INTERNATIONAL COMMUNITY SCHOOL KIRKLAND, WA

NEW K-12 SCHOOL BUILDINGPROJECT DESIGNER, SUSTAINABILITY COORDINATOR

The International Community School (ICS) is a Lake Washington School District choice school housing a K-5 Elementary School as well as a 6-12 choice secondary school. This re-quired developing a site-specific program. My role as Project Designer on this large facility was to sup-port the daily activities of the Project Manager,

produce design renderings and construction documents, manage coordination of structural, mechanical, and electrical consultants, and coordinate project design as related to WSSP criteria. I also selected and coordinated all interior finishes and fixtures.

Page 5: Brianne Tomlin Portfolio July 2014
Page 6: Brianne Tomlin Portfolio July 2014

The school was designed with several goals in mind: to blend into the residential surroundings, to provide a durable facility for the school district, and to create an elegantly designed environment for

students to thrive. In making and coordinating design choices (finishes, fixtures, integrated structural components), it was my goal to focus on simple and timeless solutions with a nod to regional trends.

GREENWOOD RETAIL CENTER SEATTLE, WA

FACADE AND CORE REMODELPROJECT ARCHITECT/PROJECT MANAGER

Greenwood Shopping Center is the cornerstone property of the original Greenwood neighborhood development. Other than several tenant changes, the building had not received any systems, structural, or cosmetic upgrades since the mid 1960s. In

conjunction with a major Bartell Drugs tenant improvement, I managed the full core and shell remodel of this historic property. Work included full envelope up-grades, new HVAC and electrical systems, and upgraded life safety components to accomodate higher occupancy future ten-ants.

The 14,000 s.f. build out used contemporary finishes alongside other styles including victorian and mid-century to not only celebrate the historic qualities of the building but to give the team a one of a kind working environment. I managed this project from schematic design through Construction, coordinated expedited permitting with Seattle DPD, and led the Interior Design, including furniture specification and procurement.

As project manager for this large specialty team space within Seattle’s historic Smith Tower, I was presented with the challenge to blend corporate design standards with a creative collaborative environment. The design goal was to complement an existing adjacent floor build out by creating a special environment through finishes and furniture.

retail remodels project manager, account lead

As Account Lead and main project manager for Bartell Drugs since 2011, I have led the project team for new stores, major remodels and additions, and specialty rebranding efforts for the local retailer.

Typical store size is 15,000 s.f., projects include envelope modifications, storefront/entry additions, cooler and HVAC upgrades, retail finishes, and lighting design.

Specialty projects included facade upgrades with building integrated photovoltaics, permitting and

design coordination of new Growler stations, and nurse clinic additions.

bartell prototype development After the preliminary design was developed, we used the Bellevue Village store addition and remodel as a test case to implement components of the new prototype design. The goal is to combine historical design details that speak to Bartells’ corporate history and a scale that is comfortable for local neighborhoods with a modern retail experience.

Along with managing active retail store projects, I have worked with the Bartell Drugs corporate design and construction team to develop a new corporate store design prototype. We researched historic Bartell locations, new retail strategies, and low maintenance building materials to design a new aesthetic to be implemented in remodels and ground up store locations.

The campus of Bellevue Presbyterian Church has two large buildings, one for worship, one for education, both in need of better utilized space and finishes to enliven the interior environment. We worked with an internal design committee to design space plans along with new furniture and finishes that would create interactive spaces for all areas. Currently developing construction documents.

projects of all scales and collaborating wih other project

managers on their designs. I enjoy finding ways to show

preliminary design ideas to clients in ways that are tangible and

exciting. Examples shown here are my design and

presentation work for the following:

- Blue Sky Church Lobby Remodel

- Bartell Drugs Snohomish Exterior Rebranding

- US BioTek New 20,000 s.f. Office Building

sustainabilityproject coordination - leed, wssp

In addition to Project Management responsibilities, my passion for sustainability led me to champion these efforts on a variety of projects. I helped coordinate LEED Silver (v2.2) certification on a large office building, LEED design strategies including rainwater harvesting on a major core and shell renovation. Also, I integrated WSSP coordination into design responsibilities for K-12 International Community School.

I have also researched and helped implement high efficiency HVAC systems, including Variable Refrigerant Flow (VRF) and Underfloor Air Distribution.

Outside of project-specific efforts, I also streamlined Magellan Architects’ materials library for products with high carbon impact and/or volatile materials.
