Sales were down 7.3% for the
month. But YTD 2015 is still up
12%.
Inventory increased a bit again this month
but it’s still significantly lower than past years.
This chart shows the amplification of the market this year. There has been steady activity and fewer listings – resulting in a
super high U/C %. 58% of the homes on the MLS are
already under contract.
This chart shows the # of
properties to go under contract
each week. 2015 is very similar to 2014, but with less inventory.
New listing activity is
increasing but it isn’t enough to
make up ground.
Sales through the four months are up
12% from a year ago and up 2%
from 2013.
My View of the Market Buyer demand is still red hot. New listings are
like a revolving door for the first few days. This activity is resulting in multiple offers.
Sales are up 12% from a year ago. The number of listings are down. This is causing upward price pressure in a big way.
For the first time since I have been tracking the market, homes sold for on average more than 100% of list price for the month of April.
