ELECTRICAL: The building is rated for a 4,000 amp 208 volt 3 phase incoming service which will provide a capacity of 6 watts per rentable square foot demand load for lighting and tenant power exclusive of base building air HVAC. Tenant electrical power will be sub-metered.

HVAC: The building is provisioned for cooling with (2) 30-ton air cooled units and (2) 15-ton air cooled units per floor with tenant-controlled, variable air volume systems permitting multiple control zones within the demised space. In addition, (3) 30-ton roof-top packaged units servicing the 4th and 5th floors will be installed.

BUILDING PERIMETER HEATING SYSTEM: Perimeter heat is provided throughout the building with steam-fed hydronic piping and cast-iron baseboard radiators.

SPRINKLER SYSTEM: New sprinkler riser installed to fully distribute to tenant spaces.

FIRE ALARM SYSTEM: New low-rise voice fire alarm system is provided.

COMMUNICATION CAPABILITY: Low-voltage closets are located centrally on each floor providing a hub for communication distribution.

PLUMBING: All base building plumbing has been replaced with new systems including domestic water, storm and sanitary.

ELEVATORS:• (2) New 4,000 lbs passenger elevators (7’x5’-9” and 7’-8”x5’-9”)• (1) 7,500 lbs freight elevator

SLAB-TO-SLAB HEIGHTS: • Ground floor: 15’ with 20’ at main lobby, George St. retail, and coffee shop• 2nd & 3rd floors: 16’ • 4th floor: 30’ half the floor, 14’7” half• 5th floor: 15’5”

COLUMN SPACING: Typical column bays are approximately 18’x 21’, with spacing as wide as 70’ x 21’ in parts of the 4th floor.

WINDOWS: Exterior windows are being lowered throughout the building to allow additional natural light into tenant spaces.

ADA: The building is handicap accessible and ADA compliant.
