Throughout the commercial property industry, a BOMI Institute designation is recognized as a mark of distinction; an emblem of achievement backed by the institute’s more than 40 years of excellence in developing and offering advanced education programs. Throughout the year, BOMA Georgia will provide educational courses that qualify for credit toward each of these designations.

Real Property Administrator – RPAThe Real Property Administrator designation program serves the educational needs of both third-party property managers and corporate property managers. It covers every aspect of property management, from the basics of building design, operation and maintenance, to the specialized areas of commercial property law and risk management, marketing, and asset management. Through this program, property managers learn to maximize the net income of any property, be it one building or an entire portfolio.

Facilities Management Administrator – FMAThe Facilities Management Administrator designation program benefits new and experienced facilities professionals alike. Through the in-depth coverage of critical-needs topics, including planning and project management, facilities technologies, finance and investment, and environmental health and worker safety, the FMA program helps position facilities managers as key strategic contributors within their organizations.

Systems Maintenance Technician – SMTThe Systems Maintenance Technician designation program provides today’s technicians with the skills that will help them stand out as top performers, who can raise a building’s efficiency while reducing operating costs. The SMT program covers every major building operating system, from HVAC to plumbing to electrical and overall control systems.

Systems Maintenance Administrator – SMAThe Systems Maintenance Administrator program further distinguishes professionals with the advanced knowledge required to run a sound, efficient, cost-effective maintenance department. Building on the SMT designation with additional courses on administration, energy management, and environmental health and safety issues, the SMA program helps prepare maintenance professionals for a career in facilities management.

Human Resources Management CertificateLearn what the successful supervisor needs to know, be and have. This innovative program is a series of five seminars that provides insight into today’s most important HR issues, from the legal aspects of employment to behavioral science and budgetary issues. Commercial HVAC CertificateEarn this joint certificate from Chattahoochee Technical College and BOMA Georgia by completing a five-semester program. Designed for building engineers, semester topics include the properties of thermodynamics; chilled water systems; air

cooled chillers; air handling systems; fans; direct expansion systems; heating systems; control systems; energy conservation; and applicable rules, regulations, standards and laws. The five-semester course may be taken out of sequence.

Property Management 101Explore the world of property management through Property Management 101, a five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of metro-Atlanta buildings. It is designed for assistant property and facility managers and others who are interested in expanding their knowledge of the industry. Class locations vary from class to class. Participants will be notified of location prior to class via email.

Property Management 201Expand your knowledge of property management through Property Management 201, a five-day course taught over five weeks. It is designed for any property and facility manager who is interested in expanding their knowledge of the industry and taking their career to the next level. This course is an excellent opportunity for PM 101 graduates and more experienced property professionals to become more proficient in the workplace. Learn about accounting and reporting, leasing and marketing, managing risks, emergency preparedness and management skills.

Building Engineering 101Get the solid foundation in building engineering you need through BOMA Georgia’s Building Engineering 101, a six-day course taught over six weeks. The course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of Atlanta buildings. Each class will be held in a different Atlanta building. Learn from real-life scenarios and gain an understanding of relevant building systems in a course specifically designed to teach building engineers how to be successful in their field. Sessions cover basic trade skills, preventative maintenance, risk management, fire and life safety, best practices for communications, and a better understanding of how important the building engineer’s role is to the overall success of the building. Class is geared toward new building engineers, as well as property and facility managers who want to gain a better understanding of building engineering.

Safety SeminarsSafety is a priority, not just for tenants and customers, but for the engineering and management staff. BOMA Georgia safety seminars are produced by the BOMA Technical Organization (BTO) specifically for engineers and real estate managers interested in learning how to promote safety and mitigate risk at their properties. Seminars are held twice a year with different topics ranging from lifts, ladders and tie-offs to electrical safety. Participants receive both classroom instruction, as well as hands-on experience with industry experts. Make safety a priority and attend BOMA Georgia’s upcoming safety seminars.

Green SeminarsBOMA Georgia is a leader in green education with resources like the Green Real Estate Network Shared Interest Group; LEED GA and LEED AP Exam Preparation Courses; and Sustainable Real Estate Seminar series. Partner SeminarsQuality seminars often come from partnering with other industry organization that provide thought leaders and resource experts to help grow your knowledge of the industry. This is why throughout the year, BOMA Georgia teams up with partners like ASHRAE, AIA, Green Chamber of the South, Southeast Green, Council for Quality growth and others to provide content and subject matter that make you well-rounded student of the industry. Whether it is codes and compliance or new technologies, these seminars keep real estate professionals connected to the latest subjects to help further your career.

Henry County SeminarsIn 2012, BOMA Georgia began partnering with organizations like the Henry County Chamber of Commerce and the Henry County Council for Quality Growth to begin providing association services outside the traditional service area of the association. Featuring topics like workplace violence and economic growth, these seminars provided an avenue for BOMA Georgia to begin its expansion of services statewide, and offer more service to members located on the Southside of Atlanta. Members located in business areas in and around Henry County should consider attending these closer venues as a way to both learn and network with other industry professionals in the region.

Free SeminarsBOMA Georgia always looks for ways to create value for its members. Every year the association offers free seminars to BOMA Georgia members.

The Fall Free Seminar, is an annual seminar that explores new topics, trends and codes in the real estate industry in Atlanta and Georgia. These seminars are free and open to any current BOMA Georgia member. Non-members can attend for $99.

The Doing Business with BOMA Georgia or Maximizing Your BOMA Georgia Experience seminar is held every year in the fourth quarter is an exclusive BOMA Georgia allied member benefit. The two different seminars alternate ever year, and each year the seminars explore specific topics related to either doing business or maximizing an allied member’s experience. These seminars are produced by the Allied Member Resource Group–a special committee for all BOMA Georgia allied members that meets throughout the year. This seminar is free for BOMA Georgia allied members. Non-members may attend for $99.

Through this course, you will learn about climate control for human comfort, the components of HVAC systems, and the basics of water treatment and plumbing systems. You will gain the skills and knowledge to perform common water tests, maintain air-conditioning systems, maintain water services, and inspect portable fire extinguishers.

Asset Management Course8:30 a.m.-5 p.m., October 9-11 Members: $995 | Non-members: $1,195

Today’s property managers work hand-in-hand with asset managers and often serve as asset managers themselves. Expert education gives professionals the capability to build value in real estate assets, providing confidence to investors, owners and building tenants. Make sense of your assets; discover the asset manager’s role, function and place in real estate and business; and master the ability to outperform competitors. You will learn about the measurement of financial objectives, including audits and reasons for them. You will gain an understanding of property acquisition, disposition, and evaluation of troubled property alternatives.

You will examine the inner workings of boilers, burners, controls, fittings, valves, and pumps, as well as how they connect and interrelate. This course will teach you how to operate and maintain steam, hot water, warm air, and radiant heating systems. In this course, you will have the opportunity to apply concepts within the real property and facilities context. You will follow the accounting process and creation of a budget from start to finish, learning such valuable skills as how to interpret financial statements, annual reports and statements of cash flows. You will learn practical skills such as how to compile lease abstracts and prepare rent rolls. The course also includes exercises pertaining to computing productivity ratios, depreciation, ending cash balances, preparing income and expense budgets, and explaining budget variances.

Building Design and MaintenanceFebruary 5-March 12Members: $995 | Non-members: $1,195

You will learn to compare building system components and to identify appropriate inspection and maintenance techniques. You will develop the knowledge to establish procedures and standards for monitoring building operations, preventive maintenance, and cleaning. You will also learn to read and use construction documents, studying from a textbook that features a set of drawings and an architect’s pocket scale.

Designed for building engineers, this course provides an opportunity to enhance service skills through hands-on training. The continuing education

course will enable beginning engineers and those with experience to become more proficient in the work environment. Course topics will include commercial refrigeration systems, energy management, DDC controls, pneumatic calibration, cooling tower maintenance, air handlers, pumps, boilers, water and air balancing and other topics. A certificate of completion will be issued to show attendance and completion of the required material. The classes may be taken in conjunction with SMA classes or any other seminars and may be taken in any order.

This course provides information property and facility managers need to manage the ongoing operation and maintenance of building systems and to maximize building efficiency and cost-effectiveness. It also provides information on building design and construction, project delivery, construction materials and HVAC systems. Other areas covered in the course include roofing systems, ceilings and floorings, interior walls and plumbing systems.

This course provides information that property and facility managers need to make management decisions about various building systems and sites, decisions that will increase occupant safety and comfort while facilitating building efficiency to meet the business goals of an organization. The course provides an understanding of electrical systems and lighting, elevator maintenance and modernization, and pest and solid waste management. It also covers security issues, fire and safety systems and energy management concerns.

Energy Management and ControlsJuly 9-August 13Members: $995 | Non-members: $1,195

This course teaches you to develop energy management strategies for HVAC, electrical, and lighting systems. You will learn about the components, principles, adjustment, and maintenance of system controllers, auxiliary devices and electronic, pneumatic, and computer control systems. You will cover heating, cooling, and humidification control applications, along with variable air volume and building pressurization control devices.

This course provides you with an overview of the environmental health and safety considerations in building operations. In today’s complex business environment, it is becoming increasingly important for property managers to know how to address legal and risk management issues. This course will provide you with a foundation in the basic principles of law and risk management, helping you deal with everyday legal and risk issues surrounding your business. In addition to covering leasing, the course covers important issues concerning torts, contracts, employer/employee relations, property rights and environmental law. The course also describes the risk management process, covering the assessment of loss exposures and determining how to handle the daily risks that property managers encounter. These courses prepare you with in-depth knowledge to take the LEED Green Associate and the LEED Accredited Professional Operations and Maintenance Exams. In addition to the in-person training, participants also receive access to 60 days of post-class online exam simulators, which reinforce the knowledge gained by attending the course.

Property Management 101Spring Course Begins February 22Fall Course Begins August 16

Member Companies: $595 | Non-member Companies: $695Explore the world of property management through this five-day course taught over five weeks. This dynamic course combines classroom-style learning, interaction with industry professionals and behind-the-scenes tours of metro-Atlanta buildings. The Georgia Real Estate Commission has approved this course for 24 hours of Continuing Education Units.

Property Management 201Begins April 19Member Companies: $595 | Non-member Companies: $695

Property Management 201 is the next step for individuals who have completed PM 101 or who have more experience in the property management field. This five-day course is taught over five consecutive weeks and includes information about accounting and reporting, leasing and marketing, risk management, emergency planning and management skills.

Real Estate Investment and Finance Course8:30 a.m.-5 p.m., November 13-15Members: $995 | Non-members: $1,195

Through this course, you will learn to take charge of real estate investments in order to maximize the value of a property. You will develop knowledge about basic financial concepts as they relate to real estate, including valuation, analysis, taxation, depreciation and life-cycle costing. Similarly, you will learn to evaluate real estate investments and to develop budgets that estimate net operating income. You will study the income capitalization approach and cover property taxation costs and strategies to offset these costs. You will also gain the skills to conduct discounted cash flow analysis and calculate net present value and internal rate of return.
