The tuxes were dusted o� and the glam gowns out in full force in a display of elegance not often
seen in this laid-back city. On February 27th, everyone at the Hyatt Regency Hotel ballroom settled in at their beautifully decorated tables and hoped that one (or more) of the 2015 Georgie Awards for excellence in residential construction might be theirs to take home. An elegant dinner, and a few glasses of wine were expected to get the crowd through the ceremony.
Then out came Destineak, an electrifying electro-pop duo with live drumming, an energetic dance beat and talented vocals that woke up the room. Then the contortionists got on stage and things got really interesting. I won’t even go into the casino/cabaret afterparty... Props go to Laura Chok of the Canadian Home Builders’ Association BC for shaking things up and providing a truly entertaining evening for all.
Of course the highlight of the event was the celebration of the best of the best builders in the province, who were honoured in true westcoast style. In this issue, Susan M Boyce has an in-depth look at The Georgies judging process and the rundown of all the winners.
Next up is the GVHBA Ovation Awards, celebrating the best of building and renovating in the Lower Mainland. I’m not sure what will be happening for entertainment, but this awards show is always an exciting opportunity for our builders and designers to showcase their amazing talents. I do have high hopes for this ceremony too, as the reception to announce the winners on March 4th at the Pinnacle Hotel included champagne and a serve-yourself poutine bar. So, cheers to all the Georgie winners, fi nalists, and to everyone involved in the upcoming Ovations happening on April 25th. Promise to keep you posted.

IT’S BEEN A FEW MONTHS since I had the opportunity to visit Spring on Kelly, so I’m delighted to discover this stylish new condo in my old ’hood is now complete and looking oh-so inviting.

You can be on Highway 1 in about 15 minutes or take Barnet Highway — a scenic alternative I often take advantage of when I feel like enjoying the water and mountain views. “This location is so convenient you don’t actually need a car — a lifestyle choice a number of our purchasers have already made,” Charmaine says.
But now I need to run because another lifestyle choice awaits me before heading back to Vancouver: coffee and a scrumptious bakery treat at Europe Old Fashioned Bakery & Deli — no matter how busy I am, this is one tradition I always include in a visit to PoCo.

PORT COQUITLAMRails Meet RiversKNOWN COMMONLY AS “POCO” around Metro Vancouver, the suburb of Port Coquitlam is located 27 kilometers east of Vancouver where the Fraser and Pitt Rivers converge. It is perhaps no surprise that the place that Terry Fox once called home is still the city in the Lower Mainland that has the most parkland per capita; trails abound to such a degree here that runners need never be bored.
HistoryIt was in 1859 that the first European settlers began farming alongside Pitt River, but the area that is now know as Port Coquitlam received a real surge in population when the Canadian Pacific Railway moved its freight terminal from Vancouver to New Westminster in 1911. This, combined with its convenient
geographical location where the Pitt and Fraser Rivers meet, was one of the main factors leading to Port Coquitlam’s incorporation in 1913.
Once largely farmland, the population of Port Coquitlam had grown slowly but steadily since the first European settlers arrived here in the 1860s and its incorporation as a city. By the end of World War II, there were about 1500 people living in the area, and this number had doubled to 3000 by 1952. By 1960, the population was counted at roughly 8400, and today, Port Coquitlam is a bustling suburb that is home to around 57,000 people.
Getting AroundAs Port Coquitlam’s population has grown, it has gradually seen upgrades
in its transportation infrastructure. The Pitt River Bridge, a seven-lane cable-stayed bridge, replaced the pre-existing connection to Pitt Meadows in 2009. In 2010, the Coast Meridian Overpass, a four-lane cable stayed bridge, became another means of travelling north to south over the Canadian Pacific Railway Oxford Street rail yard.
These updates, however, are small potatoes compared to what’s to come. When the Evergreen line opens in neighbouring Coquitlam in 2016, commutes from Port Coquitlam will become faster, too. What’s more, the design plans for the Evergreen Line include a short spur at Coquitlam Central Station, in order to allow an extension to Port Coquitlam in the future.

PoCo NowSavvy homeseekers and developers are taking note of this. Charmaine Betcher of Quest Marketing notes that people are choosing to move out here, because “they get more bang for their buck here. They’re moving for the lower price point and the accessibility to public transit.” Spring, a boutique collection of 46 units, will be a mere five-minute drive to the West Coast Express, which gets its passengers downtown in only 36 minutes.
Dave Webster, marketing manager at Maclean Homes, tells a similar story, calling the Evergreen Line, “an absolute game-changer in terms of access.” He remarks that Translink’s impending improvements will allow those who work downtown to commute, and that this will make it more convenient for them to buy into Metro Vancouver’s expensive housing market. Maclean Homes’s Salisbury Lanes in Port Coquitlam, a collection of two- and three- bedroom townhomes, start at $399,900, a drop in the bucket compared to what buyers could expect to pay for similar offerings downtown.
Geoff Duyker, senior VP of marketing at MOSAIC Homes, also notes that Port Coquitlam offers incredible value to home seekers: “It’s a place where first time buyers, young families, can
still afford to have their housing needs met. It is increasingly becoming a more popular place to live, based on what it offers and the value. For the price of a studio downtown, a young family can live in a three level townhome in the city of Port Coquitlam.”
Not only is PoCo affordable, though, Geoff points out, but it also offers a high quality of life: “The city of Port Coquitlam is actually one of the fastest growing cities in the region and was recently ranked the third most livable city in the province of B.C…. ranking ahead of Vancouver.” And projects like MOSAIC’s FREMONT Riverfront District, a masterplanned community that
consists of 650 rowhome and apartment residences and is being tagged as “a complete community where people can live, work and play” are bringing density to the area that will likely further bolster the community.
All of these new developments also offer something else that appeals to the savvy modern buyer: a degree of walkability. Future residents at these projects will find that they all have the basic necessities—parks, grocery stores, schools, coffee shops—within reasonable walking distance. For those who are making the move from renting downtown, this type of convenience is a deal maker.

How to get started in the housing market

Spring is traditionally a busy time for the housing market and Metro Vancouver has got a head start
already with the Real Estate Board of Greater Vancouver reporting that sales in February 2015 were 20.2 per cent above the 10-year average for the month. If you are getting Spring fever, but are a first time home buyer or new to Vancouver, here are two suggestions to get you started:
1. Work with a realtorWorking with a great realtor can be very beneficial. If possible, work with a realtor that you trust or has been referred to you by someone you trust. Many realtors specialize in certain cities or neighbourhoods. If you are looking in a specific neighbourhood, it may be best to find a realtor that does a great deal of work in that area. That means they will know the history of some of the buildings or offerings, know the other realtors and salespeople, know what questions need to be asked and if there are any special circumstances. For instance, a realtor in a certain area may know what strata councils are extremely proactive or whether a building is planned to go in front of that amazing view. Realtors also have access to other professionals you may need such as inspectors, lawyers, mortgage brokers, etc. They will be able to negotiate on your behalf and help you understand the cost implications such as property transfer taxes, HST/GST and maintenance fees. All of these details would take quite a bit of research if you were working without one.

You don’t need to have a realtor yet to start seeing what’s out there. The project sales team can walk you through all the features of the future building and show you options for floorplans. Buying a home “off-plan”, i.e. before it is built, can be a great investment in a busy real estate market as the value of your future home can increase before you even start paying a mortgage. The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in
Greater Vancouver reached 3,061 on the Multiple Listing Service® (MLS®) in February 2015. This represents a 21 per cent increase compared to the 2,530 sales recorded in February 2014, and a 60 per cent increase compared to the 1,913 sales in January 2015. Last month’s sales were 20.2 per cent above the 10-year sales average for the month.
“It’s an active and competitive marketplace today. Buyers are motivated and homes that are priced competitively are selling at a brisk pace right now,” Ray Harris, REBGV president, said. New listings for detached, attached and apartment properties in Metro Vancouver totalled 5,425 in February. This represents a 15.4 per cent increase compared to the 4,700 new listings reported in February 2014.
Last month’s new listing count was 11.8 per cent higher than the region’s
10-year new listing average for the month. The total number of properties currently listed for sale on the REBGV MLS® is 11,898, an 11.3 per cent decline compared to February 2014 and a 10.1 per cent increase compared to January 2015. The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $649,700. This represents a 6.4 per cent increase compared to February 2014.
The sales-to-active-listings ratio in February was 25.7 per cent. This is the highest that this ratio has been in Metro Vancouver since March 2011. “We’re seeing more multiple offer situations and generally more traffic at open houses today,” Harris said. “In a market such as this, it’s important to do your homework and work with your local REALTOR® before embarking on your home buying and selling journey.”
Sales of detached properties in February 2015 reached 1,296, an
increase of 25.6 per cent from the 1,032 detached sales recorded in February 2014, and an 84.1 per cent increase from the 704 units sold in February 2013. The benchmark price for a detached property in Metro Vancouver increased 9.7 per cent from February 2014 to $1,026,300.
Sales of apartment properties reached 1,244 in February 2015, an increase of 20.5 per cent compared to the 1,032 sales in February 2014, and an increase of 63.7 per cent compared to the 760 sales in February 2013. The benchmark price of an apartment property increased 3 per cent from February 2014 to $386,500.
Attached property sales in February 2015 totalled 521, an increase of 11.8 per cent compared to the 466 sales in February 2014, and a 56.5 per cent increase from the 333 attached properties sold in February 2013. The benchmark price of an attached unit increased 4.6 per cent between February 2014 and 2015 to $481,500.

Look up ‘outdoor enthusiast’ and it’s likely you’ll find a picture of Scott and Kaila beside the definition.
“Right now we have three bikes, camping gear, and a surfboard… all stored in the living room.” Kaila laughs as she adds that’s no counting the mountain bikes Scott generally stores at Rocky Mountain Bicycles where he works. No question this couple needed more space for their stuff.

The wine cellar solution for condo dwellers
Just because you’re a small-space dweller doesn’t mean you can’t live luxuriously.
Wine cellars are generally one of those dreams that move out when you move into a compact home. While the big, climate-controlled room with tasting table and built-in racks may still be beyond the condo owner’s reach, there’s a great solution that lets you have your wine and drink it too, so to speak.
Wine cellars now come in a wide range of shapes and sizes, with an even broader array of features. The condominium landscape across Metro Vancouver gets more beautiful and exciting every
day. And condos continue to be the popular choice for new homebuyers from all walks of life, including more and more single women.
This started a few years ago, when the condominium lifestyle began receiving attention from more than just the empty-nester segment of the market. The feeling of community, nurtured by gorgeous amenity areas, combined with the privacy of having one’s own suite, offers the best of both worlds. Residents can mix and mingle with neighbours and also enjoy the solitude of their personal surroundings – all under one roof.
Add to that the enhanced security that comes with condo living, and it is even more attractive for women. With the concierge providing screening of visitors and “eyes on the street,” suite owners have a feeling of security when entering their buildings. Today’s condo dwellers also enjoy peace of mind from features such as monitored cameras in
the underground parking garage, enter phone or in-suite security systems.
In a condominium, there are plenty of neighbours close by should residents need help with anything. Trading favours like watering plants or caring for pets while someone is away is a common occurrence, and seeing the same people day after day in the hallways and elevators and getting to know them over time is comforting.

Day-to-day lifestyle is critically important in the list of reasons why
women opt for condos as their first choice. A fantastic sense of freedom comes from the ability to lock and leave, without worrying about lawn maintenance, snow removal, heavy repairs and the like. Plus, today’s condominiums have positively gorgeous amenities that nurture a sense of belonging and make these buildings feel like “home” in the true sense of the word.
And let’s not forget price as a motivating factor in condominium selection. Across Metro Vancouver, condo suites are less expensive than lowrise homes, which accounts for their popularity with first-time buyers – females and males alike.

Elevator etiquetteTHE 10 COMMANDMENTS

There’s a certain amount of common sense when it comes to elevator etiquette. If you live in a
highrise, the elevator is the main way in and out of your home; a confined space in which you briefly encounter your neighbours several times daily. The natural instinct is to be absorbed in your own headspace, preoccupied with where you’re headed, and keeping strangers at a distance. And yet, the other elevator occupants, unfamiliar as they may be, deserve a modicum of courtesy. Unfortunately, most people have forgotten their elevator etiquette.
10 Rules of Elevator Etiquette
1. Out first, then in. It only makes sense. Allow passengers to exit before attempting to board the elevator.
2. Take the stairs if you are only going one or two floors, except if the elevator is empty or you have a cart, stroller, large packages or are disabled.
3. Hold the door for others who are running to catch the elevator – especially your neighbours coming from down the hall. A plague on anyone who watches the door slide shut in someone’s face!
4. If you’re sick, wait for an empty elevator. If that is impossible, don’t cough and sneeze for the duration of the ride. And if that is impossible, never put your germ-infested hands on the floor buttons.
5. If you are first on the elevator or closest to the control panel, ask other riders what floor
they would like. On the other hand, it’s somewhat rude to call out your floor to the person standing nearest the buttons as if that person is the elevator operator.
6. When other passengers board, move a little to give everyone some personal space.
7. Avoid carrying out interpersonal conversations, be they face-to-face or – particularly – talking on your cellphone. The elevator is not a phone booth.
8. Likewise, if you’re listening to your iPod, turn down the volume so you don’t disturb other riders.
9. If you’re carrying a backpack, make sure it doesn’t land in someone’s face when you turn around.
10. Never drop litter or deface the walls of the elevator. Vandalism hurts everyone.
Riding in an elevator can bring out the best – or worst – in people. Think of
the elevator as an extension of the building’s lobby, and of other riders as your guests. Remember, a little elevator etiquette goes a long way. Now, enjoy the ride!

Awards®. On that evening, more than 500 people gathered at Vancouver’s Hyatt Regency Hotel to honour the crème de la crème of British Columbia’s vibrant residential construction industry — an industry that year after year becomes more innovative, creative and environmentally savvy.
Entries in the Georgie Awards’ more than 40 categories are submitted by builders, developers, renovators, and marketers throughout BC. And Rob Capar, immediate past president of the Canadian Home Builders’ Association-BC (CHBA-BC) and president of maison d’etre design-build inc, was delighted to announce the total number of entries in the 2014 competition had increased
by 30 per cent compared to 2013 — making this a truly provincial competition. Judging takes place over three intense, exhausting days as a panel of industry experts, all from outside the province to ensure impartiality, choose the winners.
The Envelope Please…The runaway leader this year was Naikoon Contracting Ltd, whose table was covered with seven gold Georgie Awards — four of them for Midori Uchi in North Vancouver. Boasting a dramatic, ultra-energy-efficient rammed wall as well as a design inspired by the distinctive, linear Japanese minimalism, Midori Uchi is one of the very rare Lower Mainland houses that are completely net-zero — on an annual basis, they return to the grid as much energy as

Named Multi-Family Home Builder of the Year, Adera took top honours in a total of five categories spanning three projects. Sail at UBC was named Residential Community of the Year after striking gold as Best Multi-Family Lowrise — a particularly sweet victory since this was one of the first six-storey, wood-frame construction lowrises to be built in Metro Vancouver. In North Vancouver, Adera’s already much honoured remix community garnered gold for the interior design of its display suite.
Salt, by long time Georgie Award participant Concert Properties, got the nod for Best Multi-Family Highrise. Located in downtown Vancouver, this 33-storey tower wowed buyers with its space-maximizing floorplans, integrated appliances and attractive pricing.
