I hope you end the year with family and friends celebrating and planning for a wonderful new year. Our annual HOA Holiday party is set for Sunday, December 6, 2015 from 5:00-8:00 PM. More details can be found in the social committee news & events page. Come out and meet some of the new residents of the community, bring a dessert to share and help with our Santa Paws collection for area animal shelters. Also, we are always looking for volunteers to help plan, decorate, serve or clean up afterwards. If you are interested in helping please email our Social Committee Chair, Charlene Casillas at [email protected] We are reviewing bids for repair of our wall along Twin Valley Drive that collapsed in the October storms. Our infrastructure study completed last spring identified this wall as a potential point of failure. e torrential rains caused the wall to fail into the street. I would like to thank Jesse and his crew that moved several tons of rock out of the road and put up caution tape and cones so that it was easily visible by traffic. We will continue to monitor walls and take appropriate action. is issue also includes a nomination form for anyone who would like to serve the community on the Board of Directors. Please consider serving, it is rewarding in many ways to know what a great job the Cat Mountain Board has done over the years compared to so many neighborhoods who have chosen to subcontract the management to corporations that really don’t care about the community but rather how to grow their revenue. Homeowner’s dues will not increase for 2016. After careful review, the board elected to maintain dues at $47.00 per month. Your new coupon books will arrive in December and if you have direct bank payments, you should make adjustments accordingly. Short term rentals continue to be a problem in the area. Two nearby homes that had been cited for violations many times in the past 4 months are now on the market. e owner has concluded that trying to run a STR2 in this area is a bad business proposition and that it is not good for the neighborhood. Our covenants restrict any short term rental less than 6 months, so we haven’t had a problem in Cat Mountain and don’t anticipate one. Don’t forget you can stay updated on happenings in the neighborhood via our “Cat Mountain Community” Face Book Page or by joining our neighborhood on NEXTDOOR. com. ere is good local information as well as police related information available to you on the site. Currently we have email and phone numbers for less than half the neighborhood. We have had some emergency situations recently that have required us to contact homeowners in an area of the neighborhood but we could not go door to door. It is very important that each homeowner updates Jesse with their current email and phone contact info. Our policy is not to sell or share your information with anyone and it will only be used for HOA business. Again, I would also like to thank Jesse for all his hard work throughout the year! I would like to wish you all a safe and joyous Holiday season. I hope you end the year with family and friends celebrating and planning for a wonderful new year.

Our annual HOA Holiday party is set for Sunday, December 6, 2015 from 5:00-8:00 PM. More details can be found in the social committee news & events page. We are reviewing bids for repair of our wall along Twin Valley Drive that collapsed in the October storms. Currently we have email and phone numbers for less than half the neighborhood. We have had some emergency situations recently that have required us to contact homeowners in an area of the neighborhood but we could not go door to door. It is very important that each homeowner updates Jesse with their current email and phone contact info. Dear Cat Mountain Homeowners:It’s that time of the year again when we reach out to our Association

members to fill the CMHOA Board of Directors positions. We will elect three Directors for two-year terms in February. If you have the time, energy and commitment, please step forward with your nomination. If elected as a Director, you will be helping maintain our property values, keeping our dues low, maintaining our Association’s fiscal health, deepening the community relations we’ve worked hard to create, and meeting the challenges that arise yearly for our Association.

With three of the five Director terms expiring, it’s important to all of us that the Association leadership ensures continuity and uses the momentum it has established over the years to keep things running smoothly. You can help by completing the nomination form in this newsletter and dropping it off at the clubhouse.

Nominees must own a lot in CMHOA (i.e., Travis County Assessor District owner of record). In addition, nominees should be aware that the position of Director is a working one.

The Board appoints, guides, and serves the following standing Committees:

Environmental Control Committee: reviews and approves all new building, landscaping, and exterior repair and maintenance of structures to maintain the aesthetic harmony and monetary value of the community.

Social/Activities Committee: plans and stages a number of community events, including the very popular Summer BBQ and Holiday Party, and the Spring Egg Hunt.

Welcome Committee: contacts new homeowners, arranges an in-home meet and greet, and presents them with a welcome basket. Solicits local businesses and others to contribute discounts and items to the welcome basket.

Communications Committee: develops, writes, and produces the CMHOA Web site (www.catmountainhoa.com), the newsletter, and other communications.

Reserve Committee: reviews and forecasts future financial demands of the Association for the repair and maintenance of all capital assets, including roads and retaining walls and many other capital items.

As you can see, our community needs the best efforts of all those willing to serve. We encourage you to get involved and serve on the Board as a Director or as a Committee member. Your service will ensure that CMHOA continues to be one of the best and most active communities in Austin.

2016 Maintenance Assessment (Homeowners Dues):The 2016 Coupon Books will be sent out in December. The

coupon book is for homeowners that are not using online payment method to pay their homeowner dues. Please help us to reduce the cost of printing and mailing coupon books, if you choose to pay from your bank directly. Please let me know by calling the office or send me an email (at the address above) if you do not want the coupon book.

Note: Homeowners that are now paying online will continue unless they change their payment method.

Walls and Street Repairs:We are currently waiting on bids for wall repairs due to rain

damage on Twin Valley Drive. We are also working with vendors to make street repairs along many of the private roads in the Cat Mountain Villas.

December Manager’s ReportTrees:

We recently trimmed many trees along Twin Valley drive that were overhanging the road. If you see trees that interfere along the sidewalks or roads, please let the manager know.

Dogs:There have been numerous complaints about dogs barking

incessantly late at night after 1:00 AM and between 4:00 to 6:00 AM. If you put your dog outside please monitor them.

Tennis Courts:As the weather cools off, we have a group of players interested

in getting together on Sunday mornings. If you would like to join this group please contact the coordinator Andrew Rochstein at [email protected]. Tennis court keys are available from the manager for a $10 deposit.

Swimming Pool:The end of the swim season is upon us. We planning to do some

minor maintenance around the pool area this winter and it should be in great shape for the spring.

If you see anything in the neighborhood that needs attention or maintenance, please let me know. Pool keys are also available from the manager for a $10 deposit.

WINE SOCIALCat Mountain Residents formed the Cat Mountain “Wine Club”

over 3 years ago for neighbors to get together in a social setting. They are hosted by different neighbors (either at their home or at the clubhouse) with a potluck setting.

The next social is themed “Welcome to America” and is scheduled for Saturday, December 12, 2015 at the home of Laurie Gamble & Michael Ibison in honor of Michael recently receiving his American Citizenship.

SOCIAL COMMITTEE NEWS & EVENTSBOOK CLUB

A reminder that the book club will be meeting Tuesday, December 15, 6:30 PM at the Cat Mountain Clubhouse. The group will be discussing the critically acclaimed novel: If I stay by award-winning, New York Times Best Selling Author Gayle Forman.

They will also have a special readying by Charley Devany, resident Cat Mountain Yogi and HOA member since 2005, who is working on expanding his short plays “EHD” and “All the Weight You Should Not Carry” both of which made it to Best of the Week in recent Frontera Festival short play competition into a full length play. He will read publicly for the first time the third chapter in this personal saga.

TENNIS GROUPWhile the weather is cool, the Cat Mountain Tennis Group will still
