The property had not experienced any significant renovations since the original construction. Community HousingWorks (CHW), a non-profit organization helping people and communities move up in the world through opportunities to own, rent and achieve, purchased the property in 1996. CHW is committed to sustainability and boasts a successful 30-year history as a developer and owner of affordable rental housing in urban, suburban and rural communities across San Diego County. ENERGY UPGRADE DESCRIPTION A wide variety of upgrades were completed to increase the property’s energy efficiency. New cool roofs and roof insulation were added to all buildings. All of the individual apartments were renovated with EnergyStar ® refrigerators and high efficiency dishwashers. Eight domestic hot water units were replaced with new high efficiency water heaters, and heating and cooling equipment was replaced with high performance heat pumps for improved comfort and lower energy bills. BENEFITS OF MULTIFAMILY HOME UPGRADES Overall building energy use was reduced by an estimated 21.6 percent leading to significant energy cost savings for residents and building owners. Energy efficient hot water units replaced older units, and water saving devices were installed to further reduce hot water usage. In addition to improving the comfort and living environment for the residents, the property owner and management team are proud to have contributed to a growing job sector in a clean energy economy. FINANCIAL OVERVIEW The Poway Villas project was an acquisition/rehabilitation project.
