For the prestigious redevelopmentproject at 21 Dartmouth Street, London, a premium occupant

experience was essential to complement the enviable location. UL, a global safety science leader,announces the acquisition of WintechTesting and Certification, a Telford,

U.K.-based firm that provides testing andcertification services to architects, buildingowners, manufacturers and others across the built environment community. Theacquisition strengthens UL’s expertise in thefield of building envelope evaluation, testingand certification, and offers greater access to global markets.

Wintech Testing and Certification is aprivately-owned firm that offers testing andcertification services to the building envelopemarket. Wintech Testing and Certification’sunique laboratory facilities are among thelargest in the U.K. and are accredited by theUnited Kingdom Accreditation Service(UKAS). Wintech Testing and Certificationalso holds accreditation from UKAS as acertification body operating several schemesinvolving certification of windows, doors,curtain walls, and rainscreen cladding. Managing the varying heatingrequirements of an average family canbe hard enough, but imagine the

headache involved when the heating for 238properties is supplied via a communal, gas-fired,heating system. This is the scenario facing themanagement team of Courtlands Estate inRichmond, Surrey. This is a large, private estatecomprising 11 residential buildings. Of these, halfwere built in the 1930s and retain much of theirdistinctive style, with the remainder beingconstructed in the 1960s. The majority of the flatsare in private ownership on long-term leases whilsta few are retained and managed by the CourtlandsEstate company.

Ken Hassan, Company Secretary, and latterlyEstate Manager, explained more; “The estate has acommunal, gas-fired, heating system which ishoused in four boiler rooms and which serves all ofthe buildings, via a 6" district heating main. Thereare 15 commercial-size boilers, more than twodozen pumps of various sizes, and miles of overground and underground pipework. Theresponsibility of the estate team is to maintainreliable communal services for heating and hotwater, whilst dealing with the concomitant issues ofrepairs and maintenance that arise with plant of ourcomplexity and size.”

In 2009, the maintenance contract for the heatingsystem was put out to tender and the successfulprovider was Southern Maintenance Solutions (UK)Ltd, (SMS). Over the intervening years, SMS hasprovided comprehensive maintenance and servicing

which can be split into three categories:

a) The provision of reliable regular servicing of themajor items of heating plant e.g. boilers, pumpsand burners.

b) Periodic major contract work including thereplacement of ten old boilers.

c) Dealing with service issues, both minor issuesand those that are more urgent – e.g. a plantoutage, where a prompt service response, sevendays a week, is imperative.

Martyn Neves, Operations Manager at SMS,explained more about some of the specific issues thecompany has faced in the last decade. "A site likeCourtlands Estate has two main requirements. Thefirst is when there is a problem with the heating andour main challenge then is often finding the sourceof the problem. The solution is often relativelystraightforward but locating and repairing a fault,say in the pipework, can be difficult, especially if werequire access to several separate flats in order todeal with it. Secondly, as plant and equipment ages,regular and thorough servicing is important tomake sure that it is kept in good conditionthroughout its working life."

Work on a site of this size and nature is requiredthroughout the year, with the core element being aprogramme of scheduled quarterly maintenance."We don’t anticipate refurbishing any of the otherboiler houses in the next few years, but this year wehave a programme of replacing several old, beltdriven pumps with new inverter driven pumps,

which are more efficient and should be moreeconomical to run. We will also be replacing the gasbooster sets in the main boiler plant room togetherwith upgrading one of the two burners, againincreasing efficiency and saving costs," explainedMartyn Neves. "Otherwise we will be carrying outour routine maintenance of all plant rooms,together with water treatment and servicing of theBMS. We'll also be continuously renewing radiatorvalves as and when required."

Ken Hassan said: "Over the years of working withSMS, they have established a good understanding of our heating system. Their regime of regular andthorough maintenance has helped us to provide areliable service to residents, with downtime kept toa minimum, which is very important. We also value their advice and guidance when it comes toconsidering future works; we consider pro-activemaintenance very important, and theirrecommendations about this and plant replacementare always given careful consideration."

Each of the leaseholders on the estate holds ashare in the freehold company that owns andmanages the site. The elected Board of Directorsappoint the staff who run the affairs of the estatefrom the on-site office. “The shareholders want themost cost-effective servicing of the estate’s heatingplant while having the confidence that when theweather turns cold, each and every one of theresidents will be as comfortable as possible in theirown homes. SMS has been able to help the estatemeet these objectives and our satisfaction with theservice they have provided remains very high,”concluded Ken Hassan.

The London Gunnnersbury ParkMuseum is a perfect example of howhigh-performance acoustic solutions

can solve the problem of noise in public andleisure places. As design trends continuetowards minimal furniture and hard surfaces,it becomes increasingly important to reconcileaesthetics with personal comfort.As part of its Heritage Lottery Funded

redevelopment, London’s once-neglectedGunnersbury Park Museum has beentransformed. It now boasts new gallery andlearning spaces as well as a brand-new exhibittelling the stories of local people. A newaddition to the Regency Mansion is thepavilion, originally designed to house boththe catering facilities and horse-drawncarriages that are a large part of the Park’sheritage. When considering its redesign, thearchitects wanted to create a space thatwould provide a hub for the Park. It neededto be a space that emotionally connected withvisitors to the Museum and regular users ofthe Park. With this in mind, the designers decided to

specify Troldtekt panels. With their natural

look and feel and acoustic properties, theywere the ideal solution for the ceiling. It allowed them to use harder surface materials elsewhere to suit the architecture ofthe pavilion. Path Design says, “We needed to

ensure that we addressed what could be arelatively hard interior because of theheavy floors we needed for high trafficcatering and the predominantly glazedelevations. As such, we looked to softenacoustically the space to reduce the

background noise generated by the openkitchen and coffee machines, along with thegeneral noise created by visitors.”Troldtekt panels are commonly specified

Claimed to be the UK’s largestPassivhaus development to date andCamden Council’s largest community

project, Agar Grove Estate is undergoing amajor regeneration, due for completion in2025. It will deliver 493 high-quality homesfor existing residents, with ground floormaisonettes and apartments above with fullwidth balconies. As the project is to Passivhaus standard, the

high levels of insulation mean exceptionallevels of airtightness; and a critical requirementis the avoidance of thermal bridging. Afrequent cause of increased heat and energyloss, condensation and likely mould growth. The risk of thermal bridging is at

connectivity points involving the balconies andparapets. And one of the most effectivecountermeasures is the Isokorb range ofstructural thermal breaks from Schöck. TheIsokorb type used for the balconies hasbeen awarded the “low thermal bridgeconstruction” certificate by the Passivhaus

Institute in Darmstadt and transfers bothnegative moments and positive shear forces. The conventional insulation method for

parapets is to wrap the perimeter of the wall with an insulation barrier. However the Schöck Isokorb designed for parapetsavoids the need for wrapping. It is more cost-effective than conventional wrapping and

its 120mm insulation dramatically reducesheat loss.. Also there is no risk of anyadditional thermal bridging throughbalustrade fixings, it requires no maintenanceand no expensive restoration due towaterproofing problems. In addition to the Isokorb types used at

Agar Grove, the comprehensive Schöck range also offers solutions for concrete-to-steeland steel-to-steel situations. The re-built athletics facilities atHarrow School included an IAAF-standard running track, facilities for

long jump, high jump, discus and all the mainathletics events, plus a water jump for thesteeplechase and an area for the pole vaultevent – a relatively rare feature in UK schoolathletics facilities.Hauraton SPORTFIX components

German architectural office AuerWeber designed the roof structure forthe new indoor swimming pool at

the Sports Centre Cents in Luxembourg. Theceiling was built using extremely longwooden elements, extending up to 23.75metres. This enabled the long-spans and theattractive design of the roof. The key formaking this possible was using fast, light andgreen Kerto LVL (laminated veneer lumber)products produced by Metsä Wood.The suspended floating wooden ceiling was

structured with slim ribs and an aboveaverage web height. The structural design andcalculations were done by Knippers Helbigengineers and the implementation was carriedout by the wood construction companyHolzbau Amann. Use of Metsä Wood’sKerto® LVL Q-panels made the desired roofappearance and the structure possible.The dimensions of the roof are impressive.

The goal of the architecture was to create awooden rib ceiling with deep cassettes with

long spans to create the large spatial volume.The dimensional stability of the Kerto LVLweb was a great advantage here. The structure was produced using the Kerto LVLweb with a height of 1.1 metres and a thickness of only 75 millimetres.Hendrik Pfeffinger, the project manager at

Holzbau Amann, explains “We went beyondstandards for the ratio of thickness and theheight of the beams, so special solutions had to be established which would on the onehand meet the requirements of KnippersHelbig, while conforming to the structuralanalyses and approvals in Luxembourg.” For the implementation of these slim dimensions, the Q-panels were virtuallypredestined for the job thanks to their highload-bearing capacity.The wooden roof elements were

prefabricated at Holzbau Amann’s factoryand delivered by extra-long trucks to theconstruction site. Although the elements arealmost 24 metres in length, their installation

was quick and required only two carpenterson site. The end faces were finished off with end panels to finalise the appearance ofthe roof.

The merger of two educationalinstitutions involved an extensivebuildingproject with conversions of

existing buildings and the construction of anew one.

The newly constructed ‘Building B’ is cladwith approximately 1,800 m2 of perforatedcorten, manufactured and supplied by RMIG.The new building with its eye-catching facadegives the university an architectural identityand visibility in the streetscape and at thesame time provide shade from the sun. Theraw surface of the corten steel facade fits inwell with the raw and edgy part of the citywhere the university is located.

Nordic Brown pre-oxidised copperfrom Aurubis forms part ofthe restrained palette of natural

materials defining the new St John’s PrimarySchool, Ealing, London, designed by Conranand Partners with detailed design byexecutive architects Gibberd.

Conran and Partners’ idea for a new schoolgrew out of their proposals for the ongoingregeneration of Green Man Lane estate. Withan exchange of land, the existing school couldremain operational while a new one wasconstructed. Configured as a three-storeystructure, the new school building sits alongthe site boundary edge, creating a strongstreet form and conveying a mature learningenvironment while giving the school its owndistinct identity.

The entrance is demarcated by a floating,oblique form – clad in Nordic Brown copperwith defined vertical seams – informing thedesign detail throughout. A glazed corner

provides transparency and signifies both themain school entrance and the circulation axisthrough the building. The strong verticalemphasis of the street elevation will set theschool apart from the proposed neighbouringresidential components of the development.

A restrained palette of natural materialshas been selected throughout the new school– from weathered buff brick to the NordicBrown pre-oxidised copper – to reinforce thedesign narratives. These materials providerobustness and warmth, while blendingseamlessly with the material palette of thewider masterplan for Green Man Lane estate.

Nordic Brown products are pre-oxidised at the Aurubis factory to give straightawaythe same oxidised brown surface that otherwise develops over time in the environment. The thickness of the oxide layer determines the colour – either NordicBrown Light or the darker Nordic Brown –and the darkening oxidisation process continues in the natural environment.

Other Nordic Copper surfaces includeNordic Standard ‘mill finish’. Nordic Greenand Nordic Blue are factory-applied patinasdeveloped with properties and colours based on the same brochantite mineralogyfound in natural patinas all over the world.

Essentially, they enable designers to determineboth the colour and intensity of patina foreach project with ‘living’ surfaces: as well asa solid patina colour, other intensities can becreated revealing some of the dark oxidisedbackground material.

Aurubis copper alloys include Nordic Brass– also available pre-weathered – NordicBronze and the innovative Nordic Royal witha long-lasting golden colour.

The new Ram Quarter mixed-use development at the heart of theLondon Borough of Wandsworth is

highlighted by its rooftop cladding of NordicGreen Living 1 pre-patinated copper, reflecting the site’s industrial heritage.

Greenland Group UK, the developer ofRam Quarter, was keen that the site’s materialspecification should help to reflect the historyof the site and deliver high-quality design andlong-term durability.

EPR Architects, the appointed architecturalpractice for the scheme, was tasked with ensuring that the development designcomplemented both the industrial characterof the site and its transformation into aresidential neighbourhood.

Inspired by old copper brewing vessels, thearchitects decided to clad the upper twofloors of the tallest residential buildings inNordic Green Living 1 copper. Adjacent tothe old brewery complex, a playful verticalexpression was added to one of the new

buildings – a nod to the industrial vats thatwere once housed on the site – raised fromthe ground, with softer rounded corners andvertically-ribbed profiled Nordic Greencopper cladding.

In addition to Nordic Green, extensiveNordic Blue and Nordic Turquoise rangeshave been developed. All these surfaces forman integral part of the copper and are notcoatings or paint, and ongoing changes willcontinue over time depending on the localenvironment. As well as the solid patinacolours, ‘living’ surfaces provide variousintensities of patina flecks revealing some ofthe dark oxidised background material.

Other Nordic Copper ranges from Aurubisinclude Nordic Standard ‘mill finish’ andNordic Brown pre-oxidised copper, offeringlighter or darker shades of brown determinedby the thickness of the oxide layer. A widechoice of Nordic Decor mechanically appliedsurface treatments is also available. NordicCopper alloys include Nordic Brass – which

can also be supplied pre-weathered – NordicBronze and the innovative Nordic Royal, analloy of copper with aluminium and zinc,enjoying a rich golden through-colour whichremains very stable.

Excessive rain water has to be removedquickly and reliably from sports fields and competition areas. The

SPORTFIX® drainage channels and other components offered by Hauraton complywith the latest standards and also meet IAAFrequirements. It is essential sports facilitiesare designed and equipped to prevent seriousinjury to sports people if falls or accidentsoccur.

The University College Cork (UCC) hasredeveloped their Mardyke Athletics Track inCork City, Republic of Ireland. The new facility is part of a €10 million budgetincluded a new synthetic eight lane, fullyfloodlit, running track built to the IAAFstandard with an additional 3720 m² (40,000ft²) added to the original arena. The arenanow includes an indoor 60 metre runningtrack, a performance analysis suite, twoadditional gym areas with over 140additional pieces of the latest gym equipmentand three additional fitness studios.

Hauraton SPORTFIX® drainage channelswith aluminium finishing edges were installedaround the perimeter of the IAAF, 400 metretrack and along its straight. A steeple chase water jump kit was also installed plus Hauraton SPORTFIX® Sand traps andsoft edging were installed around the longjump pit.

Experienced South East installer Newview might be best known for itsextensive work on Heathrow’s Quieter

Minimising energy use in buildings, by improving thermal performance of the building

envelope, has become increasingly importantin the drive for sustainability and energyefficiency. And the prevention of thermalbridging is critical with structural attachments such as balconies. Ineffectualinsulation at the connection points meanslocal heat loss, with more energy beingrequired to maintain the internal temperatureof the building. This is an important aspect ofthermal bridging, but there are other issues.Low internal surface temperatures in the areaof the thermal bridge can cause condensation.Leading not only to structural integrityproblems with absorbent materials such asinsulation products or plasterboard, but thepotentially serious occurrence of mouldgrowth. So for any large-scale project involving a variety of different balcony types,the prevention of thermal bridging is particularly important.

Challenging variety of balconytypes One current project with a challenging varietyof balconies is Hendon Waterside in NorthWest London, a mixed tenure development.Situated alongside the Brent Reservoir(known locally as the Welsh Harp after apublic house which used to stand nearby), thescheme involves the regeneration of a 1960shousing estate being built in six phases andscheduled for completion in 2027. Themasterplan will deliver around 2100 newhomes consisting of social, affordable andprivate housing. These are being constructed

in twenty-three blocks, varying in height fromthree to twenty-three storeys – along with animposing tower building of twenty-eightstoreys. Also planned are new public parks, aprimary school, community centre andcommercial space.

Hundreds of Isokorb variants inthe range The many balconies involved vary in theirdesign demands and to ensure that thermalbridging is minimised, Schöck has suppliedover thirteen different product variants.As the leading international supplier ofstructural thermal breaks, Schöck has asolution to practically every connectivitydetail with the hundreds of variants availablein its Isokorb range. Putting the changes in to perspectiveChanges in the Building Regulations haverestricted the use of engineered timber inthe external wall elements over 18m, that iscirca six-storeys. To put the changes in toperspective, we have constructed in excess of50 cross laminated timber projects over thepast 15 years, of which only three would havefelt the impact of the regulatory change anda cost neutral wall solution would have beensimple to implement.

The engineered timber sector by its verynature, is founded on innovation – we arepioneers of sustainable construction and withmodifications, B&K Structures will ensurebuilding highly sustainable CLT structuresover six-storeys is not only possible but alsohighly practical.

The restriction applies to the external walls of residential accommodation, carehomes, hospitals and school dormitories over18m. The rest of the building including internal walls, floors and roof can therefore be formed in CLT. This equates toapproximately 80-90 per cent of the overallstructural frame.

announcement, we have been working inclose collaboration with our supply chainpartners to develop alternative through-wallsolutions that can be implemented with aprimary CLT superstructure.

Our non-combustible unitised wall panelsystems have been developed with leadingindustry supply chain partners. These systemsreplace the cross laminated timber elementsfrom within the external wall line with ahot rolled structural steel carrier frame andnon-combustible SFS infill wall panels,the remainder of the structural frame willbe constructed in CLT, which is totallycompliant with the regulatory changes.

As part of the research and developmentof these compliant solutions, carefulconsideration has been given to the designinterface between the CLT superstructure andthe SFS walling system. The SFS system andassociated connection details have beendesigned to take in to account increased loadcases attracted by traditional brickwork,heavier brick slip systems and balconylocations. Importantly the system is cost andprogramme neutral.

We have been instrumental in the development and growth of the CLT market in the UK, and through continuedcollaboration with our supply chain andindustry stakeholders, this will continue. The latest Building Regulations merelychange the way we construct the externalwalls to residential schemes above 18m. Wewill continue to work with our clients toensure that any new projects are designed anddelivered in accordance with the newBuilding Regulations.

Over the last 10 years CLT has beenemerging as a sustainable and cost-effectivebuilding material of choice and a vitalcomponent in the battle to reduce carbonemissions in the construction sector. We mustconsider the specification of materials whenconstructing large scale developments toensure we minimise the impact on theenvironment, not just for us but for the healthand wellbeing of generations to come.

Mapei products have been specifiedfor a structural repair project at the University of Essex in

Colchester. The Reinforced Concrete framedpodium that provides a link between theuniversity buildings and a roof to the serviceroads at lower ground was partiallydemolished, with the remnants of the podiumbeing reused with a new building structure. In a structural survey commissioned by the

University, and undertaken by engineersMason Navarro Pledge (MNP), it wasconcluded that the second beam requiredstrengthening to support loads that would beapplied in a permanent state due to the heavyuse of the link bridge. The beam showed signsof significant corrosion at the support of theexisting footbridge, and the columns hadareas with steel corrosion and delaminationof concrete due to low concrete cover. Working hand in hand with engineers

and specialist contractors CemplasWaterproofing and Concrete Repairs Ltd,Mapei proposed a complete Concrete Repairand Protection solution in accordance withTR55, Design Guidance for StrengtheningConcrete Structures using Carbon FibreComposite Materials. Cemplas Waterproofing and Concrete

Repairs Ltd completed the works to a verytight schedule thanks to the Fast Track natureof the materials used on site; during the

project, a total of three Mapei systems wereused for concrete repairs, structuralstrengthening and protection.

Concrete Repairs: The concrete was found to be badlydeteriorated in certain areas of the beam, andthe columns had areas where the concrete hadspalled due to corrosion of the reinforcementsteel caused by low concrete cover. Mapeirecommended removing the deterioratedconcrete and then cleaning the steel prior tothe application of Mapefer 1K, a one-component corrosion-inhibiting protectivemortar for the reinforcing steel. The beamwas then repaired with Mapemortar HB R3,a high build thixotropic mortar which can beapplied on vertical and overhead situationswithout formwork to a depth of up to 70mmper layer. The columns were repaired with thestructural rapid-setting, thixotropic fibre-reinforced mortar Planitop Smooth & RepairR4 which can be applied between 3mm and40mm in depth.

Structural Strengthening: After repairing the beam, it was prepared byrounding the corners. An even coat ofMapewrap Primer 1 was applied to theconcrete surface, and whilst still fresh,Mapewrap 31 – the two-component, mediumviscosity epoxy resin was applied. Mapewrap

C UNI-AX HM 600, a high-strength,unidirectional carbon fibre fabric with highmodulus of elasticity, was laid into theMapewrap 31, which impregnated andbonded the fabric. Alternate layers ofMapewrap 31 and Mapewrap C UNI-AXHM 600 were applied until the correct buildup was achieved to meet the Strengtheningdesign. Once the final layer of Mapewrap 31was applied, Quartz sand was broadcasted into the wet resin to provide a key for theprotective covering system to be applied on top.

Protective System: Mapelastic Guard, a protective two-component, flexible cementitious mortar wasapplied to provide an effective protection fora 50-year design life. It was the ideal choicefor the engineer as it protects the concreteagainst the penetration of aggressiveatmospheric agents that can lead tocorrosion, and protects the concrete in areas of low cover as a 2mm coating ofMapelastic Guard corresponds to 30mmconcrete cover. In addition, it helps to protectthe Mapewrap C UNI-AX HM 600, andbecause of its light grey colour gives auniformed concrete appearance, blending therepair into the building.
