In 1983 Vicki and Jim Nellis relocated to Virginia with their children Nicole & James due to a military transfer. Jim served as a Navy pilot and worked at the Pentagon and State Department for his final tours, while Vicki established her Real Estate career in Northern Virginia.

Vicki’s passion for people and her ability to understand the needs of consumers quickly gained popularity in the Northern Virginia area. Vicki's career and company grew as her business was blessed with the overwhelming referrals coming in from clients.

In the early 1990’s, Vicki expanded the company by bringing on a team of agents and a full time staff. Jim joined his wife in the family business after retiring from the Navy and became a licensed appraiser. Their son James Nellis and daughter Nicole Nellis-Cockrell along with her husband Keith Cockrell all joined the team to create the ultimate family business.

In 2005, James Nellis expanded The Nellis Group to include serving clients in Washington DC in addition to Northern Virginia. Today, the Nellis Group has grown to include several specialized team members and business divisions.

Getting pre-approved is an essential part and needs to be done before you start looking at homes with a Realtor. The Nellis Group can direct you to one of our team’s advantage lenders. They will get you an interest rate that is typically better than the bank or credit union.

LOCATION...The best way to determine a location is to look at aerial maps. Online maps like Google Maps or Bing Maps can can help you with directions and alert you to busy roads, powerlines, railroad tracks and other items that could impact your home

COMMUNITY...Consider where the home is located. What is within walking distance? What is only a short drive away? While you can find some information online, the best way to learn about the community is to talk to people that live there.

SCHOOLS...School districts play an important role with or without children. If you have children you want to find the best schools for your family. If you do not have children you must consider that if you plan to sell the home in the future this could impact you.

CONVENIENCE...Determining how convenient it is to get from your home to different places is essential. How is the commute? Where is the public transportation? How is the traffic? Is it close to a Metro Station, VRE Station, Slug Line, or Metro Park & Ride?

CRIME...Your safety and that of your family is a very important factor to consider before making an offer on a home. Contact local police, search online crime data, and view the sex offender registry website.

An important part of the research process is determining the

route and duration of your new commute.

Commute Practice Run

We recommend that you commute to work one day from an area where you

are looking to relocate to in order to see how the daily traffic will be. You

may find the commute will eliminate some areas from your home search.

METRO...If you plan to commute using Metro, make sure you know where the nearest station is, how long it will take you to get to the station, and how you will get there (drive, bus, park & ride).

SLUG LINES...The D.C. Metro area is home to a unique way of commuting called Slugging. These are locations where you can wait in line to carpool into the city with another commuter.

VRE...If you are looking at communities a little farther out from Metro range, you should consider finding a home near a Virginia Railway Express (VRE) station.

Now that you know the area you want to live, we can get started on finding a home.

PRICE THE HOME...Our market specialist, who is also a licenced appraiser, will evaluate the home, research the local market and help you figure out the current market price. The goal of this process is to make an accurate offer and safeguard your investment. (Described in detail on page 24)

VIEW HOMES...Our local Realtor Specialist will help you visit homes in your preferred communities. Don’t be surprised if the first home you look at is the one you like the most.

NEGOTIATE AN OFFER...Once we help you determine an offer price, it is time to write an offer on the home. Our expert Realtor will submit the offer and will help you negotiate any counteroffers in order to get you the best terms. (Described in detail on page 25)

CHOOSE A HOME...You may look at one home or you may see several homes. At some point, you will find the house that you can picture yourself living in. This is an exciting moment as you begin the process of purchasing the home.

The Nellis Group mini-market analysis is an in-depth CMA performed by our market specialists. Because they are licensed appraisers, they can estimate the home’s price in the same way as the bank, providing you with a more accurate price estimate.

A typical Realtor will perform a computer generated comparative market analysis. However, this method does not take into account all the necessary factors for obtaining an accurate

If you are looking for homes you probably have gone online to try to find the home’s price. Unfortunately, internet sites aren’t really an accurate estimate of the home and homes are often under or over priced.

Online Estimate (Least Accurate)

Before you determine your offer, the Nellis Group will run a detailed market research and home pricing analysis so you can target the best possible offer price & strategy.

Take a look at the last 5 homes that were sold in the neighborhood. Compare their list price versus their sold price. You will find they generally sell at 95-98% of the list price. This can help you get an approximate figure of what the home you are looking at will sell for in today’s market. (May not be true in every market)

We always recommend a home inspection in order to protect your interests. The inspector will go through the house and accessible areas, both inside and outside, to check for any safety issues. Inspectors will check for problems with the foundation, wiring, pipes, and appliances. A home inspection is NOT the same as an appraisal.

Inspections are designed to protect your investment. Your Realtor Specialist will

be able to discuss with you which inspections will be in your best interest before

During this stage you will meet with your lender to discuss all the details of your final approval. You provide more information about your employment, credit history, banking, and other pertinent information (which is all kept confidential by the lender) and the lender determines if you will be able to remove your financial contingencies

Your lender will perform a credit check on you and order a home appraisal to make sure that they are investing the correct amount of money into a property.

Along with determining if you are going to be able to get the loan, the lender also wants to ensure they are lending you the correct amount of money for the home. To do this the lender will order a home appraisal to make sure they are protecting their own interests in case you default on the loan.

Homeowners/Hazard InsuranceMany buyers choose to purchase homeowner’s insurance in order to protect their

home from any unforeseen circumstances.

This is entirely up to the buyers. A Warranty covers the

home for one year after purchase, leaving the purchaser with

a peace of mind that if anything is mechanically wrong with

their new investment they are protected.

If the home is part of an association, you will review the association rules, regulations, and policies. You have the opportunity to walk away from the contract at no cost if you see any problems.

Title insurance offers protection in case a problem arises in the future with the ownership of the home. Your lender will require you purchase title insurance on the amount of the down payment to protect their interests. We recommend that you purchase additional homeowner protection to protect your interests.

This is money collected by the lender so you are covered with insurance and tax payments for the next time they are collected on the home. The lender is required to pay these bills if you escrow as part of your monthly payment.

Closing costs will vary from transaction to transaction and are dependent upon your lender and the terms of your contract. Your lender will provide you with specific details. Here are some of the bigger costs that occur on settlement day:

Specific fees associated with using a lender (approximately $500-$900)

A “sales tax” for purchasing the home. DC & MD call them recordation fees.

On the day of settlement you will have to pay the closing costs of the transaction. Your lender should have given you an estimate (GFE) ahead of time. If you are using a Nellis Group Advantage Partner, we require them to send you the final numbers 48 hours in advance.
