A. INTRODUCTION

The following are the guidelines for the sign pro aro at Carriage Square Cente Creativity andvariety are highly encouraged within thc scope ofthe~se-e¡;¡·.te.r.Ul·L-_--Al! signs shall be constructed and installed by licensed contractors using the highest qualitymaterials and U.L. approVed eomponents and construction techniques. No signs shall be erectedwithout obtaining a permit froro the City of Oxnard. Bdore obtaining a pennít, aH applicationsmust be reviewed by the landlord or his agent for approvaJ. Any non-compliant signs erectedwithout the owner's consent Or a permít from the City of Oxnard shall be removed at tenant'sexpense inc1uding repair ofilie waI1,stucco, file, paint, etc.

B. TENANT REQUlR€MENl'S

l. Each tenant shall submit one (1) copy of the detailed shop drawing of his proposed sign;and site plan showíng lease fmntage indieating conformance with the sign enteria hereinoutlined, to the owner for written approval.Send to:

Owner approval shall be required prior to the tenaot or sign contractor obtaining allnecessary sign pennits from the City of Oxnard Department of Planning &Envíronmental Services.

2. The tenant shall be responsible for fulfillment of aH the requíreroents of this criteria.

3. Al! penetrations ofthe building structure required for sign installation sha11 be sealed in awatertight condition and must be patched to match lhe adjacent finish.

4. The maximum allocated sign area for the aggregate of a11 permanent signs shall be notedherein and shall conforID to that allowed by the City of Oxnard.

5. CompHance with this criteria will be strlctly enforced; aoy nonconforming signs wiU beremoved al the tenant's expense.

1. Signs Constituting a Traftic Hazard:

No person shall install or maintain a eause to be installed or mainr:Iined any sign whichsimulates or imitates, (in size, color, lettering, Or design), any traffic sign Or signal, orwhich makes use of the words, "STOP", "LOOK", "DANGER", or any other words,phrases, symbols, or characters in sueh a m.anner as to interfere with, mislead, or confusetraffie.

It shall be unlawful for any person to exhibit, post, Ol' display cause to be exhibited,posted, or dispJayed upon any sign, anything of an obscene, indecent, or immora! natureor unlawful activity.

3. Animated, Audible. Maving ar Illmni,natcd Signs:

Signs consisting of any moving, swinging, rotating, flashing, blinking, scintillatíng,fluctuating, or othetwise animated or iJluminated light is prohibited.

4. Signs in Proximity to Utility Lines:

Sígns, which have Iess horizontal or vertical c1earance from, authorized communicationor energized e1ectrical power lines than prcscribed by the Jaws of the State of Californiaare prohibited.

5. S,igns aboye any roof:

Signs aboye any roof line or 00 an mof shaH be prohibited.

6. Temporary Sign:

Temporal:}' sign shaIl on!y be approved through issuance of a temporary USe permit perCityCode.

7. WaH Signs

No signs shall be Jocated on perimeter wall except at low entry wa11 as approved by theCity.

D. GENERAL R.EOUlREMENTS

• Individual tenallts may choose from a variety of sigo types.Box Or cabinet signs arespecifically exc1uded except where they are a subordinate part a sign's design i.e.logo box,etc. The dominant part of the sigo. must be of individually fabricated characters.

• Channelletters, front lit or halo lit are acceptable. Individual fabricated or cut-out letterswith externa! spotlights Le. "Goosenecks" must be of an approved type and are paid for bythe tenaní as part of the cost of his sign.

• AH finishes must be color fast and ofilie highest quaHty, automotive urethane, industrialgrade enamels, or equivalent. Antique, mottled or patina finishes are highly encourag~d,
