SHOPPING FOR A CONDO BUILDERYou’ve decided that a new condo is the way to go and you’re making headway, but you still have another big decision to make – choosing your home builder. It pays to check the reputation of the builder/developer before you sign on the dotted line.
Start by fi nding out how long the company has been in business. Ask a sales representative or visit the company’s website. Next, fi nd out if previous purchasers are happy with their homes. Drive around an existing community built by the company and talk to anyone you run into during your tour.
Naturally, you should spend some time visiting several di� erent sales
o� ces and model suites. Get a feel for each company and the sta� employed there. Ask a lot of questions and expect to be treated with consideration and respect. No question is too “dumb.”
Think twice about any development where the salespeople push you
to make a decision you’re not ready for, or where they are not happy to provide you with the information you request. There are many other builders and salespeople out there who pride themselves on putting the customer fi rst.
When you do fi nd the right home and the right builder, making that big decision will be a whole lot easier and more enjoyable.
ARE MILLENNIALS SO MYSTERIOUS?On June 12th I had the pleasure of attending the Urban Development Institute’s informational lunch called “Millennials are here. Are You Ready?” Born into in some sort of “Lost Generation” post-Boomer purgatory myself, I was eager to hear from the panellists, two of whom are Millennials, about what we oldies can expect from these up-and-coming whippersnappers. Considering that 75 per cent of fi rst-time home buyers are Millennial, this is clearly a demographic that, though still young, has got to be understood and catered to by marketers, builders and city planners well into the future. So what did I learn from City of Vancouver councillor Melissa De Genova, Jon Stovell of Reliance Properties and Karm Sumal, co-founder of the blog Vancity Buzz? Millennials are smart. Though Melissa De Genova is currently the only Millennial on City Council, she
is exceptionally dialled-in to the changing needs of the workforce in Vancouver, stressing the need to address a� ordability through smaller, entry-level housing options with diverse amenities, as well as re-zoning for more creative uses for currently industrial areas. Rezoning was also addressed by John Stevell, who lobbied for more micro-lofts, live/work spaces and explained the large market for these type of homes. Karm Sumal described all the new ways Millennials get their information and engage with their communities. The foreign ownership debateA LOOK AT REAL ESTATE RULES ACROSS THE GLOBE

In the last few months, pressure on the provincial government has started to heat up again regarding
taxing wealthy offshore investors at a higher rate than local residents buying investment properties in Metro Vancouver. The debate centres on whether or not a foreign ownership tax would curb price acceleration in the housing market.
Official figures don’t exist for the British Columbia real estate market but realtor and media polls have reported anywhere from 3.5% to 20% of housing sales coming from foreign investors.
How do other major real estate markets compare to Canada’s open-door foreigner home ownership policies?
COUNTRIES WITH SIMILAR MINIMAL RESTRICTIONS:GermanyThe lack of restrictions in this country closely resemble those of Canada. The only caveat for foreigners is that financial institutions may require a higher down payment due to the lack of long-term financial records.
United States of AmericaThere are also less restrictions for foreigners to buy homes, with the exception of the purchase of housing co-ops which is generally prohibited. Financial institutions also require a higher down payment (usually 30%).
United KingdomRules in the U.K. are similar. However, as of 2010, up to 28% of the profit earned on a property at the point of sale will be collected, which is the same tax a British
home seller must pay. (Non-resident Canadians selling property are also subject to Capital Gains tax.)
COUNTRIES WITH GREATER RESTRICTIONS:ChinaNew restrictions for foreigners were created in 2010. Foreigners are limited to one residential property for personal use and must reside in the country one year before they can purchase a home.
SwitzerlandAn annual quota is assigned by the government to limit the number of houses and flats that can be purchased by foreigners and only one home can be owned per family. The home can be used as a holiday home but cannot be purchased for the sole purpose of renting it out.
AustraliaSince 2010, the country prohibits foreigners from buying existing housing for investment, with an exception made if the foreigner plans to demolish and redevelop within two years, where the development will increase the number of housing units.
SingaporeSimilar to Hong Kong, Singapore is one of the most costly places for foreigners to invest in home ownership as they are charged a ‘foreigner premium’ of 15% Buyer’s Stamp Duty and higher tax levels.
What is the Answer?With 20% or less of home sales in the Lower Mainland being made by foreign
investors this is not the only factor contributing to housing prices. There are a multitude of factors affecting housing prices including property transfer taxes, municipal fees for development and public amenities, land constraints, rate of housing supply, and regulated financial pressures just to name a few. The foreign ownership debate is really about affordability and affordability is a complex issue with a number of factors all playing a role.
The reality is that as long as Vancouver continues to be one of the best places to live in the world we likely will be having this debate for a long time to come.

Vancouverites believe developerswield heavy infl uenceLast November, 68 per cent of those who responded to an Insights West poll in Metro Vancouver indicated that they felt that developers and lobbyists had too much infl uence in their municipality. In the City of Vancouver, that number was even higher (73 per cent). When The Vancouver Sun set out recently to discover if Vancouverites feel the same way about change in their neighbourhoods, it found that 37 per cent of residents believe that developers wield the most infl uence in the look and feel of their neighbourhood, while 27 per cent think the municipal government is calling the shots and only 22 per cent think their community is in control. Many still believe, however, that development can bring positive change.
Vancouver mayor wantsto curb housing speculationMayor Robertson recently wrote a letter to Premier Clark proposing solutions for Vancouver’s housing a� ordability crisis. Among these are a provincial “luxury housing” tax, a tax on property fl ippers and the authority to reduce the number of vacancies. Robertson believes it is the province’s responsibility to curb housing speculation by “the world’s wealthiest citizens.” Robertson remained vague
on several details, however, such as, how people might qualify as Metro’s wealthiest citizens, how much the fund might generate and what kind of penalty owning an empty home might incur.
TransLink investmentkey to economic vitalityAvison Young, a real-estate services fi rm, recently released their white paper, which concluded that a “yes” vote in the plebiscite would contribute to the health of Metro Vancouver’s commercial real estate industry. Avison Young called the chance to vote on the plebiscite “a rare opportunity” for the citizens of Metro Vancouver that “would be the envy of most metropolitan centres around the globe.” The results of the transit plebiscite are expected by the end of June.
Can we make Vancouvermore aff ordable? In a recent column in The Vancouver Sun, Tsur Sommerville, director of the Centre for Urban Economics and Real Estate at the Sauder School of Business, University of British Columbia, makes a call to local government and to the development community to “o� er choices that are less jarring to the existing built form. Planners must move to saying yes to developments that may not perfectly fi t the myriad of design
rules propagated by local government.” He also asks that citizens of Metro Vancouver be more accepting of seeing change in their neighbourhoods, because “the way we approach land use in our neighbourhoods now is making life here less a� ordable and accessible everyday.” Can we make Vancouver more a� ordable? Yes, we can, but it’s on you, citizens of Metro Vancouver.

Sitting on her white couch with hot pink toss cushions, Arlene Richards could be the poster child for the benefits of downsizing.
“I donated all my stuff to a women’s shelter and treated myself to brand new furniture,” she says with excitement.
This spring Arlene mustered up the courage to sell her family home of 53 years — the home where she raised five children and tended a beautiful garden. “Royce is ‘out of the box,’ absolutely,” says architect Mark Ankenman of AAAI, who was inspired by the view opportunities of this site. “It hasn’t been done before in wood-frame,” he says, citing the building’s modern use of materials and unique U-shape which follows the east-to-west stretch of the property. The definition of the traditional home with a white picket fence is changing. Condominiums, from
compact pied-à-terres to lavish ‘estate homes in the sky’ located in the heart of downtown, are taking centre stage as a lifestyle choice. And undeniably Vancouver is becoming a poster child for this new attitude about the places we call home.
But with condominium residences proliferating almost as rapidly as Vancouver’s ubiquitous coffee shops, the range of options can become more than dazzling — it can be overwhelming. This issue, New Condo Guide talks with veteran condo marketer Bill Szeto, president of Oakwyn Marketing, about some of the considerations you should take into account during your searching for the perfect urban pad.
Q: What’s the most important first step in finding your ideal condominium home?A: The old axiom is still true: location, location, location. Even more than a single-family home, when you decide to purchase a condo, you’re not just buying a place where you’ll eat and sleep. You’re buying into an infrastructure, a neighbourhood. Surrounding amenities — things like the coffee shops, restaurants, retail outlets, recreational facilities and entertainment venues — are as much a part of your “home” as the four walls that define your living room. I’d always pick a location that fits my lifestyle first, then I’d start looking at what homes available there.
Q: Lifestyle is a pretty broad term. What advice would you give
someone trying to decide if a specific neighbourhood and condo match their requirements?A: Be honest with yourself about what’s truly important to you. It’s easy to get caught up in the hype of what other people say you “should” want, but you absolutely must trust your instincts. If a trend or feature doesn’t make sense to you when you first look at a condo, it will probably never feel right — no matter how long you live there.
For example, interior bedrooms with sliding glass walls and no windows can be a great way to maximize usable space in a compact apartment — something many young urbanites appreciate and willingly accept. But I’m still old school. I want fresh air and natural light in the bedroom so this option wouldn’t work for me — no matter

Q: What’s the most innovative space-efficient design you’ve ever seen?A: In Asia, they’ve created a 300-square-foot apartment where the walls are on a mechanical conveyor belt so they’re interchangeable according to what you’re doing at the time. When you’ve finished working at your desk, you put it away and bring out the living room. When you’re ready to cook dinner, you bring out the kitchen — proving extreme minimalist living can still be extremely comfortable.

Q: It’s become virtually standard for developers to say they have “efficient floor plans.” What does this actually mean to the consumer?A: Like beauty, efficiency is usually in the eye of the beholder. It comes back to lifestyle. Today, many entrepreneurs and business people run their entire business from a laptop and a smart phone, so a small, built-in workstation adjacent to the kitchen may be all they
need. On the other hand, someone like an artist or an accountant with significant paper files will probably still need a traditional office area.
However, that said, some designs are inherently more efficient than others. Long corridors or hallways waste an incredible amount of space — which is part of the reason open concept floor plans have become so popular. Built-in storage designed to look like it’s part of the interior décor is another clever way to get the most use out of a limited space.
Q: As the move toward higher densification in urban centres continues, pressure to ditch the personal automobile ramps up.

When you sit down with a mortgage broker or bank to talk about your mortgage
financing options, one of the products they may offer you is a collateral mortgage. Collateral mortgages are a readvanceable mortgage product, meaning it comes with the option to borrow more money as your property value increases, without having to refinance your mortgage.
In theory, this should be a fantastic product for mortgage holders. Normally, if you wanted to borrow equity from your home partway through your mortgage term, you’d have to refinance your mortgage – and pay a hefty penalty to do so. As well, whenever you refinance, you have to pay a real estate lawyer to oversee the transaction. Hello, legal fees – and more costs that need to come out of your pocket.
Unfortunately, the grass isn’t always greener on the other side, and a collateral mortgage might not always be as great as it sounds. Why? Well, for
starters, on paper, having a collateral mortgage can make it look like you have more debt than you actually do. Collateral mortgages are registered with a collateral charge, meaning lenders register the home as being worth slightly more than it is (up to 125 per cent more, in fact). They do this so that when the value of your home does go up you’re able to borrow up to 80 per cent of the increased value – not the original amount it was valued at when you first bought it.
The downside to this is the collateral charge could make it look like you have more debt than you really do. If, sometime throughout your mortgage, you wanted to secure secondary financing for other things, a lender would have to review your credit history and would see this larger amount registered under your name. Depending on your financial situation at the time, this may be reason enough for them to decline your application for more financing.

Are collateral mortgages good? YES, IN THEORY…
The second and final reason collateral mortgages aren’t always as great as they sound is that you can’t transfer them to another lender – not even when your mortgage term is up. See, collateral loan agreements aren’t registered with your land title or registry office. Instead, they’re registered under the Personal Property Security Act (PPSA) of Canada. For that reason, it may contain terms that other lenders don’t agree with. So, if you ever decided you wanted to switch lenders, you would need to hire a real estate lawyer (and pay those legal fees) to get you out of your agreement.
Now, I’m still not saying you should just steer clear of these products. If you think you’ll need to borrow equity in the future, and plan to keep your mortgage with the same lender, a collateral mortgage would be a great product for you! But for those who favour flexibility: do all your research, before simply signing on the dotted line.

Competitive spring market continues
COMPETITION CONTINUES TO PUT UPWARD PRESSURE ON HOME PRICES, PARTICULARLY IN THE DETACHED HOME MARKET
The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in
Metro Vancouver reached 4,056 on the Multiple Listing Service® (MLS®) in May 2015. This represents a 23.4 per cent increase compared to the 3,286 sales recorded in May 2014, and a decrease of 2.9 per cent compared to the 4,179 sales in April 2015.
Last month’s sales were 16.7 per cent above the 10-year sales average for the month.
“We continue to see strong competition for homes that are priced right for today’s market,” Darcy McLeod, REBGV president said. “It’s important to remember that real estate is hyper local, particularly in a seller’s market. This means that conditions and prices vary depending on property type, neighbourhood, and other factors.”
New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,641 in May. This represents a 5 per cent decrease compared to the 5,936 new listings reported in May 2014.
The total number of properties currently listed for sale on the region’s MLS® is 12,336, a 23.2 per cent decline compared to May 2014 and a 0.8 per cent decline compared to April 2015.
“While the supply of homes for sale remains below what’s typical for this time of year, our region continues to offer a diverse selection of housing options at different price points,” McLeod said. “This diversity within the housing stock is part of what’s driving today’s home sale activity.”
The MLS® Home Price Index composite benchmark price for all residential properties in Metro
Vancouver is currently $684,400. This represents a 9.4 per cent increase compared to May 2014.
The sales-to-active-listings ratio in May was 32.9 per cent. This is the highest that this ratio has been in Metro Vancouver since June 2007.
Sales of detached properties in May 2015 reached 1,723, an increase of 18.6 per cent from the 1,453 detached sales recorded in May 2014, and a 42.2 per cent increase from the 1,212 units sold in May 2013. The benchmark price for a detached property in Metro Vancouver increased 14.1 per cent from May 2014 to $1,104,900.
Sales of apartment properties reached 1,600 in May 2015, an increase of 24.4 per cent compared to the 1,286 sales in May 2014, and an increase of 40.8 per cent compared to the 1,136 sales in May 2013. The benchmark price of an apartment property increased 4.6 per cent from May 2014 to $396,900.
Attached property sales in May 2015 totalled 733, an increase of 34 per cent compared to the 547 sales in May 2014, and a 37.3 per cent increase from the 534 attached properties sold in May 2013. The benchmark price of an attached unit increased 6.4 per cent between May 2014 and 2015 to $501,000.

1. Multi-task masters» A staple I’ve returned to time and
time again, simple stools can function as side tables, extra seats or cocktail tables (especially when clustered together), and tuck away or move easily to suit so many uses.
» Hard stools are great if you prioritize the table space (pulled up to seats to hold a drink), and soft stools make for plusher seating (but can still hold a serving tray). Either way, use this as a chance to add a new texture, like faux fur, cowhide, rich wood, or natural stone.
Get the look: Visit Toronto designer mainstay L’Atelier – shop their showroom, or ask to order one of the many cool and playful options from Made Goods.
2. Lighten up» Adding layers of light to a room is key
to beautiful design: harsh shadows from one lonely lamp drag down any decor, so you should always include
as many types of lighting as possible (sconces, floor lamps, table lights, pendants). However, the lighting source doesn’t have to be strictly functional. Consider choosing a piece that makes its own statement – after all, it’ll be in the spotlight!
» Simple white shades are timeless (the modern trend being non-tapered cylinders and squares), but even more trendy is the bare Edison-style bulb. This touch of industrial style plays well against traditional or modern furnishings because of the raw, elemental nature of the exposed filament.
Get the look: Universal lamp carries a wide selection of styles in-store and even more by order – I especially love the dramatic Medusa lamp with its array of bulbs adding a rich glow while making an un-missable statement.
3. Get seated» While most homes will have a standby
sofa or sectional for everyday
lounging, don’t underestimate the value of a full-sized, single seat chair. You’ll want something that will cocoon you when you just need some alone time. A pair of matching sofas can be a great look, but don’t be afraid of asymmetry and different periods – the best groupings include some variety to suit all different seating situations.
» Upholstered furniture does not have to use the same material on the front and back, which gives you another great chance to embrace a high impact look in a smaller dose. A bold fabric or finish on just one side gives a touch of drama without sacrificing any practicality. Then use accent pillows in a relating fabric to connect it back to your sofa for harmony.
Get the look: When I visited In The Know (affectionately known as ITK), they had not one but two cool classic egg chairs – one in bold red and one with an industrial metal “shell” and brown leather seat. Of course, at ITK every item on the floor drops in price every week until they’re quickly snapped up, so you’ll have to visit to see what great new treasures are waiting there to inspire you.
4. Looking Back» A mirror is often thought of as a
fashion accessory – one full length in the bedroom for getting dressed, and one in the foyer for a quick heading-out-the-door check. However, mirrors are bigger than ever as a decor accessory that, besides doubling the visual space, can bring a beauty all their own. Antique mirrors, with natural (or applied) patina, bring a very on-trend touch of old-world glam to a space.

» I recently designed a custom aged glass mirror for a client, but you can simulate this look with a fun DIY project by picking up a stripping or antiquing kit, some gold spray paint, and a budget mirror. Make sure to read the directions carefully (and wear protective gear), and once the antiquing is fi nished a few tiny spurts of the spray paint will give it an extra level of dimension.
Get the look: Get a simple mirror from Ikea and look to hardware or art supply stores for etching kits, or visit Zilli Home for wall-hung and oversized fl oor options in a range of styles.
5. Hit the bench» Often associated with pianos or parks,
the humble bench is a powerful piece of seating. I like to use one in long or awkward fl oor plans for its ability to connect spaces. In a room too big for one seating group, break the space into multiple areas with a bench in the middle to serve both seating groups. It creates a visual line, while serving double duty.
» A bench also makes a stylish
seat for your dining table ( just stick to a two-seater so nobody is trapped in the middle), or an extra cocktail table option for Standing Room Only occasions.

Now that you’ve got some great new ideas for next-level must-haves, you should be ready to take your decor from simply practical to its full potential.

It’s not easy putting together a short article promoting the benefits of a space-efficient kitchen or dining
area. There are quite a few companies working on innovative products that address limited counter surface or the occasional need to squeeze in a few more dinner guests. There is an ocean of architects and designers out there, all with a sure-fire solution on how to make culinary and eating space more navigable for those of us living in restrictive spaces. Some are bringing legitimate head-turners to the table, so to speak, while others are slightly missing the mark and serving up solutions that may be a little more kitsch than kitchen. No matter what the case, there is an abundance of options available, and the following are just a few examples.

Of all the rooms in our homes, there are two that seem to have been off limits to modular and collapsible furniture for the longest time: the kitchen and the bathroom. We are very receptive to any concept that grants more surface area, but the idea of a mobile sink or cook top has for ages been synonymous with camping or RV living, and for the most part, buyers have shied away.
If you happen to be looking for a little more workspace or feel most at home with an Industrial vibe in your kitchen, then Minacciolo, a company out of Treviso Italy, may be well worth a look when considering hardware alternatives for your cooking space. Their “Mina” series of standalone kitchen islands offer those with a more generous allotment of room the ideal hardware to get pretty much anything done in the kitchen. If space is
more of a concern, their Mini Mina packs its own punch: a functional alternative that maintains the essentials like sink, storage, and grill top. Hard angles, bold colours and dramatic hand cranks on this crafted Italian design are not for the faint of heart, or for those who lean towards a more classical look, but there is no doubt that walking into a room featuring the Mina, you might just take more notice of the tools rather than the cooking.
Surface area is probably one of the single greatest concerns when living in a small space. With diminishing condo sizes, entertaining is becoming a tougher chore. Even a buffet-style gathering needs a place to lay out an attractive spread, and one of the biggest sacrifices people often have to make when downsizing is to forfeit entertaining as they once did.
