Aloha all! I hope everyone is thawing out, drying out and warming up. It was very cold this year (low 50’s in some areas) in Hawaii. My home hit 50 degrees, which is not a normal winter. I am still waiting to have snow in Kokee…
I shivered every time I met someone on property with shorts and T-shirt. Or if they were coming from the pool or spa wet. I am sure they believed we were the crazy ones, in our pants and heavier sweaters.
Welcome Spring and all its warmth and freshness.
I am not going to update you on any of the projects as that can be read in the minutes and/or online Property Update every month.
I ask for your indulgence as I attempt to explain some of the operation changes and the reasons.
Reservations
We continue to receive complaints on the enforcement of the 24-month booking period. We have on several occasions asked that you do not send multiple emails, faxes or a combination of both. This tends to bog down the system, creating delays for our staff to confirm as many as quickly as possible.
We stopped allowing the process at midnight at the property. Many owners believed if you were on site, you had a preference, though not true. It also became an issue when owners started camping out in the lobby from noon, just to be first in line.
Suggestions recently is to do it by drawing, prepay maintenance fees, a rewards program and others.
We checked with other resorts and found that they either only allowed a year (12 month). If they did 24-month in advance, then maintenance fees are prepaid. This would be difficult and a financial strain as many owners have multiple weeks.
The question is "do we affect your vacation planning or your finances?" I believe it is less stressful to affect the planning.
PLEASE, PLEASE, PLEASE, STOP SENDING MULTIPLE REQUESTS! WE NEED YOUR HELP!
Values
I want to share some interesting facts, for you to think on. Many owners want to buy additional time however they do not want to pay the listing price of $2,500 to $3,000 for a one-bedroom unit. At times the offer received has been so low, but with many intervals in the association inventory, we accept. Our goal is to have an owner that will pay the fees, relieving the association of the responsibility.
However, when an owner wants to sell their week they would rather sell the week for a higher cost. The market value of our weeks are based on the price that they are sold. It is difficult to sell at a higher price when owners are offering to purchase weeks at the lowest price possible. The value of our weeks have been lowered because of this ongoing trend and this is why many owners selling their weeks at a higher price are having difficulty. The weeks stay on the market for a longer period of time with the possibility of greater revenue loss.
Food for thought: If you want values to increase, you may want to consider purchasing at the listed prices.
Coral Conversion Units
We continue to attempt getting a few more owners to exchange the ICN with the resort. It has been a struggle.
Many owners are no longer travelling due to health concerns or aging. Their families do not want the timeshare. These are being returned to the resort. Foreclosure has increased slightly for the same reasons or financial constraints.
We currently have 210 Coral one bedroom/one bath intervals in the Association inventory. That equates to approximately $200k for the year. Obtaining this amount of maintenance fees is a struggle.
By converting three units to whole ownership, it would take 153 intervals (51 per unit). That would relieve the association of an estimated $153k.
One question that keeps being asked is, ‘There will be less inventory available, so how will my request be confirmed?’. The timeshare inventory is based on sales. If there are only 47 timeshare units (2397 interval annually) sold, that is the inventory the association is required to maintain. The association has a week for your use, however it may not be available at the time you requested.
We have sent letters, emails and left phone message for those we have not heard from. If your ICN begins with C103, C110 or C202 and you HAVE NOT responded, please contact me at (808) 240-5158 or [email protected].
Again, your help is needed to avoid financial hardship to our resort.

Aloha…. Your Board of Directors has suggested that we alternate writing an article for the newsletter. Being president, they have selected me to be the first one.
For those of you who were not here, we just finished having the annual meeting for 2019. I would like to thank all the owners of the Coral for putting their trust in me to serve another three-year term.
Your Board is facing several critical projects in the upcoming months. First and foremost is the ongoing spalling at the different buildings. Lawai Beach Resort is not the only resort faced with this. Spalling is an ongoing problem facing the whole state. If we don’t stay on top of this, we could experience deadly consequences. If you are unaware of what spalling is, please contact Noe Hookano, (General Manager), Owen Hoff (Director of Operations) or one of your building Board members to educate you on this ongoing project.
Next is the painting of all buildings on property. We need to budget for this in order to get it done. This should also help to control spalling.
Last, but not least is the repair and resurfacing of all driveways and parking stalls. This will take about 10 days to complete so there will be some inconvenience to our owners. Please be patient, it will be accomplished in sections.
Lawai Beach Resort is needing the younger generation and their young families to continue this wonderful resort. I’m asking all owners to be more patient and less critical with this generation of potential owners. We need them to carry on this legacy resort.
One final request. We ask that while you are on property or at the pools “If you see something – say something”. You can always reach out to security or call the front desk.

The nomination form to become a candidate on the Board of Directors election ballot is always included in the Summer Edition of the Resort newsletter. We ask that you complete and submit the form by the deadline.
Please pay attention to the instructions as there are word limits. If you submit a nomination form and exceed the word limit you will be asked to revise and resubmit. The resubmission would still need to be received by the deadline in order to be valid.
Qualifications: You need to be an owner in the building you would like to serve and your account in good standing.
If you own in multiple buildings in the same association and would like to run on multiple ballots it is allowed as long as your account(s) is in good standing. Please keep in mind that you can only represent one building in the Association if elected. This only applies to the Lawai Beach Resort Timeshare Association consisting of Alii, Banyan and Coral buildings.
How To Run for The Board
Ballots are distributed by email and regular mail in the beginning of December. Voting is based on the weeks you own. An annual week is one (1) vote. An every other year (either ODD or EVEN) week is a half (1/2) vote.
How you place your votes depends on what building you own. Example: An Alii week may only be voted on the Alii ballot. You may not use it on another ballot.
To ensure your ballot is valid:• Remember to sign (e-signature accepted) • Date your ballot• Print your name clearly (If not legible, it cannot be counted) • Ballot must be received by the due date
Each ballot has four (4) options to choose from. We ask that you choose only one (1) option. Here is an example: This owner owns 5 annual weeks in the Alii building and is casting the votes among the candidates.

The Banyan pool fire pit & seating area will be located on the stage. The West Picnic Area is between the Alii and Lika Lani buildings. (MSP: Harrow/Blohowiak): To approve the purchase of two fire pit seating from Costco not to exceed $200.
TSOAProperty Laundry Washing Machine: Washing machine #2 needs to be replaced as it is at the end of its usable life. (MSP: Blohowiak/Harrow): To approve the purchase of a 105 pound Unimac at a cost not to exceed $800.
Sofa Cushion Replacement: The sofa, chair & ottoman will have new cushions, banner fabric and throw pillows. (MSP: Blohowiak/Harrow): To approve the purchase at a cost not to exceed $6,500.

Lawai Beach Resort was saddened by the passing of Eva de Coligny, wife of Board member Cal de Coligny, on December 22, 2018. Despite long and exhausting travel times from Roanoke, VA to Kauai, Eva enjoyed her times
at Lawai Beach Resort.
She was an active participant in the life of St. Michael's and All Angels Episcopal Church, a volunteer at Allerton Garden and Kauai Humane Society. She especially enjoyed hiking, shopping and dining out on Kauai. May we cherish our memories of Eva and express our condolences for Cal and his `Ohana.
Eva, we will miss you.
What is spalling? Spalling is the delamination of the concrete from the reinforcement steel (rebar) embedded in the concrete during construction. The rebar rusts because the Resort is exposed to moisture rich salt breeze from the ocean. When the rebar rusts enough to cause spalling there will be a crack in the concrete. This poses a safety hazard as the delaminated concrete could fall without notice.
When will the spalling repairs be completely done? We don’t have a definite completion date as we continue to discover new areas. We do our best to schedule repairs as soon as possible to avoid hazards.
Why doesn’t the Resort schedule spalling repairs during a slow season? As a sold out timeshare resort we don’t have a slow season. Our occupancy throughout the year is averaging around 88%.
Are we the only resort on the island that has spalling? Absolutely not, spalling is a problem throughout the State of Hawaii.

The new law goes into effect January 1, 2021, Hawaii is the first state in the US to ban the sale of sunscreen containing the coral-harming chemicals oxybenzone and octinoxate, ushering in a new era of reef safe sunscreen. Many visitors and residents are already trading in their non-reef safe sun protection.
Oxybenzone and octinoxate are two ingredients believed to contribute to coral bleaching. When coral bleaches, it is not dead, but under significant stress and subject to increased mortality levels. According to the National Park Service, 14,000 tons of sunscreen enter coral reefs every year. These now banned chemicals are believed to be one of the contributing factors to the coral reef destruction. Choosing the right sunscreen is important not only to protect skin from burns and cancer, but also to preserve our oceans and marine life. Selecting a sunscreen that is both effective and reef safe can be overwhelming.

Hanapepe Relay for Life The American Cancer Society Relay For Life is a life-changing event that gives everyone in communities across the globe a chance to celebrate the lives of people who have battled cancer, remember loved ones lost, and fight back against the disease. This event will be a shining example of the kind of event that public/private partnerships can achieve. It will provide opportunities for interaction between residents and visitors with a unique experience as this is the largest aerial fireworks event on Kauai on the 4th of July.
