GENERAL NOTES
1. Ventilation:A. Attic Ventilation:
Shall have a minimum net free area of 1/150 of the atticarea or 1/300 net area if one half the area is soffit vent andone half is 3 ft. above plate line. Note: with enclosed rafterspaces fIow-thru venting is required with 1" of air spacebetween insulation and roof sheathing. Also 1" air space @soffit vents above insulation.
B. Crawl Space Ventilation:Shall have a minimum net area of 1 square foot for each150 square feet of crawlspace area. 1 vent required within3 feet of each corner. Contractor is responsible forproviding adequate venting, whether or not vents areshown.
2. Windows:Egress windows in sleeping area shall not be more than44" from finished floor to sill and shall have an opening withminimum dimensions 20" wide 24" high with a minimumarea of 5.7 square feet. All glass over 18" wide and within18" of the floor shall comply with impact loads. Sliding glassdoors shall be safety glazed with laminated air temperedglass.
3. Stairways:All stairways shall have a maximum tread rise of 7 " and aminimum tread run of 11". The greatest Riser Height andTread Depth within any flight of stairs shall not excede thesmallest by more than 3/8". Handrails to be 34" MIN - 38"MAX. Minimum headroom to be 6'-8" measured fromnosing.
4. Vapor Barrier:A ground cover of 6 mil (.006") polyethylene or equivalentlapped one foot at each joint and extended up thefoundation wall to at least the outside ground line, isrequired. See radon mitigation sheet A
5. Showers:Showers shall be either one-piece fiberglass stall unites orceramic tile wall to 6ft. above floor minimum and shall beprovided with a water resistant backing. All shower doorsshall be tempered or laminated safety glass or shatterresistant plastic.
6. Fireplaces: (Site built and zero clearance)Fireplaces shall be provided with:
A. Tightly fitting flue dampers, operated with a readilyaccessible manual or approved automatic control.
B. An outside source of combustion air. Minimum duct size tobe six (6) square inches with readily operable damper(outlet must be inside front of firebox). Note: All metal zeroclearance fireplaces shall bear label of nationallyrecognized testing lab on all pieces of assembly. To beinstalled in accordance with label requirements and permanufacturers instructions.
C. Terminate all chimney and flues a minimum of 2ft. above thehighest point of the building within 10ft. of the flue.
7. When Gypsum wallboard is used as a base for tile in tub andshower and water closet areas water-resistant Gypsumbackboard shall be used.
8. Smoke detectors shall receive their primary power from thebuilding wiring.
9. All exit doors shall be provided with a night latch, dead bolt orsecurity chain, provided such devices are openable from theinside without the use of a key or tool and mounted at aheight not exceeding 48" above the finish floor.
10. Safety glass installed in all hazardous locations as per IBC.11. The slope of the fill and cut surfaces should not be less than 2
to 1. All final slope faces should be densified and planted orseeded with appropriate vegetation in order to minimize thepotential for erosion. No water should be allowed to flowfreely over any slope faces.
12. All rockeries should be constructed in conformance with thegeneral guidelines provided by the American RockeryContractor (ARC).
13. All structural fills should be compacted to 95% of theirlaboratory maximum dry density as determined by ATSMD-1557 (Modified Proctor).
14. The contractor is responsible to check the plans and is tonotify the designer of any errors or omissions prior to the startof construction.
14. Written dimensions have precedence over scaled dimensions15. Provide insulation baffles at eave vents between rafters.16. All smoke detectors shall be powered by 110v current,
connected to the house electrical system, interconnect witheach one so that if any one trips they will all sound. Theyshall also have a battery backup and be located in eachbedroom and on each floor level.
17. Porch rails shall have intermediate rails spaced such that asphere 4" in dia. cannot pass through.
18. Provide grounding electrode at electrical service consisting ofa minimum 20' length of 1/2" dia. steel reinforcement offootings. Electrode shall extend 12" min. above the plate line.
19. The maximum amount of water used by new plumbing fixtures:Toilets: 1.6 gallons/flushShower heads: 2.5 gallons/minute
20. In the event of a conflict between pertinent codes andregulations and referenced standards of thesespecifications,the more stringent of provisions shall govern.
21. Structural specifications and drawings for this work have beenprepared in accordance with generally accepted engineeringpractice to meet minimum requirements of the latest editionof the International Building Code w/ WA and City ofVancouver ammendments.
22. Specifications and drawings indicate finished structure. Buildershall be responsible for construction methods, procedures,and conditions (including safety) except as specificallyindicated otherwise in the contract documents.
23. Construction loads shall not overload structure nor shall theybe in excess of design loadings indicated on drawings.Builder shall rigidly adhere to all laws, codes, and ordinanceswhich apply to this work. He shall notify and receiveclarification from owner in writing of any variations betweencontract documents and governing regulations.
24. All manufactured materials, components, fasteners,assemblies, etc., shall be handled and installed inaccordance with manufacturer's instructions and provisions ofapplicable ICC research recommendations, where specificmanufactured products are called for, generic equals whichmeet applicable standards and specifications may be used.

ALL PENETRATIONS AND JOINTS IN CONCRETE SLABS OR OTHER FLOOR SYSTEMS AND WALLS BELOW GRADE SHALL BESEALED BY AN APPROVED SEALANT TO CREATE AN AIR BARRIER TO LIMIT THE MOVEMENT OF SOIL-GAS INTO THE INDOOR AIR.SEALANTS SHALL BE APPROVED BY THE MANUFACTURER FOR THE INTENDED PURPOSE. SEALANT JOINTS SHALL CONFORM TOMANUFACTURER'S SPECIFICATIONS. THE SEALANT SHALL BE PLACED AND TOOLED IN ACCORDANCE WITH MANUFACTURER'SSPECIFICATIONS. THERE SHALL BE NO GAPS OR VOIDS AFTER THE SEALANT HAS CURED.
RADON VENT
ONE CONTINUOUS SEALED PIPE SHALL RUN FROM A POINT WITHIN THE AGGREGATE UNDER EACH CONCRETE SLAB TO A POINTOUTSIDE THE BUILDING. JOINTS AND CONNECTIONS SHALL BE PERMANENTLY GAS TIGHT. THE CONTINUOUS SEALED PIPE SHALLINTERFACE WITH THE AGGREGATE IN THE FOLLOWING MANNER, OR BY OTHER APPROVED EQUAL METHOD. THE PIPE SHALL BEPERMANENTLY CONNECTED TO A "T" WITHIN THE AGGREGATE AREA SO THAT THE TWO END OPENINGS OF THE "T" LIE WITHIN THEAGGREGATE AREA. A MINIMUM OF 5 FEET OF PERFORATED DRAIN PIPE OF 3 INCHES MINIMUM DIAMETER SHALL JOIN TO ANDEXTEND FROM THE "T". THE PERFORATED PIPE SHALL REMAIN IN THE AGGREGATE AREA AND SHALL NOT BE CAPPED AT THEENDS. THE "T" AND ITS PERFORATED PIPE EXTENSIONS SHALL BE LOCATED AT LEAST 5 FEET HORIZONTALLY FROM THE EXTERIORPERIMETER OF THE AGGREGATE AREA.
THE CONTINUOUS SEALED PIPE SHALL TERMINATE NO LESS THAN 12 INCHES ABOVE THE EAVE, AND MORE THAN 10 HORIZONTALFEET FROM A WOODSTOVE OR FIREPLACE CHIMNEY, OR OPERABLE WINDOW. THE CONTINUOUS SEALED PIPE SHALL BE LABELED"RADON VENT." THE LABEL SHALL BE PLACED SO AS TO REMAIN VISIBLE TO AN OCCUPANT.
THE MINIMUM PIPE DIAMETER SHALL BE 3 INCHES UNLESS OTHERWISE APPROVED. ACCEPTABLE SEALED PLASTIC PIPE SHALL BESMOOTH WALLED, AND MAY INCLUDE EITHER PVC SCHEDULE 40 OR ABS SCHEDULE OF EQUIVALENT WALL THICKNESS.
THE ENTIRE SEALED PIPE SYSTEM SHALL BE SLOPED TO DRAIN TO THE SUBSLAB AGGREGATE.

FAN CIRCUIT AND WIRING AND LOCATION
AN AREA FOR LOCATION OF AN IN-LINE FAN SHALL BE PROVIDED. THE LOCATION SHALL BE AS CLOSE AS PRACTICABLE TO THERADON VENT PIPE'S POINT OF EXIT FROM THE BUILDING, OR SHALL BE OUTSIDE THE BUILDING SHELL; AND SHALL BE LOCATED SOTHAT THE FAN AND ALL DOWNSTREAM PIPING IS ISOLATED FROM THE INDOOR AIR. PROVISIONS SHALL BE MADE TO ALLOW FUTUREACTIVATION OF AN INLINE FAN ON THE RADON VENT PIPE WITHOUT THE NEED TO PLACE NEW WIRING.
