The houses at Lakeside Road have been designed and constructed to

offer lower running costs. Superior air tightness and enhanced thermal

insulation combine to ensure a home that will be a warm, comfortable

and draught free environment in which to live. High thermal performance

means lower heating bills. Each house achieves an average SAP rating of

83/84 combined with an Energy Efficiency rating of B and Environmental

Impact rating of B.

The houses also include gas fired, under floor heating further reducing

unwanted draughts. Domestic hot water and under floor heating are

provided by a high performance condensing boiler. Power consumption

is also reduced by the provision of 100% low energy LED recessed ceiling

lights designed to enhance the internal design whilst substantially

reducing the cost of lighting. Running costs are also reduced by the

provision of ‘A’ rated kitchen appliances combined with bathrooms

utilising the latest products designed to reduce water consumption.
