Dear Friends,
It’s an Anniversary! New Neighborhoods, Inc. has been creating and improving sustainable neighborhoods for 50 years! It was 1967 when NNI was formed by Pat Marshall and the Council of Churches and Synagogues (now the Interfaith Council) to alleviate Stamford’s critical shortage of affordable housing.
We will be celebrating our anniversary in 2018 with a grand gala “NNI through the Decades”, for which we hope you’ll join us. Please check our website for a save the date for the fall of 2018 as plans unfold.
In addition to celebrating our history, we will be commemorating one of our founders, Pat Marshall, for whom our Marshall Commons project is named. We will also commemorate one of our longtime advocates, Pobie Jonston, who passed away this year at the age of 95. Pobie continued to be active on the Board of NNI’s Belltown Senior Housing apartment complex until just last year. We are grateful for the foresight and actions of both of these strong women.
At our celebration we will also be recognizing the 18 years of extraordinary leadership and vision provided by Ross Burkhart, who in early 2017 retired as longtime CEO. The Board of Directors is actively engaged in a search for our new CEO... for a leader that will continue New Neighborhood’s legacy of being at the forefront of creating sustainable communities and providing strength to our residents to fulfill their dreams. In the meantime, our own Andrell Yarborough, Director of Operations, is very capably fulfilling the role of NNI’s Interim CEO during this transition period.
My letter this year is coming to you in mid-2017 as I share with you that 2016 was as eventful a year for New Neighborhoods as 2017 continues to be.
2016 saw a renewed dedication of our Board of Directors, as Board member involvement increased, Committees reenergized and became more active, cohesive and engaged. Our Board focuses have been on governance and programs and in conjunction with senior staff, have prioritized project development opportunities and fundraising initiatives for the future.
NNI staff has welcomed new senior property management leadership and has instituted enhanced processes to attend to tenant comfort and needs. This, in conjunction with completion of a comprehensive Asset Analysis, is enabling us to accurately and strategically plan and prepare for the asset management of our entire portfolio of properties, insuring our communities remain sustainable, positive environments of which our residents are proud and in which they thrive in their lives and goals.
Among many other accomplishments, NNI renovated the Atlantic, one of our senior housing apartment buildings in Stamford, for which it was awarded the highest level Change Maker Award by Stamford 2030 for a building that promotes sustainability. We also entered a partnership to develop 48 units of housing in Bridgeport that will focus on homeless veterans and other individuals that need help most.
There is much to be proud of in our history (for which we hope you’ll join us in celebration next year) and much reason for optimism for our future! As always, thank you for your past, current, and future support!

Building Communities that Work
2016 - A look Back
As we progress through this transitional leadership period, let us pause to take a quick look at 2016 and how it will influence NNI going forward.
Operationally, we continue to improve the physical appearance & efficiency of our properties which continue to score above average while passing all inspections. “I never worry about NNI with unit inspections, you always pass 1st go around” says Sedrick G, of the City of Norwalk. Our audits and reports were completed in a timely manner and accurate for our investors and auditors. In 2016, our Development and Asset Management division completed renovations to The Atlantic and Stillwater Heights. We realized a total of $865,000 in grants and tax credits. All of this accomplished as we said goodbye to our iconic leader Ross Burkhardt, who is now retired.
Looking to our future, we focused on a new revenue producer. Our Property Management Consulting arm obtained new clients to grow and expand into the consulting business to generate revenue for NNI’s operations and so far we’ve had very positive results. Last year, NNI secured four clients totaling 39 Units that NNI oversees.
Since the beginning of 2016, NNI did a great job in maintaining vacancies at or below 5% on average for the entire portfolio. Property delinquencies have been on a steady decline due to various tools used during the course of 2016. That’s a trend we plan to continue.
We actively branded NNI to engage the communities that we serve. As a result, we have broadened our social media platforms, opening possible grant/funding opportunities. Our annual fundraiser, Jazz on the Rocks, was a smashing event raising more funds and drawing more folks to our fundraiser. As you know in 2017 the event moved forward and went through a brand change.
Our Tenant Advocates continue to outdo themselves, engaging more people in the community than ever before. Our Tenant Advocates have participated in over 150 activities with our properties. And that is what we work for, to serve our tenants, a direction that will propel us forward into the decades to come.
