Two words everyone likes to hear are “welcome home.” For nearly the past four years, Canterbury Woods and Episcopal Church Home & Affiliates have been

working toward the day when we can say those words to the first residents of Canterbury Woods Gates Circle.

Our day is just about here.In the next few days and over the coming weeks, new

life and vibrancy will come to Gates Circle. From the moment we started exploring a potential Canterbury Woods project in Buffalo, we grew more enthusiastic with each day. When we started talking to city residents about the idea, it was clear that their enthusiasm matched our own. When our project was selected by Kaleida Health for the Gates Circle site in 2013, our opportunity to do something historic for older adults in the city of Buffalo became real. That opportunity, and an unwavering commitment to our mission of service, has driven us over the past several years.

It seems like a long time ago that we stood in the lobby of the former hospital to announce this historic project. Yet, the past four years have flown. A project like Canterbury Woods Gates Circle simply does not happen without the vision, leadership, dedication and support of a tremendous team. Most prominent in our effort have been the boards of directors at Canterbury Woods and Episcopal Church Home & Affiliates. To a person, the board members have been unwavering in their commitment to create a project that our community can be proud of, and one that honors the trust the residents of Canterbury Woods Gates Circle have placed in us.

Throughout the planning process, countless project meetings, and lengthy discussions, board leaders like Tom Lunt, Charles Maloney, Mary Lou Rath, and many others

helped keep us focused on our goals and grounded in our mission. Our project team, including Architectural Resources, Lecesse Construction, and many contractors, service providers and consultants made our vision come to life.

Of course, our residents have been integral to the idea that has now become Canterbury Woods Gates Circle. They have worked with us every step of the way to transform a project into a sterling reflection of the new Buffalo and, most important, they have made Canterbury Woods Gates Circle their own.

In this special publication, you will read more about this transformational project. We believe Canterbury Woods Gates Circle is transformational for Buffalo, transformational for the senior care industry, and will be transformational in the lives of many Buffalonians for generations to come.

Like many others, we stood outside in the early morning of October 3, 2015 and watched as the former hospital tower came down, clearing a path for our vision to come to life. We wondered and imagined what it would be like to see Canterbury Woods Gates Circle transform from an idea to an actual piece of the fabric that makes Buffalo such a great city. We don’t have to wonder anymore.

It’s been a long road, but the past four years have only been a prelude of what is to come. The true story of Canterbury Woods Gates Circle remains to be written. That story will come to life in the weeks, months and years to come, written by Buffalonians living in the city where their hearts are and have always been. Living their retirement dreams. Living at Canterbury Woods Gates Circle.

Canterbury Woods Gates Circle has risen from the ground that, for years, was the site of the former Millard Fillmore Hospital tower. On October 3, 2015, the tower came down in a dramatic implosion that captured the community’s imagination. Like its predecessor at the site, Canterbury Woods Gates Circle aims to leave a lasting legacy.

■■ November 18, 2O13: Kaleida Health announces the selection of a development plan for the former Gates Circle hospital site, featuring Canterbury Woods as its signature component.

■■ June 26, 2O14: Canterbury Woods refurbishes 50 Gates Circle and opens a sales and marketing office, including a 1,000-square-foot model apartment at the site.

and clear from many city residents about their passion for the city and their desire to stay in the city,” Wallace explained. “So, we wanted to create for them a distinctly Buffalo location.”

On the outside, the building carves a striking presence on Gates Circle. Natural limestone and brick on the building’s lower floors give way to terra cotta on the upper floors. Abundant windows, as well as outdoor spaces throughout the design, help create a welcoming atmosphere and a connection to the surrounding community.

Inside, an unmatched lifestyle awaits the approximately 75 people

who will live at Canterbury Woods Gates Circle at full capacity.

The ground floor bustles with activity. The great room is the ideal spot for greeting guests and gathering together before a meal or heading out for an evening downtown. Rooms for art, fitness classes and other activities make the space come to life with energy, while a library provides a quiet respite for relaxation and reflection. The dining room and café will surely be hubs for social connectivity, where residents will enjoy gourmet dining with their Canterbury Woods neighbors, family members and guests.

are built in suburban locales with expansive settings, with a variety of amenities located on-site. For example, Canterbury Woods in Williamsville sits on a 62-acre, park-like campus, with approximately 300 residents. In comparison, Canterbury Woods Gates Circle is built on approximately 1.4 acres of land.

“Our goal was to create far more than just a building or an address,” Wallace continued. “We were simultaneously orchestrating an historic second act at one of Buffalo’s best locations, and creating someone’s home – that place where people feel most comfortable.”

While exquisite dining is available on-site, residents at Canterbury

Woods Gates Circle will be just as apt to frequent their favorite city restaurants. The management team at Canterbury Woods Gates Circle has also been working with local merchants to arrange service agreements. Whereas the Williamsville campus has its own on-site fitness facility, residents at Canterbury Woods Gates Circle can take advantage of the fitness center at the nearby Jewish Community Center on Delaware Ave.

“Canterbury Woods Gates Circle was designed to bring a level of city connectivity that is different than a typical suburban CCRC setting,” Wallace said. “We want to highlight the city character and environment. This is a great place to call home.”

LECESSE CONSTRUCTIONThe power of partnership

L ECESSE Construction is no stranger to building on a congested, re-purposed site

and building the new six-story Life Care Community for Canterbury Woods in downtown Buffalo proved to be an exciting and challenging location. This new 59 unit luxury mid-rise consists of 53 one and two-bedroom independent living apartments including 6 penthouse suites. There is a designated guest apartment and 5 assisted living units to accommodate seniors’ aging-in-place. Amenities include a great room, a commercial kitchen with private dining, a library, lounge, wrap around terraces and underground parking all at the site of the former Millard Fillmore Hospital at Gates-Circle. The very footprint of this iconic site dictated our construction methodology and approach with safety being a primary focus.

With over 100 employees on-site for the bulk of this project our team was thrilled to receive two internal safety awards for work at Canterbury Woods. Always mindful of the safety of our people in and around work sites, our project Superintendents were quick to rectify any unsafe conditions discovered during walk-throughs or inspections. Weekly tool box talks discussed in-depth the belief that safety is something that has to be taken care of, not something chosen to be taken care of. We communicated our safety expectations with every subcontractor and employee on-site and we exercised consistency with the enforcement of safety policies. With a considerable amount of high-risk work needed at Canterbury, our project team took additional steps to consult with and utilize a dedicated safety technician. We felt it vital to have additional safety resources on-site almost daily for the first phase of steel erection to ensure that LECESSE and OSHA safety protocol were being meticulously followed. Our team was confident in knowing that our steel subcontractor had even more stringent safety requirements than OSHA Subpart R requirements regarding fall protection tie-off and similar items. We had zero issues with high-risk work and our safety stats proved exceptional at Canterbury.

Recognizing that early decision making is crucial to maximizing budget and overall project success, our preconstruction team worked judiciously to identify, understand and assess key project goals at Canterbury Woods. We practiced a continuous

process of cost control with a focus on accurate documentation and ongoing review. We compiled and successfully utilized a critical path schedule to integrate all construction activities and to drive the project toward completion in an organized and timely manner.

In an effort to maximize the effect of every project dollar spent, we employed a systematic and proactive approach to value engineering. This included identification of alternatives, construction feasibility, considerations relative to labor and material availability, and effect on Canterbury’s project schedule. One solution we successfully implemented was an alternative building façade after the neighborhood association expressed concern with the original design. We opted to go with a challenging but unique combination of three distinct surface sections that transition throughout the building exterior. Following principles of Lean construction, our team established organized crew flows to allow our subcontractors to install in a repetitive transition between the brick, terra-cotta and the metal panel exteriors of the building to keep the project moving forward.

We worked hand-in-hand with Canterbury’s marketing team to make available a spectacular level of high-end customization choices to incoming residents. More than half of the units were personalized and customization choices included selection of paint color, carpet color, flooring type, cabinet color, and cabinet style, cabinet hardware, customized light fixtures, crown molding, wall tile, countertops, granite, and more. Being flexible and responsive to this degree of customization per unit had the potential to add significant time to our already aggressive schedule. Fortunately, a rapid turnaround time with pricing and the utilization of Lean techniques enabled us to procure the personalized selections and get them installed on time.

Early coordination and planning among the mechanical, electrical, plumbing and fire protection trades was pivotal to ensuring that potential roadblocks were resolved ahead of field installation. Together with many talented, committed subcontractors, and through a collaborative and Lean approach, our team was able to successfully navigate the Canterbury site and to maximize reliability of schedule and trade effectiveness. Effective pre-planning and detailed sequencing of work allowed us to maintain an ultra-safe worksite and meet the overall objectives of the project.

The residents of Canterbury Woods Gates Circle are not the only ones who will get a

“Welcome Home” greeting when Buffalo’s newest Continuing Care Retirement Community opens its doors. The $42 million project is also a symbolic and significant homecoming for Canterbury Woods’ parent organization, Episcopal Church Home & Affiliates.

Founded in 1858, Episcopal Church Home & Affiliates has been providing healthcare and related services to the Western New York community for more than 150 years. From its earliest days as an orphanage to its most recent history, which includes senior care, assisted living, skilled nursing and low-income housing, the organization has been part of the lives of thousands of families and individuals. For several generations, that history of service was centered on the city of Buffalo, where Episcopal Church Home & Affiliates served the community from a property on the city’s West Side, until 2007.

“Canterbury Woods Gates Circle truly brings our organization, and our mission, full circle to where Episcopal Church Home & Affiliates began,” said Tom Lunt, a long-time Episcopal Church Home & Affiliates board member and former Canterbury Woods board chairman.

Starting in 1866, Episcopal Church Home & Affiliates served the community in several capacities from a campus on Rhode Island Street. Over the ensuing 140 years, the Rhode Island Street site became a touchstone in the lives of many Buffalo families. Episcopal Church Home & Affiliates operated a nursing home at the site for many years. In addition to skilled nursing care, the campus grew to also include medical and social model adult day care, an adult care home, meal delivery, AIDS/HIV in-home care, respite care, and home health care, among other services. At its peak, the West Side campus employed approximately 550 people and served more than 1,000 residents.

At one point, there was some thought of establishing the original Canterbury Woods at the Rhode Island Street location, before the decision was ultimately made to develop Canterbury Woods in Williamsville.

Then, in 1994, a dramatic change took place that would hang over the Rhode Island Street campus, and the entire Episcopal Church Home & Affiliates organization, for the next two decades.

When the initial plans for a proposed new Peace Bridge were discussed and publicly unveiled, the plans incorporated the Episcopal Church Home property. As the planning and discussions continued, and the possibility of the property

being taken as part of a new bridge project seemed imminent, families began to look at other alternatives for their loved ones’ long-term care options. So began a long, slow decline for the Rhode Island Street site.

“We were physically located in the eye of a storm, but we didn’t know when the storm would hit,” Lunt explained, referring to

protracted talks surrounding a new bridge that, ultimately, never materialized. “The uncertainty connected to the proposed Peace Bridge was an albatross around our neck. The spiritual, emotional and financial stress ultimately became too much to bear at a location that had been our home for 140 years.”

Episcopal Church Home & Affiliates was faced with a double-

edged sword. Lingering talks about a new bridge made it difficult to attract new clients to the West Side campus, and also made the property impossible to sell. In 2005, the organization began the process for closing the campus, and completely ceased all operations at the site in 2007.

All the while, Canterbury Woods, which opened in Williamsville in 1999, became a smashing success, redefining retirement living in Western New York

“We were confident that, if we could bring the Canterbury Woods model to the City, there would be tremendous interest. Our market research had demonstrated that,” said Rob Wallace, president & CEO, Episcopal Church Home & Affiliates. “Yet, organizationally, our hands were very much tied by the lingering issues on the West Side. We needed a solution.”

In 2012, the solution came when New York State agreed to purchase the entire seven-acre West Side property, as part of Governor Andrew Cuomo’s commitment to finally bring activity and development to the area near the Peace Bridge plaza. With the burdens of its former campus lifted after nearly 20 years, Episcopal Church Home & Affiliates was free to fully focus on expanding its mission of service to the people of Western New York.

A year later, Kaleida Health re-issued a Request for Proposals for the development of the former Millard Fillmore Gates Circle hospital site. With interest very strong among potential residents, Episcopal Church Home & Affiliates was part of a proposal that featured Canterbury Woods Gates Circle as its centerpiece. The proposal was selected.

the city’s core while taking advantage of the lifestyle that Canterbury Woods offers, is a landmark opportunity,” Wallace said when the project was announced. “For our part, we believe bringing Canterbury Woods to Gates Circle addresses a need and is in keeping with the important residential history of this beautiful city neighborhood.”

On October 3, 2015, the former hospital tower at the Gates Circle site was brought down with a dramatic implosion. The path was physically cleared for the development of Canterbury Woods Gates Circle to begin. It was a path that would, at long last, lead Episcopal Church Home & Affiliates home, to Buffalo, once again.

When Canterbury Woods opened in Williamsville in 1999, it ushered in a new

era in senior living in Western New York. Canterbury Woods was the first community in the area to offer a Life Care continuum. That continuum of care is a key aspect in what separates a Continuing Care Retirement Community, like Canterbury Woods, from other types of senior living.

While Continuing Care Retirement Communities are popular in many other areas of the country, the concept is still relatively new to New York State. Today, Canterbury Woods is one of only 13 communities to offer a Life Care continuum in New York, and Canterbury Woods Gates Circle will be the first Continuing Care Retirement Community in an urban setting in all of New York State.

Continuing Care Retirement Communities, or CCRCs, offer older adults access to a full spectrum of healthcare services as their individual needs dictate. As a Life Care community, Canterbury Woods guarantees access to these services for its residents, along with cost certainty. Residents choose their living accommodations when they make the decision to become part of the Canterbury Woods community. The Williamsville campus offers a wide mix of patio homes and independent living apartments on its 62-acre setting, while the new Canterbury Woods Gates Circle features 53 independent living apartments in the heart of one of Buffalo’s historic areas.

As a resident’s healthcare needs change, they can access different levels of care across the continuum, including assisted living, respite care, rehabilitation care, memory care, and skilled nursing. All of these services are available to residents of both Canterbury Woods and Canterbury Woods Gates Circle. Assisted living accommodations are provided at both locations. Residents in need of advanced services like memory care and skilled nursing will receive those services at the Williamsville campus.

Unlike other types of senior living communities, residents at Canterbury Woods do not buy, rent or lease anything. Instead, they select a Life Care contract option that best suits their needs. Based on the Life Care contract and apartment type they select, the residents will then pay a one-time entrance fee, a one-time Life Care fee, and an ongoing monthly fee. The monthly fee, which covers things such as dining and other services, follows the resident

being part of a CCRC comes into play,” explained Rob Wallace, Canterbury Woods President & CEO. “As a Life Care community, we are essentially an insurance product. Simply put, in choosing to live at Canterbury Woods, residents know that they will be cared for for the rest of their lives. We offer both healthcare and financial certainty.”

Canterbury Woods, like all CCRCs in New York State, is regulated by both the New York State Department of Health and the New York State Department of Financial Services.

While healthcare and financial questions are sure to be at the top of the list, they are not the only questions residents have prior to moving into a CCRC like Canterbury Woods. For many residents, there is a matter of selling a home and downsizing their belongings.

“Moving to a CCRC is as much an emotional decision as it is a decision based on healthcare or finances,” Wallace said. “During the planning and construction process for Canterbury

Each session focused on a different aspect of the moving process, everything from reviewing the various Life Care contract options to discussions about ‘what do I do with my stuff?’ We wanted to be right there with our residents for every step of their decision.”
