NOMO

South Carolina is one of the most historical cities in the nation. Located on the peninsula, this artistically and architecturally rich city, with one of the busiest container ports along the Southeast and Gulf coast, is a melting pot of culture which is largely reflected in the variety of everyday life, recreation, food and people. The Tri-County area (Charleston, Berkeley and Dorchester county) has a strong broad-based economy with market drivers including education, entertainment, healthcare, manufacturing, military defense, port-related trade, technology and tourism. With a plethora of recreation and dining options including numerous beaches, countless festivals, and multiple local farmers markets, one could easily have a completely different experience with each visit to the “Holy City”.

CHARLESTON

has experienced unprecedented growth and economic diversification, with both multinational corporations and fast-growing startups taking advantage of our globally competitive business environment and rapidly expanding, diverse population. Charleston is such an enticing city that, according to the Charleston Regional Development alliance, 28 people relocate here every day.RE

GION

THE

amalgamation of tradition and innovation, Charleston has become a beacon of growth and development in the region. One of the areas that has quickly grown into the new frontier of that growth and development is North of Morrison, affectionately referred to as NOMO. A technological and culinary hub on the peninsula, NoMo is home to an influx of cutting edge eateries and technology focused centers that continue to change the face of this underutilized area. So much so, that this rapidly growing community has been referred to as Charleston’s “Creative Corridor”. Areas like this are why Charleston has been repeatedly voted the best city in the Nation and in the World.

A UNIQUE

45 ROMNEY STREETis an ideal development opportunity as it is positioned in the center of Charleston’s NOMO area. Adjacent to 45 Romney, and already under construction, are multiple 200+ unit multifamily apartment complexes, an 800 space garage and a 6-STORY, 92,000 sf tech center to name a few. Housing options and creative dining locations are within walking distance, as well as a myriad of attractions just a short drive away. 45 Romney is perfectly positioned to be a setting conducive to growth and prosperity.

QUALIFIED OPPORTUNITY ZONEGrounded deep in the heart of NoMo, 45 Romney Street exists in one of the state of South Carolina’s Opportunity Zones. Opportunity Zones are a part of a program developed by Congress to provide a federal tax incentive for taxpayers who invest "Opportunity Funds” into low income areas. Incentives to investing in an Opportunity Zone include but are not limited to:

Investors can roll existing capital gains

into Opportunity Funds with no up-front tax

bill.

A 5 year holding increases the

rolled-over capital gains basis by 10%

A 7 year holding increases the

rolled-over capital gain investment basis 5% for a total of 15%

Investors can defer their original tax bill until December 31, 2026 at

the latest, or until they sell their Opportunity Fund investments, if

earlier.

Opportunity fund investments held in the fund for at least 10 years are not taxed for capital

gains.

With development and population both on the rise, demand for space in Charleston is burgeoning. NoMo is steadily transforming into an epicenter of innovation and 45 Romney is the ideal location to take the companies that dwell there to new and exciting heights.
