees in probatecourt are set by statute, which moresimply means that the fees are set by theCalifornia legislature and are not as ne-gotiable as ordinary attorneys’ fees. Forexample, as we know in the San GabrielValley, property values have risen sig-nificantly in the past few years. As a re-sult, if a person in Temple City passesaway without a living trust and has oneasset, a house worth $750,000, the at-torneys’ fees by law would be $18,000.That is a big difference in attorney’s fees.

2. ChoiceTrust: If a person has a living trust,

he or she can choose who get what as-sets and when. For instance, if you don’twant to give your estate to your “prob-lem-ridden” son, then you can chooseto leave your entire estate to your 16-year-old granddaughter when she turns

Living trust vs. probate

30 years old. You can specify that thetrustee can use the trust money foryour granddaughter’s health, support, maintenance, and education prior toreaching age 30.

Probate: Without a trust, if your“problem-ridden” son is your heir atlaw, then he would receive your entireestate outright.

3. TimeTrust: I have met with a client,

drafted, and finalized a trust in lessthan a week. Once a person with a trustpasses away, that person’s trust assetstransfers to the beneficiaries (almost)immediately.

Probate: My average probate casehas been taking 12 months to completebefore assets are transferred. This longtime period obviously makes the griev-ing process even more difficult for thesurviving loved ones.

The app uses a smart phone’s GPS to give players a map wherethey are, turning the real world into a game board as they search forvirtual creatures.

Temple City Park has become a des-tination, Mr. Cook said, as players haveto explore local landmarks to advancein the game. The civic center currentlyhosts eight virtual destinations (orPokestops) including City Hall, theKauffman Memorial and Walter P.Temple bust.

Players visiting these stops collectitems like eggs and Poke Balls to cap-ture more Pokemon, or pocket monsters. However, running afterthem comes with a few risks if players aren’t careful.

Public safety agencies across the nation havebeen reporting accidents, injuries and illegal tres-passing as players have been distracted with thegame. Temple Sheriff ’s Station recently issued asafety advisory, reminding those to play in well-litareas, not to trespass private property and to becautious of their surroundings.

City Manager: Deputies confiscate illegal fireworksCity manager Bryan Cook, in his July 15 City Manager’s Report,

said that on July 4, the L.A. County Sheriff ’s Dept. deployed twotwo-man patrol units to enforce the City’s fireworks regulations. Atthe conclusion of their patrols, deputies confiscated 80 lbs. of illegalfireworks and issued $6,000 in fines, he said.

In preparation for next year’s dedicated enforcement, Mr. Cooksaid deputies have begun documenting problem locations. If a resi-dent would like to report an area or location with known illegal fire-works use, phone Sgt. Ron Miranda at 626-292-3353.

Dear Emmy, is there a cor-relation between the stockmarket and presidential elec-tion cycles?

To be honest, I typicallyavoid this question. This Presi-dential Election Cycle Theorywas popularized by Yale Hirschin his 2004 The Stock Trader’sAlmanac.

Yes, there does appear to bea strong correlation betweenthe rise and fall of the S & P500 Index and the four yearsbetween presidential elections.

Charts that take an histori-cal look at stock market cyclesfrom 1942-2002* show an in-teresting pattern: The S & P500 usually posts gains leadingup to a presidential election. Inthe two years following, the S& P most often declines, bot-toming out around the mid-terms, and then starts itsgradual rise towards the nextelection year.

There have been notableexceptions, most recently, thedramatic stock market fall at

the end of George W. Bush’spresidency. 2008 was indeed abitter pill. But focusing on thatunfortunate event takes awaymuch of the fun, and fun is,frankly, the only legitimate usefor this Presidential ElectionCycle Theory. My apologies.

The numbers are certainlyreal and the correlation is vis-ible. However, correlation isn’tcausation. That’s the importanttake-away. Remember, Father’sDay is always in July, which isthe hottest month of the year. But Father’s Day doesn’t causeall that heat. The sun does.

Code enforcement activity up over previous yearIn the first half of 2016 Temple City code enforcement officers

opened 544 cases – a 33% increase over the prior year. Overgrownvegetation due to laid-off gardeners was the reason cited, given lastyear’s water conservation efforts, followed by a wet winter. Proactivepreservation efforts also yielded reductions in the amount of time ittakes to close code enforcement cases – from 22 to 16 days. This suc-cess is attributed mainly to cooperative property owners.
