OLIVEANDGUEST FARM: PERFECT FORHORSERIDING,MOUNTAIN BIKING
Perfect hideaway inWellington for sale
A
character-filled olive and guest
farm,knownforitsrelaxedoutdoor
entertainment areas and peaceful
environment, has come onto the market
on theoutskirts ofWellington in theheart
of the Cape Winelands.
The Little Farm...on a stream is located
some 6 km outside town in the foothills of the
Hawequa mountain range. Pam Golding
Properties (PGP) has the exclusive mandate
to market the 23 ha property, which is priced
at R8,95 million.
PGP agent James Visser says the farm in-
cludes 7 ha of Mission olives, 2 ha of buchu,
and a further 1 000 m herb farm including
rosemary and oreganum crops.
This agricultural portion is irrigated by
natural water supply from the farms two
springs and reservoir, he says. The main
spring also forms a delightful backdrop to the
main homestead and guest quarters, where
the gurgle of water through a forested area
creates a tranquil cooling atmosphere, even
during thehottest summer. Itsnot surprising
that the farm has been described by at least
one accommodation website as The Perfect
Hideaway.
The farmsaccommodation includesamain
homestead and guest wing, each located in
separate buildings around a central pool and
entertainment area with a boma. The main
home has been renovated in original farm-
house style, with vintage fittings and furnish-
ings. It offers two bedrooms and an open plan
living area flowing to a dining section, break-
fast area and kitchen. These in turn lead to
the pool, creating excellent indoor/outdoor
flow, ideal for all-year-round entertaining. A
wide, deep veranda keeps the home cool in
summer, assisted by air-conditioning. The
neighbouring guest wing includes four
stylish suites, all with their own bathroom,
kitchenette and veranda overlooking the
pool. Two of the suites have their owndouble-
volume living areas, while the remaining two
share a common lounge.
Other accommodationon the farm includes
alargetwo-bedroommanagershouseandsin-
gle-bedroom bachelors cottage, both with
modern finishes, open-plan living and dining
spaces, and their own private entertainment
areas.Therearealso twostaff cottages located
in a separate section of the farm, plus a large
office space (currently used as a gym), a utili-
ty/laundry building and large work-shed.
Visser says the property offers numerous
secludedspots forenjoying itsbeautifulviews
and tranquil country atmosphere. These in-
clude picnic sites alongside the stream and
the olive groves, a duck pond and rolling
lawns leading down to the waters edge.
There is also infrastructure for horse-lov-
ers, including three riverside stables with a
feed-room and three enclosed paddocks, as
well as provision for additional stabling on
the mountain-side.
Thereisahorse-ridingtrailontheproperty,
so it would make an ideal home for equestri-
ansor indeedanyother formofoutdoorsports
enthusiast, especially mountain bikers. The
property also has excellent potential as a
mini-conference or team-building venue.
PGPs MD for the Boland and Overberg re-
gions, Annien Borg, adds that the position is
one of themost sought after in theWellington
area. The farm lies in the Blouvlei Valley,
which isoneof themostpicturesque locations
in the Wellington area, and renowned for its
views as well as the quality of its soil. This
valley leads off the famous Horseshoe, which
is the road circling the town and passing
through some of its most attractive suburbs
and farmland.
It is a popular and easy route for joggers
and cyclists, and makes the farm extremely
accessible to the town centre and its shopping
precinct, just 6 km away. It is also an easy
drive from farm to Paarl (20 km away), Fran-
schhoek (30 kmaway) and theCapeTowncity
centre, which is only 75 km from the farmand
can be reached within an easy hours drive.
To view the property, or for more informa-
tion, contact PGP agent James Visser on 082
578 2161, 021 871 1480 or james.visser@pam-
golding.co.za.
The guest wing includes four stylish suites, all with their own bathroom, kitchenette and ve
randa overlooking the pool. Pam Golding Properties has the exclusive mandate to market the
23 ha olive and guest farm, which is priced at R8,95 million.
Accommodation on the farm includes a large twobedroomed managers house with modern
finishes, openplan living and dining spaces, and a private entertainment area.

RE/MAX celebrates 40 years by giving back to community
This yearmarks the 40th anniversary of one
of the worlds largest real estate franchises
RE/MAX, the leading global real estate
brand.
RE/MAX of Southern Africa will com-
memorate this remarkable achievement on
30 January 2013, known by those in the RE/
MAX family as Founders Day, the day on
which the brand was created.
AdrianGoslett, CEOofRE/MAXof South-
ern Africa, says that RE/MAX offices
around the world will mark Founders Day
with a number of events and celebrations.
Over the past 40 years RE/MAXhas taken
the opportunity to celebrate Founders Day
by giving back to their local communities
in various ways. Goslett says that globally
RE/MAX is proud to have raised more than
$100million forChildrensMiracleNetwork
Hospitals, Komen for the Cure, Reach for a
Dream and other charities.
Locally RE/MAX of Southern Africa has
donated in excess of R7 million in the past
seven years to charitable causes, and will
continue this tradition by launching the
first initiative of The RE/MAX Foundation,
a non-profit charitable organisation that
aims to uplift the lives of families and indi-
viduals in need.
Through The RE/MAX Foundation, offic-
es across the RE/MAX of Southern Africa
area of operation will be invited to engage
with their local communities by collecting
both toys and books for a local orphanage,
creche or charity that they nominate.
Members of the communities are encour-
aged to participate by donating the items
and dropping them off at their nearest RE/
MAX office or with their RE/MAX agent.
The toys and books collected will be distrib-
utedtothevariousinstitutionsonFounders
Day, 30 January 2013.
This is the first campaign of many that
will be administered byTheRE/MAXFoun-
dation to continue to build up the communi-
ties in which RE/MAX of Southern Africa
operates. One of the brands mottos is that
we dont just work in a community, we live
there to. RE/MAX of Southern Africa is
therefore committed to uplifting these com-
munitiesandthepeoplethat livethere,con-
cludes Goslett.

Avoiding issues in property sales
Whenahome is sold, there are all too often
issues, arguments and sometimes even
court cases about the fixtures and fittings
which form part of the sale and which
the owner is allowed to take away with
him.
A good estate agent, says Tony Clarke,
managingdirectorof theRawsonProperty
Group, will ensure that this does not hap-
pen but, regrettably, he says, a small mi-
nority of estate agents are still unaware of
their duties in this respect.
Most arguments relating to these issues,
says Clarke, arise from those involved in
the sale not knowing the law and/or not
specifying which items the seller plans to
exclude from the deal.
In South African law anything which
is a permanent and integral part of a prop-
erty is assumed to be a fixture and to be
included in the sale. Doors (alongwith the
keys),windows, blinds andawnings, built-
in cupboards,wall-to-wall carpets, kitchen
and bar counters (and their seats), as well
as plants in the gardenare all automatical-
ly part of the sale. However, the seller does
have the right to specify in the sale docu-
ment that certain items will be excluded,
just as he has the right, if the furniture is
partof thesale, toexcludecertainspecified
and pre-named items.
Lightfittings,too,saysClarke,aregener-
ally considered to be included in the sale,
but special lights, such as glass or brass
chandeliers, are regularly excluded. This
is also legal provided that their removal
from the property is written into the sale
document.
Difficulties can arise where equipment
is concerned. For example, a freezer or
washing machine might or might not be
included in the sale. Similarly, pool filters
or certain garden tools, as well as burglar
alarms might be excluded from the sale.
It is, therefore, he says, wise to assume
nothing and to specify item-by-item and
everypiece of equipment andallmajor fix-
tures that the buyer will be taking over.
If these matters can be sorted out at the
outset andwritten into thedocument, says
Clarke, there should be no reasonwhy the
sale should not go through smoothly.

experienced a 43% increase in year-

A relative shortage of the well-located and

to aneminent price shift in the estates proper-

far the majority of property transactions dur-
ing this period have been erven. According to
Lightstone, the present average valuation for
ValdeVieproperties isR3,79millionranking
it as the 373rd most expensive estate in South
Africa which is on par price wise with
Oubaai Golf Estate (George) and Sandhurst

SOUTHAFRICA: RECORD YEAR
Audi: strongest salesgrowthever
T
he Audi brand globally surpassed
2011s record of 1 302 659 deliveries
already in the 11th month of 2012,
having already delivered 42 091 units
more with another month to report.
The brands strong growth spanned all re-
gions of the world: China remains Audis
biggest singlemarket, having already deliv-
ered 370 559 vehicles from January to No-
vember. Amid difficult market conditions,
Audi ended the past month in Europe mar-
ginally down on the strong prior-year level
(-1,9 %). Audis sales total for Europe is up
3,5 % for the period January through No-
vember, having delivered 693 850 units. The
brand also achieved a growth rate of 24,4 %
(124 469 units) in the United States, surpass-
ing the UK to become the third largest mar-
ket for Audi.
Worldwide sales growth for Audi in No-
vemberwas fuelled by the brands SUVmod-
els. Alongside the Q3, Q5 and Q7, the new
A3 three-door version attracted extra cus-
tomers to dealerships: The compact model,
which went on sale in its first markets at
the end of August, improved on its predeces-
sors delivery total for November 2011 by al-
most half.
In South Africa, the Audi brand has en-
joyeda record-breaking 2012 todate.Novem-
ber was the 8th consecutive record month
in 2012 and the third best-ever retail month
for the brand in South Africa. Audi South
Africahas therefore surpassed its recordan-
nual deliveries to customers in November
2012; the previous record of 14 531 was
achieved in December 2011.
Product introductions and innovations
were kicked off early in the year with the
introduction of the face-lifted Audi A5
range, followed by the face-lifted Audi A4
range in February. April saw the introduc-
tion of the highly-anticipated Audi Q3 and
the four-door Audi A1 Sportback. The third
quarter of 2012 represented the sporty val-
ue of the brand with the introduction of the
potent Audi S6, S7 Sportback and flagship
S8. The last quarter of the year saw the intro-
duction of the new Audi A3 3-door, which
has seen phenomenal interest.
We are very pleased with our 2012 sales
performance this farandplan toend theyear
with a new record volume in South Africa,
saidRyanSearle,HeadofAudiSouthAfrica.
We posted an increase in sales across all
our model lines with the Audi A4 leading
the charge, which remains the number one
selling vehicle year-to-date with 5 095 units
sold. We have just introduced the all-new
Audi A3 which promises to impress in the
A-segment of the premiummarket. The out-
standing retail results in 2012were achieved
in partnership with the Audi Dealer Net-
work aswell asmaintaining the number one
position in consumer satisfaction as de-
clared by IPSOS. concluded Searle
In the forthcoming year, Audi will intro-
duce new product innovations, including
the exciting re-introduction of the allroad
concept to South Africa in the form of the
Audi A4 allroad; the RS5 Cabriolet andAudi
R8 product improvement to name a few. The
Audi A3 Sportback will be a new product
introduction later in the year.
The year 2013 will also represent a hall-
mark year for the Audi brand as it enjoys

Geely toongoeiegroei
Geelyhet nuiters suksesvolle
2012 in Desember met 11 000
uitvoereenhede vir diemaand
afgesluit, wat di Chinese ver-
vaardiger se groei vir die jaar
tot 164% opgestoot het.
China seweergawe vanNaam-
sa, die Chinese Vereniging van
Voertuigvervaardigers (CAAM),
het vandeesweek bekend ge-
maak dat Chinese fabrikate in
2012 altesaam 470 000 passasiers-
voertuie uitgevoer het, wat op n
styging van 30% teenoor 2011
dui.GeelyseuitvoersyfervanJa-
nuarie tot Desember 2012 het eg-
ter op 100 300 voertuie te staan gekom n
styging van 164 persent teenoor di van die
vorige jaar.
Dit het Geely as naasgrootste motoruit-
voerder in China gevestig.
Een van die uitblinkers van Geely se suk-
ses is die EC7, wat in die tweede kwartaal
in 2013 in Suid-Afrika verwag word. Hierdie
voertuig, wat die EC7-RV-luikrug en EC7-
kompakte sedan insluit, is saammetdieEC8-
middelgrootte sedannaverskeie lande inEu-
ropa, Afrika en Suid-Amerika uitgevoer, en
was gewildemodelle in kernmarktewaar die
uitvoerverkopenahierdiemarkte 40 persent
van die algehele uitvoersyfer verteenwoor-
dig.
Geely het sy gehaltebestuurstelsels die af-
gelopepaar jaarvoortdurendverbeter, endie
wreld is besig om kennis daarvan te neem.
Dr. Zhang Lin, vise-president van die Gee-
ly-groep en hoofbestuurder van Geely Inter-
national,hetditasvolggestel: Geelysesterk
uitvoerverkope is die gevolg vanGeely senu-
we reeks uiters mededingende voertuie en
groter belegging opkerngebiede soos gehalte
en handelsnaam-identiteit. Geely het nou n
strategiese tydperk vir uitvoerverkope be-
Nuwe modelle sal voortdurend in uitvoer-
markte bekend gestel word, soos die nuwe
GX7wat innog internasionale sleutelmarkte
bekendgestelsalword, terwyl talleandermo-
hervestig.
Hierdie toekomsplanne sluit Suid-Afrika
in,waaronsreedsonshandelaarsnetwerktot

sluitende Namibi en Botswana wat binne-
kort open uitgebrei het, s Henri Meistre,
