CANNON MOUNTAIN’S TRAM VALLEY BOILER REPLACEMENT Background The existing boilers at Tram Valley Station, Cannon Mountain, consist of an oil fired steam boiler and an oil fired hot water boiler and have reached the end of their useful lives. Scope of Services Cannon Mountain seeks a qualified contractor to replace both existing boilers with one propane gas-fired condensing boiler for heating and one direct hot water storage tank for hot water. Work Products Demolition o Disconnect and remove existing electrical to both boilers back to service; o Disconnect from existing make-up water feed; o Remove and legally dispose of all asbestos pipe installation; o Demolish, remove and legally dispose of steam boiler, all steam and condensate piping within the mechanical room; o Demolish. Remove, and legally dispose of all steam terminal heating units (to include but not limited to radiators, celling hung heaters) and associated steam and condensate piping (see drawings for details); o Demolish, remove and legally dispose of existing condensate receiver; o Demolish, remove and legally dispose of hot water boiler, zone pumps, some hot water piping, and expansion tanks within the mechanical room; o Demolish, remove and legally dispose of all breeching material; o Demolish, remove and legally dispose of fuel oil pump system(s) and accessories; o Remove and transfer fuel; o Remove existing underground oil tank per EPA and NH DES guidelines, to include all DES permits; Mechanical o Install one Heat Transfer Product (HTP) EL-399 propane gas-fired condensing boiler on new 4” concrete housekeeping pad. Refer to attached equipment schedules for equipment sizing; o Provide and install all isolation valves, check valves, pressure and temperature gauges, temperature probes etc. to complete the near boiler piping as shown in the manufacturer’s installation layout attached; o Install 3” low loss boiler header, tie in new boiler supply and return piping to boiler and tie header to existing building heating hot water supply at location of the former hot water boiler; o Provide and install boiler room piping, fittings, flanges, unions, valves, and strainer as needed to connect to the new supply and return headers; New piping shall be welded Schedule 4- steel pipe, ASTM B36.10; Potable water piping shall be hard-drawn Type L copper tube, ASTM B88; Gasketed, crimp-type fittings such as ProPress are acceptable for use with copper tubing; o Provide and install new air separator and expansion tanks. Refer to attached equipment schedules for equipment sizing; o Provide and install condensate neutralizers and pipe boiler condensate to nearest floor drain; o Provide and install 4” PVC combustion air duct and 4” PVC exhaust duct from boiler in compliance with the boiler manufacturer’s requirements; o Provide and install one new Superstore Ultra indirect DHW tanks, Model SSU-20 on an elevated concrete housekeeping pad; Connect new DHW storage tank to boiler supply and return in reverse-return fashion and to existing ¾” copper DHWS and CW/DHWR lines; Provide and install new inline circulator, isolation valves, unions and fittings. Refer to attached Table for pump sizing; o Provide and install DHW mixing valve on DHW system;

Work Products

o Provide and install Owen Corning Fiberglass pipe insulation or equal per New Hampshire energy code for all new cold water, DHW, heating water supply, and heating water return piping, elbows, valves, fittings (except unions), and piping connections;

o Seal exposed fiberglass end with white mastic waterproofing paint; o Fill new piping, provide test and balance services within the boiler plant and coordinate start-up

with boiler manufacturer’s representative; o Label all new piping;

Plumbing-Gas o Provide and install new propane gas piping from new service to new boiler;

Assume new propane service will be located outside boiler room to the left of the existing chimney;

o Run gas supply line in accordance with all applicable codes; o Locate and install manual shutoff valves in accordance with State and local code

requirements; o Provide necessary support and drip legs for all gas piping; o Label all gas piping;

Electrical and Controls o Provide power to new boiler from existing electric panel; o Install power conduit and conductors to new boilers, circulators and accessories; o Wire boiler primary pimps to line-voltage terminal strip provided with boiler; o Provide and install in the boiler room a Carbon Monoxide detector on the same circuit as the

boiler, with a relay that disables the boilers in the event Carbon Monoxide is detected; o Provide and install boiler control panel and connections to the controlled equipment in for each

boiler zone.
