DIRECTIONSBragborough Hall can be easily accessed from
the M1 via Junction 18 to the north or Junction
16 to the south.
From Junction 18, head west on the A428 and
go through two roundabouts before taking the
1st exit southbound onto the A5 towards
Kilsby. When you get to Kilsby, take the 3rd exit
at the roundabout onto the A361. After
approximately 3.2 miles turn right onto the
Welton Road. Turn right again after
approximately 0.4 miles and continue up the
drive. At the end of the drive, bear left to arrive
in front of the Hall.
From Junction 16, head west on the A45 for
about 6.5 miles driving through Upper
Heyford, Flore and Weedon. Take the 3rd exit
at the roundabout onto the A425 southern
way taking the 3rd and 2nd exits at the
subsequent roundabouts before heading north
and away from Daventry for 1.0 mile. Turn left
onto the Welton Road and after approximately
0.4 miles turn right and continue up the drive
as above.

SITUATION & SUMMARYBragborough Hall is situated in the parish of
Braunston, a beautiful part of the countryside
on the Northamptonshire/Warwickshire border
between the historical villages of Braunston
(1 mile), Welton (2 miles) and Ashby St Ledgers
(3 miles). Daventry is 4 miles to the south, the
market town of Rugby is 9 miles to the north
west and Northampton is 16 miles to the south
east.
The Hall itself is approached via a long tree-
lined avenue, past mature parkland and sits in
an elevated position overlooking some
beautiful undulating countryside, surrounded
by its own land.
Bragborough Hall has many of the elements
which form the perfect traditional English
landed estate. The Hall is complemented by
estate cottages, outbuildings, productive
farmland and offers some wonderful sporting
opportunities, within a private setting.
Bragborough Hall is a Grade II Listed Regency
country house in need of remodelling and
refurbishment. The Hall is currently arranged

miles to the north east providing direct access
to the national motorway network.
By Rail: Direct Virgin Train services run from
Rugby (9 miles) to London Euston taking from
50 minutes and to Birmingham New Street
taking from 36 minutes.
By Air: Birmingham International Airport is 30
miles away and has extensive international and
national scheduled flights.
AMENITIESThe village of Braunston contains a selection of
shops, several public houses and a primary
school as well as All Saint’s Church and the
Braunston Manor Hotel. More comprehensive
amenities can be found in the nearby towns of
Rugby and Daventry, whilst a full range of services
are located in Northampton to the south east.

There are plenty of good state and private
schools in the area including Maidwell Hall,
Carrdus, Spratton Hall, Tudor Hall, Oakham,
Warwick School, Winchester House, Rugby,
Uppingham and Oundle.
There are sporting opportunities to cater for all
preferences within the area, for example
hunting with the Pytchley and racing at
Towcester and Warwick.
HISTORY &ARCHITECTUREAccording to a transcription of Kelly’s 1890
Trade Directory for Braunston, Bragborough Hall
was the seat of Captain George William
Hutton Riddle and is described as being “a
modern building in the Italian Style, standing on
an eminence a mile from the village and
commanding extensive and picturesque views… “.
Bragborough Hall is considered to be the finest
residence in the parish and has a wonderful
history, contributing significantly towards the
country’s war efforts in the past. Between
1939 and 1945 during the Second World War,
the Hall was used as an evacuation maternity
hospital from London’s St Barts Hospital and
Hackney Mother’s Hospital in East London
when both suffered bomb damage.
The area is surrounded by history and the
village of Braunston is renowned for its
historical role as a hub of the national
transport system during the late 18th and
early 19th centuries, being on the junction of
the Oxford Canal and Grand Union Canal.
Nearby, the Manor House in Ashby St Ledgers
is famous for purporting to be the location
for the planning of the Gunpowder Plot in
1605.
Bragborough Hall is Grade II Listed and is of
traditional stone construction with a rendered
finish under a hipped slate roof. According to
Pevsner, N (1973) The Buildings of England,
Northants (2nd Ed.), the Hall dates from the
early 19th century with later additions,
although the architect is unknown. There are
plans dated 1841 held at the Northants
Records Office signed by the builder William
Thomson.
Pevsner describes the Hall as having “three wide
bays with tripartite windows, a porch of two pillars
and two unfluted Greek Doric columns which lead
into the Entrance Hall”.
SHOOTINGThe sporting rights are currently in hand and
there is a well established family shoot on the
Estate. The shoot is predominantly a pheasant
shoot although partridges were also included
until relatively recently. The shoot utilises the
wooded spinneys with the addition of some
well placed game crops, to create 13 fantastic
pheasant drives.
These drives are predominantly focused within
Lots 1 and 2 but there is the potential to
expand the shoot by incorporating some
smaller out-lying drives. There are a number of
release pens situated across the woodland in
addition to some flight ponds, Bragborough
Hole being the largest.

FARMINGThe arable land has been farmed for many
years under a Contract Farm Agreement with
a local farming business. It comprises
approximately 507 acres (205 ha) of land on a
varying rotation including wheat, oil seed rape,
and barley with the remaining land used as
shoot and conservation areas. Results have
improved continually during the agreement
with yields achieved up to 10.4 tonnes per ha
of wheat and 4.4 tonnes per ha of oilseed
rape. The current Contract Farm Agreement
ends on the 30th of September 2011.
The grassland which amounts to about 90
acres (36 ha) is being farmed by way of grass
keep agreements, all of which end by 31st
January 2012.
The land as classified by DEFRA is
predominantly Grade 3 and with reference to
the Soil Maps of England and Wales, the land
is defined as being mostly Wickham Series,
being slow permeable, fine silty and fine loamy
over clayey soils which is suitable for winter
cereals and grassland.

Lot 1 comprises the core of the Estate
including Bragborough Hall, gardens and
outbuildings, 6 estate cottages and flats and a
range of modern farm buildings within
approximately 346 acres in total.

The entrance to Bragborough Hall is flanked by
two Lodge cottages to the left and right which
guard the entrance to a lovely avenue lined
with mature Poplar, Oak, Sycamore,
Wellingtonia and Willow trees, leading to the

inner doorway has 19th century half-glazed

extensive cellars. The formal reception rooms
on the ground floor all have wonderful
views and link well with the ancillary kitchen
and service areas towards the rear of the

The double front doors lead into the Entrance
Hall with cornicing and a large fireplace with

Accessed from both the Entrance Hall and a
link from the Drawing Room, the Library is an
impressive fully panelled room with cornicing
and pedimented doorways. The ornate
fireplace has a marble surround and over
mantle.
Beyond the Reception Hall is the impressive
Staircase with cornicing, a ceiling rose and
dado rail. Triple Venetian windows light the
central flight of stone stairs with carpet runner,
wrought iron balusters and polished oak
handrail which leads up to a half-landing with
double return stone cantilevered stairs up to
the first floor landing.
The Dining Room is accessed from the
Reception Hall and is a well proportioned room
with ornate cornicing, pedimented doorways,
decorative plasterwork and a fireplace with
marble border, carved timber surround and
over mantle. A further door leads through to
the Kitchen and service area to the rear of the
property and there is an additional door
through to the former Office.
Beyond the Reception Hall are the Kitchen and
ancillary service areas which currently provide a

GARDENS & GROUNDSBragborough Hall is surrounded by lawns
leading right up to the traditional parkland
fencing with far-reaching views south and west
over the Estate. The gardens are extensive but
have been enjoyed in the past as informal
lawns and flower beds. An opportunity exists,
if an incoming purchaser so wished, to re-
design the gardens and create a number of
formal and informal garden areas around the
Hall.
Within the gardens, there is a stone
Ornamental Pond with Box hedge shrubbery
and nearby is a beautiful Grade II Listed 18th
century circular Italian marble Well Head with
arcaded frieze. The sides have been carved
with crosses, fleurs de lys and two coats of
arms. There is a wrought iron arch above with
scroll ornament.
Surrounding the main lawns are a range of
mature trees including Beech, Horse Chestnut
and Pine. Hidden away from the Hall is a
secluded timber clad Summer House with a
slate roof whilst beyond, there is an outdoor

trees and the remains of the foundations of an

OUTBUILDINGSThe pretty Stable Courtyard is accessed from
a spur off the main drive and lies to the east of
the Hall itself. The Courtyard comprises three

The formal mature parkland to the south and
west of the Hall provide an idyllic setting and
offer superb views. A number of small home
paddocks are situated close to the Hall and
Stable Courtyard, providing convenient
grazing.
Further to the west of the Hall, beyond the
gardens, home paddocks and Gateway
Bungalow is a further parkland field of
permanent pasture, interspersed with mature
oak trees. The field has wonderful natural folds
and falls away sharply to a substantial mixed
species wood and lake.
BRAGBOROUGH HALLFARMAccessed via a spur off the main drive, a
hardcore track leads to a range of modern
farm buildings which are strategically located
in the middle of the Estate.
Briefly they comprise:
1. Grain store – of steel portal frame
construction with six bays, a ventilated floor,
corrugated walls and roof and propane gas
drier attached. The grain store has a

No. 3, this is a large seven bay triple span
building of steel portal frame construction with
part Yorkshire boarding, corrugated roofs and
an earth floor, with a lean-to.
5. Shoot building – built of concrete block
walls with a concrete floor and corrugated roof
plus lean-to, this building is used for storing
the Estate shoot equipment and fencing
material.
Adjacent to the farm buildings are two large
water tanks and a raised fuel tank.
LOT 1 – LANDThe Hall commands a strategic position
towards the centre of the estate and is
surrounded by its own land, with no public
rights of way within close proximity.

While there are other small areas of grass, the
remainder of the land enjoys excellent access
and is used for arable cropping although there
are many mature trees within field boundaries
and dedicated woodland which contribute to
the superb rural setting.
The natural topography of the landscape,
combined with established woodland and
enhanced by strategic cover crops, form the
basis for an excellent family shoot.
In total Lot 1 has 315.86 acres (127.83
hectares) of farmland and 20.16 acres (8.16
hectares) of woodland.

Lot 2 forms a useful block of predominantly
arable land to the south of the Bragborough
Hall drive entrance. The land has good road
frontage providing convenient access and is
divided into individual fields by mature
hedgerows and tree lines, which together with
its natural undulation contribute to the Estate
shoot. There is a small area of woodland
known as Swinnel Wood, plus a very attractive
wildlife pond that has been created to enhance
the general amenity of the land as well as the
shooting.
The land straddles both the Grand Union Canal
and in part, the Braunston Tunnel, as well as a
disused railway line towards the south.

Method of Sale & Lotting
The estate is offered for sale by private treaty as a whole or in
six lots. If the property is not sold as a whole, priority is likely
to be given to the sale of Lot 1 before negotiations in relation
to other lots. In the event of a sale in lots, cross rights and
reservations may be imposed and granted for the provision of
access, maintenance and services.
Services
Bragborough Hall, The Rookery, The Stable Flat, The Lion
House and The Bungalow have mains electricity, water from a
private estate supply and private drainage. The New Lodge,
The Old Lodge and Bragborough Hall Farm buildings have
mains electricity and water with private drainage. All
residential properties have oil fired central heating with the
exception of The Stable Flat.
Private Water Supply
Bragborough Hall and the surrounding residential properties
(The Lion House, The Rookery, The Stable Flat and The
Bungalow) are all fed by a private water supply. Bragborough
Hall Farm buildings, the two Lodges and most of the parkland
are fed via a mains water supply.
There are two septic tanks which serve the property. One
serves both Lodges, whilst the other serves the Hall and
surrounding properties. Both discharge into soakaways.
A detailed plan showing the location of all known water supplies
and foul drainage will be included in the Information Pack.
Easements, Wayleaves and Rights of Way
The property will be sold subject to and with the benefit of all
rights of way either public or private, all easements and other
rights of way whether referred to or not. The public footpaths
and bridleways which cross the Estate are marked on the sale
plan. There is an easement in favour of an adjacent land owner
in respect of a private water supply which emanates from Lot
1 to Bragborough Lodge Farm to the north.
There is an oil pipe line which runs through the north and east
of Lots 4 and 5, which continues through the south west of Lot
1 before leaving the Estate boundary to the north east of
Lot 2. Further details of the pipeline can be obtained from the
Information Pack.
Single Payment Scheme and Grant Schemes
The land is subject to a Countryside Stewardship Scheme
which ends in October 2011. All of the land is in an Entry Level
Stewardship Scheme comprising a total of 259 ha generating
an expected annual payment of £7,775. The Estate has not
been entered into the HLS Scheme but may be eligible for
entry in the future.
A number of areas of woodland on the Estate have also been
entered into the English Woodland Grant Scheme. Please
contact the Vendors’ agents for further information.
The purchaser(s) will be required to take on the existing ELS
and EWGS grant schemes and indemnify the Vendors against
future claims.
Single Payment Scheme entitlements are included within the
sale. The 2011 claim will be retained by the Vendor and the
Vendor agrees to use reasonable endeavours to transfer the
entitlements for future Single Farm Payments to the purchaser(s).
Holdover
Holdover for storage of crops in respect of the grain store
on Lot 1 may be retained by the Vendor until 31st
December 2011. Further details are available from the Vendor’s
agents.
Ingoing Valuation
In addition to the purchase price, the purchaser of each Lot will
be required to pay for any growing crops and cultivations at
cost or market value, whichever is the higher, together with all
other stores including fertilisers and chemicals. In addition,
RMVS and UMVS will be charged at £40 per ha over the arable
cropping area.

The minerals, timber and sporting rights and the rights to work
them, so far as they are owned over the freehold of the
property, are included in the sale.
Overage ClauseThere is an overage clause in place, benefiting a previous
owner, which provides for a 15% uplift arising from any
development value and which we understand applies to parts
of Lots 2, 4, 5 and 6. The overage clause will expire on 22nd

to enter into a Deed of Covenant to adhere to the terms of the
